The wrecking balls haven’t arrived yet in Steamboat to tear down Ski time Square, but they're coming. The rumor was that Ski Time Square would be demolished as soon as the ski season ended, but they need to take care of a few things first. Here is the current timeline (as of April 17, 2008): Mid-April—Mid-May: All furniture and reuseable building materials are going to be liquidated and sold. The developers want to recycle as many things as they can. They will salvage cabinets, plumbing materials, solid-core doors, and literally anything in the buildings that has a value to someone. A green privacy fence will go up around the construction site keeping people out. Mid-May-August: All hazardous materials will be abated. There is about 30 truckloads of ceiling texture and a small amount of...

One Steamboat Place in Steamboat Springs, CO will be one of the first new developments finished at the base of the Steamboat Ski Mountain.  It’s going to change the way skiiers walk through Steamboat’s base area.  There will be a new gondola dropping skiers at One Steamboat Place.  It will transport skiers from Wildhorse Meadows and  the Meadows parking lot. When skiers get off the new gondola, they’ll walk through a one acre heated plaza with retail shops and restaurants.   One Steamboat Place will be to your right, and the old gondola will be to your left.   Steamboat Ski School (KVC?  Ticket office? Another department?) will relocate to One Steamboat Place from the previous ground level location in the gondola building. On the slopes, there will be a new pedestrian walk from One Ste...

The Steamboat Springs Real Estate market is holding its own in this national real estate slowdown. If you look at the chart above, you'll see that Steamboat Gross Dollar Volume is down from last year (no surprise, when you consider that we had a record real estate year following the sale of the Steamboat Ski mountain to Intrawest).   However, Steamboat Springs Real Estate sales are up 70% from January, 2006 and up 22% over February, 2006.  The number of sales is down, but prices are up.There are some great buys out there for people who aren't afraid to buck the trend and buy Steamboat Real Estate when everyone else is in wait-and-see mode. These Steamboat properties were reduced today: 2100 square feet Apres Ski Townhome--Reduced 8.5% to $490,000!2 Bedroom Starter Townhome in Whistler V...

The Steamboat Springs Planning Commission voted, 4-1, to recommend approval of Elk River Village.  The approval came in spite of the the difficulty of pedestrian, bicycle and mass transit connections to the site on the north side of U.S. Highway 40, but pointed out the fact that the Yampa River Core Trail is less than a mile away via Curve Plaza on the south side of the highway, a good connections to the city's network of pedestrian and bicycle paths.

The 2007-2008 Steamboat Springs ski season will go down in history as an epic, record breaking year.  Almost 500"of snow fell this season (okay, it was really 489") and it hasn't stopped yet. Can someone just shut the snow off??? It's been great, but now that the mountain is closed, it's time for spring. (Next year, the mountain closes on April 12th, or Easter Sunday.) Intrawest needs lots of time to get started on mountain improvements.  They have a list of things to finish from last year and plenty more to start this year. Some of the plans/rumors going around--in order from the most likely to the most ridiculous-- are (and no, they won't all happen this year if they even happen at all): Widen Main Drag and Boulevard. They need to blast away a few boulders to make this a wider, gentle...

Did you hear the one about the tourist who wanted to know where he could get one of those pretty red pine trees to take back home? If you haven’t heard it, you don’t live in Colorado. Colorado is being infested with mountain pine beetles that turn lodgepole pines from a healthy green to a pretty red (as they die) to a ugly brown stump. Fortunately, the beetles only like lodgepole pines. The bad news is that Colorado is full of them. Since the beetles began eating their way through Colorado in 1996, over 1.5 million acres of trees have been infested. In five more years, the beetles will kill another 6 million acres. It’s not just Colorado seeing millions of acres of pines destroyed. Wyoming, South Dakota, Washington, Oregon, Utah, Montana and Idaho, and Canada will also lose their lodge...

The Yampa Valley Housing Authority is seeking approval from the city of Steamboat Springs tonight for at least 34 deed restricted affordable housing units. Elk River Village could be built on just over 10 acres along Routt County Road 129 with the potential of 54 multifamily condos in four 12 unit buildings, one six unit building and an additional 13 single family lots for 900 square foot homes with the option to add decks, car ports and second levels.  Although Elk River Village is currently zoned for commercial uses, the developer will show the planning commission how this project will benefit the public and that it satisfies the requirements of 6 acres of open space and the minimum of 34 deed restricted units. Elk River Village also meets other goals; it's within a large number of e...

