DenverThe stats are out for the month of May, and the numbers reflect an increase in the spring and early summer buying season.   The inventory increased from last month but still not many homes to choose from!    This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and the amount of price reductions has been hovering around 1100-1350 each week and homes returning to market have been around 275 per week.   The inventory this time of year is seasonally low, and is around 5500 during the week, and today saw 5,804.    (includes land up to high-end homes) See what homes are currently available - Active Homes for sale in Denver Buyers - If you have thought about buying a home this year, rates are bouncing around, and now seeing some multiple o...

When a homeowner is ready to list their home, there are inspections you should do so you know exactly what to expect as you progress through a transaction. Denver has had A LOT of rain lately, have you checked your basement to ensure you have no water intrusions or water damage?    Mold is not prevalent in Denver, but if left untouched it can cause lots of problems.     Along with the rain - we have had lots of hail - some very large, which definitely causes lots of damage to your home!    With all the hail, have you had anyone come and inspect your roof?   So many in the southern areas of Denver have severe hail damage, and is best to know this in advance.    If you have a deductible for roof replacement, you should know this in advance, so it's not a surprise. If your furnace is older...

I do believe Mother Nature is having some serious issues with her moods lately!    We have had more rain in the last month and it set new records!   5.53" for May and June is seeing already 2". We also have had SERIOUS hail lately.   A couple of weeks ago, there were places that experienced over 1.5" hail stones.   Many roofs across the City are being replaced, along with painting, and screen repair.   (not to mention cars....)   We had another day of severe weather, and a tornado touched down in Highlands Ranch.   We had almost 100,000 homes without power after these storms.  One school in Highlands Ranch had a roof ripped off and trees uprooted. This week there was a concert at Red Rocks (great venue for concerts) and the skies opened up, and everyone had to run for cover.   This is h...

Denver has the most enthusiastic fans around, and it was very apparent today for the celebration downtown - Parade and Rally at Civic Park to cheer those NUGGETS!   The City painted a BLUE streak just for those players!   Celebrating the Avs last year, they estimated 500,000 out for the celebration, and this year's celebration for the Nuggets was even bigger.    The Broncos in 2015 had 1,000,000 at Civic Park! The weather wasn't too bad, just a few sprinkles.   Did not damper the excitement what-so-ever!   The public started lining the streets of the Parade as early as 5 am!   There were fire trucks from all over the Metro area, so good thing we have had so much rain - they aren't busy!  The players were originally on top of the fire trucks, but came down, and walked along the streets, ...

The game went back and forth, and the Miami Heat had had the lead a lot.   It was a complete nail-biter!Sports bars downtown opened at 1 pm and they were FULL today, and sure many did not work a full day.   Went to the grocery store today and everyone was saying- GO NUGGETS. The Nuggets have had their franchise for 48 years and NEVER had a championship.    This year the team was a TEAM, played together, not as individuals.    THEY WON!   Denver is celebrating, but Denver Police will be on hand, just in case celebrations get out of hand.   When the Avalanche won the championship, the City was in control and celebrated responsibly.     Hope that happens tonight. We are all so proud of our Denver Nuggets! The parade to celebrate these athletes will be on Thursday 6/15/23 starting at Union ...

Cannot say I have ever watched basketball, but seeing the Nuggets possibly winning the NBA championship, the City of Denver has gone BONKERS!   Even at the grocery store -- you heard - GO NUGGETS often!     Tonight, 6:30 pm, Game 5 will start, and Denver is up 3-1 over the Miami Heat.   Will it be the last game?     One can only hope!

This month, Debe Maxwell, CRS has asked us to share the fabulous blooms we are seeing this time of year.   Once Old Man Winter FINALLY decided to move on, our weather then turned to torrential rains and hail.   Spring in Denver can take on many different faces. We did have a few flowering trees, but when the last snowstorm blew into town, that was the end of the flowering trees.   There are a few lilac trees in my neighborhood, and they especially smell very fragrant.     We did have a few neighbors will beautiful tulips, but did not get photos of them. At my old home, I would be having the garden tilled to prepare for the planting of the year.   Over the last 4 years, I plant only in pots for my back patio.   But, over the last couple of years, the tomatoes nor the green chiles have do...

 Originally known as Decoration Day, it was a day that organized women’s groups left flowers on the graves of our soldiers who valiantly served Our Country. In 1971 this day was changed to Memorial Day and a day we honor and remember our fallen American soldiers. Take a few minutes to reach out to our servicemen and women to thank them for their sacrifices that are real and permanent.    God Bless America! This also is the unofficial start of the summer!

Denver started seeing severe storms Wednesday afternoon when heavy rain, damaging hail, and tornadoes were forecasted.   We don't usually see tornadoes in the City but have had a few over the years.     I know Aurora had sirens going off and had to retreat to the basement for safety.   There was one that touched down out East of Denver. Thursday Denver saw constant rainfall on Thursday and so far today, it hasn't stopped.    The forecasters are saying we have seen nearly 4" of rain so far, and more to come.   We have flooded roads, and some are closed.   We are very arid here, so this rain is very usual.   (if it was colder, we could have gotten way too much snow!) The good part - we were starting to go back into a drought, and pretty sure this will put a good dent in it to fill the res...
