Time to Winterize for Southern Colorado homes on acreage We had our first frost and I was reminded of the fall chores we need to do to prepare for winter for those of us who have a home or cabin outside of town. Protect your well pump if it is not one of the new, submersible pumps. If it is not insulated, do that now. Some folks use heat tape or a light bulb to keep heat in the pump house. Hose Bibs. If they are not frost free, buy bib protectors at your local hardware store. They fit right on top of the hose bib. Turn off the water line to the bibs.  If you have single glaze windows, either put up your storm windows or put plastic on the inside of the window. Outside water or stock tanks. Salida Colorado is Horse Friendly: Victory Hill Training Center Many folks are drawn to this area because of the white water. Others because of the premier fly fishing, hiking, mountain biking and downhill skiing. There is another group. The horse people. There is an active horse community in Salida that trail rides, ropes, competes in various horse events, trains, and knows how to have a good time on a horse. When I moved here, I brought Rio, my quarter horse and heard that Victory Hill Training Center also boards. I could not have made a better choice. Salida Colorado Realtor Taking time after hours to "Clothes" the sale I work with Micheal Ramsey, my partner, buyer specialist and husband. We make a great team. Preparing your home for sale in and around Salida Colorado   What are some of the tried and true ways to get your home ready to sell?  It depends. Are you in town with a small lot? Out of town with large acreage? We will help with both. Declutter. Make sure the top of your refridgerator has nothing on it, take off magnets etc from all metal surfaces. Try to have almost nothing on countertops. Do some rooms have too much furniture? If so, it makes the rooms look small so store some pieces. Salida Colorado Yelp Review of the Week: Amicas Pizza and Microbrew   Amica's Pizza is popular with both locals and folks from out of town or out of state. It is one of our favorite places to eat. Their microbrew is sold there and around town and is excellent, as is their selection of wine. If you want a taste of something unusual, ask for a bottle of their green chili beer.   Country Bounty Restaurant: Salida Colorado Yelp Review of the Week   The Country Bounty Restaurant is located at 413 W HWY 50, Salida CO 81021. It is more than a mom and pop local restaurant. They serve locally roasted coffee, micro beers brewed locally, and great food prepared with local ingredients. My favorite is to eat breakfast there... varied and awesome. Salida Colorado Home Prices for October 31, 2013 Salida Residential market activity is comprised of two distinct types of homes... those in town and those in the surrounding areas. Therefore, we divide them into two categories, homes with acreage (HWA) refer to homes that are sitting on an acre or more and residential (RES)  are generally homes in town...sitting on less than an acre.              Market Activity. This month, we have 214 residential homes  and 125 homes with acreage for sale. That number has changed. It used to be almost 50/50. Many more people are listing their homes in town. Cotopaxi Colorado versus Salida Colorado Market Reports Cotopaxi Colorado, a small community about 24 miles southeast of Salida and 1000 feet lower, is our best kept secret. Prices are lower, the surroundings are more high desert than alpine and both Salida and Cotopaxi are beautiful. As you can see from the first graph, Cotopaxi home prices are significantly lower than Salida. For more about Cotopaxi, click on Cotopaxi Colorado, a charming area southeast of Salida. Cotopaxi has fewer homes and acreage to choose from, compared to Salida. I love the fact that this area has a total of 2 homes for sale without acreage! Real Estate in Salida Colorado compared to Buena Vista Colorado   In Chaffee County, our only 2 towns with populations over 1000 are Buena Vista and Salida, about 26 miles apart. Both are in the Arkansas Valley. Both are close to hiking, skiing, fishing white water opportunities and mountain biking.   Salida Colorado has a population of about 5500 and Buena Vista stands at about 3200. Salida's elevation is around 7000 where Buena Vista is 1000 feet higher.   Each has a charming downtown area. Salida has 39 restaurants and 27 motels. Buena Vista has 21 restaurants and 16 motels. Colorado Rockies and Dog Exuberance: What a match!   This time of year where we are in the Colorado Rocky mountains, our dogs have a plethora of places to play. They can leap and cavort in the snow or race around on no snow, depending on your elevation.   I have attached photos to get at the energy of January Dog Hiking in  Salida Colorado.   We hiked today just 15 minutes from town and my dog Jack found lots of snow. This area is about 1000 feet higher than Salida. The dogs played for 1 1/2 hours. Two hours later, my son Taylor took them out again to an area just SE of here and about 1000 feet lower. Homes with Acreage: Our Strong Suit in Salida Colorado   Because of the natural terrain and the lifestyle of many who move here, many built homes out of town on acreage. New Year's Eve in Salida Colorado New years eve in Salida Colorado is festive time of year. As the New York Times put it, we have the "The Outdoors Life With No Attitude" (December 2008. So of course, we focus our celebrations with heavy emphasis on the outdoors.   We have hit the jackpot or should I say Snowpot this year. Monarch Mountain, 20 minutes outside Salida Colorado has 93" of snow today, 12 of which fell in the last 24 hours.
