The City of Louisville will sponsor the second annual John Breaux cleanup day Saturday, April 24.   Residents are encouraged to be like John and take time to get on a bike or walk through the community and pick up trash.   Trash bags are available at City Hall, 749 Main Street; at the public library, 951 Spruce Street; and at the Recreation Center,990 W. Via Appia.   Residents may leave their full bags at any city park trash bin for collection.  Residents can also joint the Horticulture and Forestry Advisory Board at 10 a.m. for a tree plating at the John Breaux Memorial Plaza at Front and Spruce Streets in Old Town Louisville.

Mesa Point, Louisville, CO, is a quiet residential neighborhood north of South Boulder Road and just east of Washington. Characteristic of the subdivision are architecturally-interesting, single family residences with plenty of yard space.  Mesa Point does not have an HOA.  Many homes in Mesa Point have great views of the continental divide and Longs Peak.  All are close to open space and trails owned by both the City of Louisville and the City of Lafayette.  Mesa Point is also just a hop away from Main St. and a number of grocery and shopping centers. Continental View Estates subdivision in Louisville, CO:  the name says it all.  This subdivision of beautiful homes is perched on the edge of Davidson Mesa, overlooking Boulder, the Flatirons, with breathtaking views of the Indian Peaks. Likely because of its prime location just 5-10 minutes from Boulder, there is little turnover in this highly-desirable Louisville neighborhood.  Only two homes in this subdivision were sold in 2009, and as of the writing of this blog post, there are only two properties on the market:  937 W. Welcome to March 2010!  As we see intermittent signs of spring in Louisville, CO, I've been getting lots of questions from potential home sellers about what the overall market in Louisville looks like inventory-wise.  Here's my breakdown of what's going on: There are currently 85 active single-family, detached homes listed in Louisville right now, ranging from $229,000 to $1,295,000.  Of those 85, 14 have offers and are taking backup offers.  There are 4 homes with sales pending.  Since January 1, 17 homes have closed sales.  The average number of days on market for those 17 homes which have sold in 2010 is 101.  The shortest number of days on market was 3 (!), and the longest was 255. On the attached dwelling front, there are 24 active properties listed right now, ranging from $89,900...

Passing along an announcement from Boulder County Parks and Open Space Boulder County Parks and Open Space will be hosting a Public Meeting for the Mountain View Egg Farm Trail Master Plan on March 1, 2010, at 7pm at the Lafayette Public Library, 775 West Baseline Road. The purpose of the Mountain View Egg Farm Trail Master Plan is to create an appropriate alignment for this section of the Coal Creek Trail, which is planned to connect Louisville to Erie. For the past year or so, new homes have been slowly being raised in the Copper Hill subdivision, which spans the southeast and southwest corners of the intersection of South Boulder Road and McCaslin in Louisville.  Being the curious type, I decided to look into what was happening in this new subdivision.   Copper Hill is a subdivision consisting of 9 “estate-sized” lots.  Poking around on the MLS, I discovered that of the nine lots, two have sold (lots 4 and 5, the ones currently with homes on them), two are under contract, and the remaining five are still on the market.  The unsold and pending lots range in price from $369,500 to $450,000.  One of the vacant lots (lot 9, on the east side of McCaslin), is listed at $995,000, apparently including a home with 3021 finished square feet. ...

  Mesa Village is a hidden jewel located in the northwestern corner of Louisville.  Because of its tucked-away location near the Louisville Reservoir and expanses of open space, few in Louisville know about this neighborhood.  However, those that live there never want to leave!  Since 2005, there have only been 8 sales (out of a total 24 units).  Homes in Mesa Village are unique and architecturally interesting, blurring the line between a traditional detached home and town home.  The best description of these homes is a series of duplexes, as each home shares one wall with its neighbor.  I like these homes in particular because they have a smaller impact on the land because of their density, while still having large square footage.  Each house has a 2-car garage and a private backyard. ...

Now that 2009 has drawn to a close, we're seeing numerous reports on how the local real estate market has fared compared to 2008.  We've crunched the numbers here at Mock Realty, and the news is that Louisville could have fared a lot worse, fortunately.  In fact, one area of the market, attached dwellings (such as condos and townhomes) actually saw an increase in the number of properties sold, although there was a slight drop in sales price.  Here are the numbers: Residential Properties In 2008, there were 206 sales, with a median sales price of $335,000.  2009 had nearly identical numbers, with 203 sales having the same median price of $335,000. For a town of its relatively small size, Louisville offers a myriad of programs for families and youth.  One of these programs is "Nite at the Rec."  The rec center opens its doors on various Friday evenings with themed nights for kids in the 3rd through 7th grades (if I were still a kid, I might not find "Superhero Nite" [1/22] my cup of tea, but I might reconsider for "Hawaiian Nite" [4/16]!).  Nite at the Rec lasts from 7:00 to 10:30, costs $10 (way cheaper than a babysitter!) and involves sports tournaments, swimming, DJ music, and other pre-teen fun.  Moms and Dads - sounds like the perfect opportunity to plan some date nights!
