I called my go to home inspector yesterday to set up an appointment for an inspection. It was a rush job as usual. I have been using him for years. He has always been able to accommodate my clients. He said no to a certain date. I had a hard time getting a spot on his calendar. He told me that he had the busiest week of his carer last week. That is very good news for him! Little indicators that the market are coming back are everywhere. I have arrived at a property to have an agent and their buyers still looking.  It is hard to get a reasonable time at the title company.  Foreclosures are slowing down Bargains are under contract in a week. Realtors are in good moods. I have had lots of showings on my listings.  Grand Junction real estate is on the move again. Yea!

Garage sales in Grand Junction can be a great way to get rid of clutter — and earn a little extra cash — before you sell your home. But make sure the timing is right. Garage sales can take on a life of their own, and it might not be the best use of your energy right before putting your home on the market. Follow these tips for a successful sale.   1. Don’t wait until the last minute. You don’t want to be scrambling to hold a garage sale the week before an open house. Depending on how long you’ve lived in the home and how much stuff you have to sell, planning a garage sale can demand a lot of time and energy.   2. See if neighbors want to join in. You can turn your garage sale into a block-wide event and lure more shoppers if you team up with neighbors.   3. Schedule the sale. Sales on S...

Banks these days are very demanding. For a borrower they want your right and left arm and the first born. Give them what they want and you are on your way to home ownership. Balk and you are going to be homeless.  Short sales demand even more paperwork. Give the bank what they ask for even if they have it. I work with lots of banks. They ask for the same information today that I sent yesterday. I happily send it. It is only a click of the mouse or a sent fax. In the end you must do what the demand. If you can't baffle them with brilliance baffle them with paperwork.

Have you recently been hearing people chatting about the great bank owned and foreclosure deals that are out there but can't quite seem to get a grasp on where to find em?  It's actually very simple. When a home is going to foreclosure it will first show up on the public auction list.  Not too many homes sell in this phase of the foreclosure process as buyers must have the funds available to purchase the home by 1pm the day of the auction.  When the house fails to sell at public auction, it then returns to the lender and becomes bank owned real estate or REO.  These are then re-listed with a real estate agent on the MLS.  This is where most buyers find these great deals and you can too.  As a real estate agent, I have several tools at my disposal.  I can create a current list of foreclo...

As we all get ready for the start of summer with the first 3 day weekend, Let us not forget what this weekend is all about. There are all kinds of stories as when Memorial Day started, but there is no doubt it was started as a time to remember all the fallen soldiers that fought for our freedom. I recently returned from a trip to our Nation’s Capital for the National Association of Realtors meetings, and was awe inspired and very humbled while standing in the WW II Memorial. Having not served in our military, I found my eyes filled with tears thinking about all the people that lost their lives to protect our freedoms and the things that I know I sometimes take for granted. So I ask that in all the fun in the sun this weekend and the great backyard BBQ's we take a moment even in our ow...

I am sitting on an airplane writing this blog. Real estate follows me everywhere! I am listening to two men next to me talking about purchasing real estate. They are both moving to other states. Ironic! I admit I have been eavesdropping. They have been talking about their buying experience and the process of long distance house hunting. My ears perked at the sound of buyer talk. One is having good luck with his Realtor (we will call the buyer John). He apparently has a seasoned realtor helping him with his search (we will call him Fred). John is very excited about meeting Fred and finding a house. Fred sends him listings everyday by email. (John has been looking at property on line at Realtor.com) From maps and school data Fred sent him, John has derived the part of town is best suited ...

ACCORDING TO THE NATIONAL ASSOCIATION OF REALTORS, THE U.S. REAL ESTATE MARKET IS ON THE PATH TO RECOVERY.  IT IS PREDICTED THAT WE WILL SEE A SLIGHT CLIMB IN VALUES IN THE 1ST QUARTER OF 2010. Here's why: Existing home sales rose over 7% between October and November of 2009 which represents the largest number of sales in the past 33 months.  The sales volume was up 44% higher in November 2009 then it was in November 2008. Inventory levels have dropped to nearly 50% of what they were a year ago. THE PAST FEW MONTHS HAVE PROVED TO BE INDICATIVE OF A MARKET REBOUND BUT THAT IS NOT THE ONLY REASON WHY BUYING NOW INSTEAD OF WAITING COULD ACTUALLY SAVE YOU MONEY.  Here's why: INTEREST RATES ARE STILL LOW - The Feds will cease buying mortgage backed securities after the 1st qtr of 2010 which...

Most people don't understand what a contingency really means.  To most, a contingnecy means that something will happen after something else happens.  While that is true, there's more to it.  What contingency really means is that something will happen after AND ONLY IF something else happens.  It is a CHANCE that something will happen.  Most contracts will simply become void if the contingency doesn't occur, which is sometimes not evident until closing day!  This is usually the case in a contract that is contingent upon the buyer's current home closing.   But contingencies can be so much more than a home closing.  Contracts can be contingent upon the buyer receiving a job offer, the successful relocation of the buyer to the home's area, the buyer receiving an anticipated inheritance or o...

Staging in a buyers market is very important. You are now having buyers looking at a larger inventory of homes for sell; your house needs to be that step above the homes that are its comparable. It is about what they remember about your house, the floor plan, smells, lighting, clutter, and condition. We at Peak Home Design & Staging take your home and address all of these factors and more. Sellers as homeowners are somewhat jaded, because the seller liked their home or they would not of purchased it. Get more eyes, the seller may need to ask a friends or family over and let them look at the selling home as if they were going to purchase the house for them self's. Be open to issues they see, listen, then address them. Correcting concerns before a buyer showing, can make your home selli...

I got a call the other day from someone who was reading my blog and asking about Asbestos in Mesa County. When buying a new home this is something to consider and there are radon inspectors just for this purpose. Asbestos (or Mill Tailings) has a history here in the Grand Valley that not everyone is aware of. While some of the homes were remedied of asbestos in the early 80's there are some homes that still have it. Also, for those folks out there that don't think you need to worry about it in the newer homes. Have I got news for you, last year a brand new home tested with higher than normal levels of radon. The stemwall foundation needed more ventilation and the radon was coming up through the crawl space. Luckily this was easy to fix. For those of you who don't know what asbestos is, ...