Climbing Wall In Steamboat Springs Middle School  Lots of fundraising and planning by Steamboat Springs Middle School (SSMS) outdoor education program Everything Outdoor Steamboat finally replaced the old climbing wall (a plywood structure built in 1994) and unveiled a new climbing wall. The realistic climbing wall, includes many tricky formations and an overhang, is more than 30 feet above ground in the schools main entrance and constructed of a steel structure with scraped concrete. It's outfitted with 3 auto-belay systems that suspend ropes from the top of the wall to allow students to safely climb without needing belaying on the ground. Students are lowered slowly to the ground through tension on the ropes when they fall, thus no mechanical failure which meets insurance requirements...

The Bud Werner Library is one of the reasons Steamboat Springs is such a great place to live. It is located along the Yampa River where kayakers practice and kids and dogs like to swim in the summer.  Unofficially, I've heard 85% of the county uses the library at one time or another each year. The staff at the library makes it super convenient to return books--it even has a book drop at City Market. In 2005, Steamboat Springs' voters approved an $11 million+ Bud Werner Library expansion. Here's what the new and improved Bud Werner Library will include: 32,900 square feet (increased ferom 9,500 sq. ft. in the old library)improved children’s and teen libraries,an outdoor reading deck overlooking the Yampa River, more floor space for more stacks of books.a ...

Last year when prices were rising 5% a month, we had more buyers lined up than there were properties available. People thought nothing of upping their offers by 5-15% or more over the asking price just to get a property. People were clamoring to get overpriced listings. Now that prices have stabilized or (in some cases) even decreased, people are waiting on the sidelines. Where is the sense in that? If you do not have to sell another property to buy Steamboat Springs real estate, now is a perfect time to buy. Right now, there are 1450 active real estate listings in Routt County, which includes Stagecoach, Hayden, North Routt, Steamboat Springs, and a few properties in Grand County and Craig. Only 301 properties are pending. We have more inventory than buyers, and low interest rates to b...

Steamboat 700 is the new development in Steamboat Springs that could bring over 2000 homes to Steamboat over the next 20 years.  Danny Mulcahy has been talking to groups about what is planned and how it’s going to affect Steamboat real estate.  Here are some of the highlights: 81% of lots will be less than 8,000 square feet.  “New Urbanism” is the buzzword for clustering homes and getting people to use sidewalks, not cars. There will (most likely) be a grocery store much to the relief of West Steamboat residents.  It will be accessible from US 40 and not in the middle of Steamboat 700 to get the ‘roofs’ needed for success.    Out of the 700 acres, over 200 will be open space.   There are natural areas and parks clustered throughout Steamboat 700.  (Out of the 700, only 360 acres are bui...

It's official. The snowfall we've had in Steamboat Springs is more snow than any other year on record. (Or since they started manipulating the numbers, but more on that later.) The mountain officially posted 450" of snow on Mt. Werner--almost 38 feet of snow for the year! The skiing has been incredible with powder days blurring into one another. Ten inches one day, eight the next...it was easy to start getting jaded about snow. People even started doing the Cardinal Sin of the Ski Industry--talking about wishing the snow would melt. Blasphemy! It's hard to believe around Thanksgiving I was hiking up on the mountain with my friend Janette and we walked up to the new Christie Peak Express upper terminal with sneakers on. There literally was no snow except for the man-made stuff the new sn...

One trend driving the sales of large fractional properties like The Porches is the need for multigenerational gathering places where families can all meet and vacation together in great locations (like Steamboat Springs, CO)while staying in luxury surroundings. Private homes in towns across the US are not designed for entertaining multigenerational families like The Porches are designed for it.  The Porches in Steamboat Springs, CO are designed for families.  The kids all sleep in the bunk room which sleeps eight, the teenagers play pool on the lower level in front of the big screen tv, the grandparents have a bedroom suite on the main level, and the adult children can head to the hot tub to soak away their sore ski muscles. They are large enough to give everyone private spaces while a...
