Coming to Steamboat Springs this time of year is fabulous.  The weather was in the mid-70's to 80 degrees, less visitors and less traffic, especially during the week.  There were still tourists, just not as many as they saw over the Holiday weekend. I like to walk the shops downtown and see all the unique things - and this was one of them.   It was at a gallery, which I thought was fitting. The gondolas were not running today, nor were many shops open in the Village at the base of the ski resort.  I went into the Steamboat Grand Hotel just to walk around, and Liv Sotheby's had an office, and a rack of properties in the hotel available.   The highest was $829,000 for full ownership of a 3 bedroom/4 bathroom unit with 2673 sf.   That really wasn't that bad, thinking of how much our condo...

I love making last minute plans and go somewhere, OK anywhere.   Especially this year, when vacation plans were canceled.    The other day I noticed 4 days free (well, had to move one thing), so I had been thinking of going to Steamboat Springs to get away.    Had not been for years, and just far enough away, but not so far.   The only hazard was - there is a wildfire just to the north of the town, causing some air quality issues, and a bit smoky.  BUT, so was Denver. This was Fish Creek Falls about 5 minutes out of town.   Gorgeous day, and a beautiful waterfall.

I've used video for years now to market my listings and market myself.  I can emphatically say video works. Not only does video have the capacity to elicit more emotions in a buyer than a photo but you can really tell the story and get buyers emotionally attracted to your listings. Time and time again my properties draw more attention than a listing with some bad photos and a sign. Get with it gang – it’s worth every dollar spent.  Plus, it's content for marketing in SOCIAL MEDIA.

When you think of flooding, images of rivers breaking levees and cars submerged in water come to mind. But what many people don’t realize is that everyone is at risk of snow melt spring flooding, even if you don’t live near a body of water.Yampa River Flooding in Steamboat Springs, ColoradoWe have a lot of snow in Steamboat Springs, Colorado. Spring in the mountains is unpredictable – warmer sunny weather mixed with snow, sleet and rain; a perfect cocktail for flooding in Steamboat Springs. The frozen ground is slowly thawing but the rapidly melting snow and rain cannot be absorbed so creates runoff. Storm drains are often backed up, water levels are rising and streams are flowing fast. It only takes a few inches of water to cause thousands of dollars worth of damage. And in addition to...

What Makes a Great KitchenThe hub of any home is undoubtedly the kitchen. Used for far more than just meal preparation, today's kitchen serves as a gathering space, a work space, a relaxation space, the place where multiple cooks and helpers work together and a hospitality hub. Because of its multiple uses, good design is critical in order for this, the heart of the home, to be both functional and aesthetically pleasing.  4 things that make this a great kitchen:                      1.  Open and brightA great kitchen offers open space, not only for more than one person to be able to work together in the same room, but for guests to be able to gather around. Likewise, it is nice for the kitchen to open up to other rooms in the home so that the cook is not separated from others every tim...
