According to the chief economist of for the National Association of Realtors, Lawrence Yun, the Denver metro area housing market will buck this year's national trend of falling home prices and sales, and may appreciate next year may be even as much as 10 percent. According to Yun, "All real estate is local". The country market is divided into many sub-market in which some are booming at record paces and some falling faster than a rock. Yun is predicting an overall 1.3 percent decline in the nation but says that the Denver market will not follow this trend. The Denver area is just recently starting to recover from the loss of high paying jobs, and of course what everyone is talking about these days, the forclosures.  Cherry Creek continues on its path of amazing development. Cranes dot the skyline and everyone is still waiting to see the final additions to the community. Mike and Heather had the misfortune of two earlier contracts not coming to fruition because of agent-owners, representing themselves, who couldn't see past their own emotional attachment to the house they owned to try to accomplish a sale.  Those two homes are still languishing on the market.  But Mike and Heather (see earlier post) have a new home.  And yes, it was also owned by an agent.  This time, though, it was an agent who had the sense to have himself represented by a listing agent.  My clients wanted to buy and the seller wanted to sell and the listing agent wanted that to happen too.  Unlike the other two offers we made, this agent helped his agent-owner client understand that this transaction was just like any other transaction, and that he shouldn't get points for being an ag...

Denver's market is beginning to show signs of recovery, but not in prices.  The median price of a single family home dropped 3.1 percent from June to $255,000 and from $259,500 last July, a 1.8 percent drop.  But fewer homes were on the market in July 2007 than in 2006 by 5.4 percent.  July was the seventh consecutive month to show a drop in the number of homes left unsold.5,951 homes were under contract in July, 7.5 percent higher than July 2006 when there were 5,538 under contract, showing growing demand.  The number of homes sold and closed also increased, from 4,850 in July 2006 to 4,980.The number of foreclosures has dropped overall, likely due to high numbers of homes being sold at auction.  During the first weekend in August 300 homes were taken off the market from auction activi...

The area is generally located between Yosemite Street (east) and Quebec Street (west), E. 11th Avenue (north) and Alameda Avenue (south). There is a small pocket that juts out to the west side. The Lowry neighborhood was developed as a result of the Lowry Air Force Base closure. The east and west boundaries are University Boulevard and Downing Street and the north and south streets are 6th Avenue and 1st Avenue. It is a beautiful neighborhood with historical homes and mature trees, within walking distance of Cherry Creek dining and shopping, Cheesman Park, the Denver Botanic Gardens and the Cherry Creek Bike and Walking trail. A colleague in my office asked me if I knew of anything good in the $250k range in the Berkeley area, and I joked about finding ANYthing in that range in Berkeley.  That left us both wondering out loud, what happened, and how did it happen so quickly?  A couple years ago $200k bought a great house on a great lot over there, and today if you're not prepared to spend $275k+, you're out of luck!It's not surprising, really.  The location is great, the houses are cute, etc.  But I believe a bigger aspect is the community.  Seeing your friends and neighbors strolling along the Tennyson shops and restaurants, attending First Friday Artwalk with hundreds of familiar faces, going to the Oriental Theater to check out a band, these are things that the new urban communties are striving to emulate, ...

People ask me all the time, especially folks from humid clients, what a swamp cooler is and whether it's as good as central air.  In our hot and very dry climate it may be that evaporative cooling ("swamp" cooling) is a much more energy efficient way to cool the air in your house than air conditioning.  The way they work is to cool air by using water.  The swamp cooler is a big box which pumps water to large cellulose pads.  The water is vaporized and then a fan inside the box blows the cooled air into your home.You can either mount a swamp cooler on the roof, use a window swamp cooler much as you would a window air conditioner, or put a portable swamp cooler in a particular room or area.They work on the same principle that makes you feel cool after getting out of the shower or pool and...

It's still a terrific buyer's market in Denver, plenty of homes on the market to choose from. Prices are rising, but slowly. The median price for a single family home in May was $251,155. In June it had risen 4.72% to $263,000. Last year this time the median price was $261,750 for a 4.78% rise in 2007. A big factor in rising prices is the number of high-priced luxury homes selling for $1+ million. More sold in June than in May.For condos the price rise was lower, 1.90% over May and a 1.23% drop from last year this time. The median price in June was $157,950, down from $159,900 in 2006. Luxury homes had little impact on the condo market.Total inventory dropped from June 2006 by 5.2%. Yesterday Heather and Mike and I did our inspection prior to closing next week on this very cute first home.  I took a picture of them for my website, something I do at the inspection.  Our inspector, Cal Fenimore, did a great job.  Too great it seems.  He found some serious problems with the house.  The attic wasn't accessible, but he looked through the attic window and saw evidence of a previous fire.  We needed to get into the attic to look further.  There was some wiring in the attic, which means that it should have been accessible to us.But the seller was an agent and wasn't going to make it easy.  So I told her to check with her broker, that he or she would tell her the law requires her to provide access to all mechanical systems.  She said she'd get back to me.  Half a day later,...
