Woodmen Hills is located just east of Colorado Springs, Colorado. This neighborhood consists of primarily single-family homes on larger lots. The neighborhood offers community centers complete with gymnasiums, fitness centers, swimming pools, and daycare.Woodmen Hills is in the Falcon School District #49 attendance area. As a real estate agent living in Falcon, Co I often run into a lot of misunderstanding about this wonderful area, just North East of Colorado Springs. What is Falcon? Falcon is an unincorporated area in El Paso County. From days long gone Falcon was one of the many stops for the railroad. Traveling along Highway 24 you will find little communities spaced around 9 miles apart. These were the watering stops for the steam engines. The confusion comes mostly from the fact that when you want to send mail to any of the addresses, you have to address it to Peyton. Peyton is a little town just 9 miles North of Falcon.  People who want to buy a home in or around Colorado Springs, often skip Falcon, because it's considered too far East. Market Snapshot of Falcon North, what has sold by floor plan. The question is to Ranch or to 2-story.  What has sold faster.  This question arises as you think about buying.  You think, "will this sell down the road?"  Well let's look at the numbers. Total Solds in Falcon North since April 30th, 2010. 130 total homes  Total 2 story homes in Falcon North since April 30th, 2010, 66 total homes And lastly the number of Ranch homes sold since April 30th, 2010 in Falcon North.   Ok, so what can we take away from this data? 1. 2 stories hold a slight edge in total homes sold.  But this is a snapshot in time.  And being a newer neighborhood/community tri-levels and bi-levels are harder to come by.  However these 2 floor plans do represent 96% of the floor plans sold.  So don't request a tri-le...

  My buyers called me all excited about a home listed in a certain area they want that didn't have the usual HOA fees.  I read the listing sheet and sure enough no where on the listing is a monthly fee mentioned.  Now I'm very familiar with this area and I know the homeowners pay $142 a month which includes their water fee and access to a recreational center that is managed by the district.    My first call is to the agent to find out if maybe they have won the lottery and managed to list a home exempt from the fees in this area.  Sure enough they claim there is no HOA, and no fee that they are aware of.  Now some buyer's agents might stop there and take the word of the listing agent.  But I go with my gut and my gut instinct told me to dig deeper.    The next call was to the water mana...

Sometimes fate just works in your favor when showing homes to buyers. An area that usually has 40 knot winds has a calm day.  A neighborhood downwind of a cattle ranch has the wind blowing just the right way.  A herd of elk decide to pick that hour to meander through.  It's stuff we as Realtors could never plan but are so grateful when it happens.   I recently was showing homes to my buyers in an area just east of Colorado Springs called Falcon.  Many city dwellers get hives the minute they leave the edge of town but these folks are venturing east for a taste of the openness and larger lots, usually ½ an acre to 5 acres.  The wife is sold and is now trying to convince hubby of the perks of living in this one particular area.  He's a show me kind of guy.  As we are following each other f...

In a year where we hear a lot about layoffs, downsizing, etc. it was very exciting to hear that the Pikes Peak Library District is breaking ground on a new library.  The High Prairie Branch Library, which will be located in Falcon Colorado, is projected to open next summer. High Prairie will be located at U.S. Highway 24 and Meridian Road.  With 6,000 square-feet, the library will offer meeting rooms as well as great reading material for adults and kids.    If you happen to bank or see a Farmers State Bank, make a point to go in and thank them for donating the land for the new library. Falcon Colorado is located 20 minutes Northeast of Colorado Springs near the intersection of Hwy 24 and Woodmen Road.
