This report covers all of the listings in the 81416 zip code, and that includes the rural outlying areas. This report also includes manufactured homes. Here's at look at the current inventory: There are 21 active listings and seven homes that are pending a sale.  Prices begin at $34,900. There are some options for those looking for a five bedroom or larger homes in the Delta area. This report covers those homes with at least five bedrooms that are listed for sale in the local MLS. The Delta area means anything in the 81416 zip code...so this report includes those properties in town and out of town. There have been some change since last month's report.  There are nine homes on the market. The prices start at $112,000 and go up to $533,500.  The average listed price is $249,594. The median listed price is $189,250. The Delta Dog Park has become a great place for me and Lucky to hangout. We've both made some new friends and we have a regular play date set up every Saturday and Sunday. Lucky's best friend is Odessa. She's a Labradoodle and so very sweet. Joyce is Odessa's mom, and she's become a very good friend of mine. Odessa is also very fast and Lucky has to work hard to keep up with her. They love to play with sticks and chase balls. While they are both good at bringing the toys back, they don't like to give them up.  Sticks are one of their favorite things to play with. I try to remember to grab one from my firewood pile before I leave for the park. Lucky and Odessa will each grab an end and play tug of war. This is a great neighborhood that buyers love, and the recent real estate activity shows just that. This is an affordable neighborhood with easy access to Montrose or Grand Junction, and great Grand Mesa and mountain views. In 2015 Delta County saw some very nice improvement in the real estate market, and we are starting to see buying and selling activity pick up through the Delta area as we continue on into the spring season. This report includes all of the three bedroom homes listed in the local MLS (multiple listing service) in town and the outlying areas of Delta. Now is a great time to put your home on the market. There are no homes listed for sale in your subdivision. That means your listing won't have any neighborhood competition. Since last month's report the one property that was under contract has sold. It went under contract 15 days after it was listed and sold for $138,000. So far this year three homes have sold. There's only been a few slight changes in the market since last month's report. While the activity is slow property values are going up. Here's a look at the recent activity: There are three active listings and one pending a sale. Foreclosure Homes for Sale Delta, CO Real Estate Information March 2016There has been some significant change in the foreclosure market since last month's report. The overall number of active listings is down, but several new properties have come on the market, and sales activity has been high.  For the last several years we've seen the overall number of foreclosures go down throughout Delta County. I expect we will continue to see the overall number continue to drop or at least level off. I don't see the recent flurry of new listings as a new trend. The 2015 year end statistics look like this...the foreclosure numbers are way down. Why Didn't You Tell Me the Guy Died in This House?That is the question I was asked by my buyer that now owns a house in which the previous owner had passed away. My response was this...Because I didn't know. I went on to further explain to Mr. Buyer that in Colorado, the seller doesn't have to disclose whether someone died in the house. Certainly if I had known, I would have told my buyer. In this case it was a natural death. In Colorado agents are required to disclose material defects about the property. Unless something physically affects the property it doesn't have to be disclosed. A natural death isn't a material defect.
