A friend of mine in Boulder recently commented in his newsletter about sellers getting their house on the market in the January and February time frame instead of waiting for the spring. This seems like a good idea for sellers because you might be the only house on the market in your neighborhood and you can find a buyer that really wants to be there. If you are listing your home and competing with a lot of other homes like you would in the spring and summer, buyers might have more bargaining power. I think its always good to have your home on the market in the late fall and winter months.
