Westerly Creek Central Park Homes for Sale: Pricing Factors That MatterIf you are looking at Westerly Creek Central Park Homes for Sale in Denver, CO, you are probably drawn to the Central Park lifestyle: parks and trails woven into daily routines, a neighborhood layout that makes it easy to get outside, and housing options that tend to feel newer than many classic Denver blocks. Westerly Creek is one of the Central Park areas that buyers frequently shortlist when they want a community vibe without feeling “far away” from the rest of Denver. As a local Denver realtor, I find that buyers who love Westerly Creek usually care about two things at the same time. They want a home that fits real life with smart layouts, usable outdoor space, and practical storage. They also want a neighborhood ...

South End Homes for Sale: What Buyers Should Know Before TouringIf you are exploring South End Homes for Sale in Denver, CO, you are probably looking for a neighborhood that feels residential and livable, while still keeping you connected to the parts of the city you use most. In my experience working with Denver buyers and sellers, “South End” often comes up when people want a more neighborhood-forward feel, modern housing options, and a day-to-day setup where parks, sidewalks, and quick errands are part of the routine instead of a constant drive. Before we go further, it is worth calling out one practical detail: “South End” can be used in more than one way depending on what a person means by Denver, and which map they are looking at. [Unverified] In some conversations, buyers use “Sou...

North End Central Park Homes for Sale: What Buyers Should KnowIf you are researching North End Central Park Homes for Sale, you are likely looking for a neighborhood that feels thoughtfully planned, easy to live in day to day, and well-positioned for the way Denver residents actually move around the city. North End is part of the broader Central Park community (a longtime favorite for buyers who want parks, trails, and newer housing options), and it appeals to people who want a neighborhood vibe without giving up access to job centers, dining, and the airport corridor. As a local Denver realtor, I usually see North End attract two types of buyers: people who want a low-friction lifestyle where errands, parks, and meetups are built into the community layout, and people who are focused on ...

Denver's real estate market has been very sluggish, so truly thought this beautiful downtown Denver loft would expire, and my referral agent would get to work with my past client.BUT, while on the road to AZ mid-December, got a showing for this beautiful loft.   A few days later we got an offer that my seller accepted.   It was cash, but the buyers wanted to close mid-January for financial reasons.    Inspection yielded nothing, so as a very smooth transaction, and the agent was a joy to work with!Getting ready for Friday's closing, the reality sunk in, and got a bit teary thinking I won't have any more days like today.   I won't be able to hug another client after closing or watch the joyful faces. My client brought it up at the table, and again, had to change the subject, as I didn't w...

If anyone watched Sunday Night Football, you were quite entertained!   The Broncos played the Washington Commanders, and the Broncos had quite the edge, or so the commentators had said!Well, if you watched, you would have not believed any of it.  There were times the Commanders were ahead of us.  The game was entertaining, and both teams made mistakes and both teams made really good plays.Bo Nix threw a pass SIDEWAYS, and the player caught it, and the Commanders QB threw a pass way downfield, and their player caught it.  Two really good plays. The Broncos won due to Bonitto's ability to deflect a pass that would have given the Commanders the extra two points, and they would have won.All this, and the fans were on the edge the whole game, blood pressure issues and all!   Reading comments ...

This is my third entry for the November Challenge, and thanks to Lynn B. Friedman CRS Atlanta, GA 404-617-6375 for hosting this month's challenge. Living in Colorado, you have so much to be thankful for!   This year (like last year), the weather has been SO nice.   Many times this month, we were warmer here in Denver than parts of the South (70 degrees most of the last 2 weeks)!    Full sun and beautiful!   We probably will pay for this wonderful weather, as without snow, our ski resorts suffer, but luckily, today, they are getting some, and there is more scheduled this week.   Also, without moisture, we see fires, which we have been lucky and haven't had many the last few years. Also, living in Denver, we have ALL the professional sports teams, and this year (other than baseball - the R...

These Broncos could give us a heart attack!    The 4th quarter comebacks are so tough on our hearts!    Truly, the Texans looked really good most of the game, but many 3 downs and outs by both teams.   Defense was working on both sides, and the Broncos kept the Texans from getting a touchdown in the red zone.  BUT, a win is a win, and we'll take it!We had two important players out with injuries, and sadly, the Texans' quarterback was also injured during the game.Sure fun to watch the Broncos actually playing, and mostly playing very well this year!We are ahead of the Chiefs this year in our division, but can we keep that up?Time will tell!On a side note, we hit the highest temperature Denver has EVER seen in Denver today - 83 degrees - November 2nd, WOW.

It is nearing November in Denver, and not a flake to be seen!   I know states North of us have seen some snow, and so has our mountains, just not Denver!SO, when is the average first snowfall in Denver?    October 18thThe earliest date has been September 3, 1961.The lastest date has been December 10th.   Will we beat this date this year?Another interesting fact - we saw a significant snowfall in denver May 2019.   May is usually unpredictable.   We could get rate, snow, wind, or even a sunny day.   This is the start of hail season....so you never know.   Always best to have layers with you on any given day in May!

The sellers of one of my listings decided they did not want to be on the market any longer.   Buyers showing up late, show up, leave and come back when they feel like it.   They are just tired of all of it.  When I got back, I called to catch up, and we had a heart-to-heart conversation.   I get it, being on the market is tough.  I listed my house 8 years ago, and went through similar experiences.   (That is why we need to sell every so often so we know what we put our clients through!)SO, I did warn them that they will be bombarded with agents trying to get them to relist.   They assured me when they are ready again, they will call me.   Well, just so you know your phone will be going off constantly!Sure enough, it has been, and then they got this text and sent it to me asking what was...

Colorado has not had a taste of winter weather this month, but some things still need to be done annually.  Homeowners should have already unhooked their hoses, just in case we have nights below freezing.   Anytime we see overnight temperatures below freezing, this could damage the spigots. Here are a few items you should winterize  --  Fertilize lawn for its last feeding Check for drafts - use a candle around doors and windows Blow out sprinklers (may be too late) Check fire extinguisher Check all windows for broken seals and be sure they shut & lock Give the deck one last coat of sealer Inspect your roof for shingle damage, or call a roofer Clean rain gutters and downspouts Check around the foundation for any pipes/ducts coming from the house to see if there is additional caulking ne...

For football fans, this is the best news: training camp is here!   The Broncos have their roster, most of the seasoned players have signed contracts, and it is time to start practicing! One thing that they often have to deal with this time of year - is HEAT!    This will definitely be the case this week, as the last few days it has been ranging from 95-100 degrees!     Have to say - feel bad for those players and those covering the news out there these next few days.    BUT, cannot wait to start watching the Broncos play again!
