Three bedroom homes seem to be the most popular with buyers in the Delta, CO area. There are also more three bedroom homes on the market than any other type. This real estate information will cover Delta and the surrounding rural area...anything in the 81416 zip code that is listed in the local MLS (multiple listing service). This is also an area of the market that changes quickly, and that's due to the popularity of three bedroom homes. If you are thinking of selling your Pioneer Place home, now is a great time to put it on the market. There are no other homes on the market in your neighborhood, so there is no competition. This is an affordable neighborhood that people love. Let's take a look at the recent sales activity in your neighborhood: Four homes have sold so far this year. Sold prices range from $53,000 up to $161,000. Emerald Hills is one of Delta's newer neighborhoods. It has a great location on the south end of town. This location, near the new truck bypass, is great for those that commute to Grand Junction or Montrose. The homes are newer and priced well for the area. The inventory hasn't change a lot since last month's real estate market report, but there are some changes to talk about.  There are three active listings. Prices start at $152,000 and go up to $173,000. The two higher priced listings are bank owned and new construction.  The average list price is $166,000.  In the last month one home sold for $165,000. There have been some changes in the foreclosure listings since my June market report. This is an area of the market where we see the listings and sales happen quickly. Bank owned houses can sit for weeks, months and even years, but when the banks finally decide to get them on the market they do it quickly. The sales happen quickly, too. Often the bank owned houses are priced below market value and this creates a lot of buyer interest.  At this time there are seven active listings and two that are pending a sale. Deltarado Days is now officially underway for this year. This multi day festival is 81 years old. It's one of the longest running celebrations in the state. It started as a way to celebrate agriculture and the harvest in the Delta area, and it still holds true to it's roots. Although the festival has expanded and includes many different kinds of events. Yesterday Altrusa helds it's BBQ...like it has for many years in Cleland Park. 4Bs Brewery from Cedaredge was there serving up their Blonde Ale. The food and the beer were wonderful. There's an easy answer to that question. NOW is the best time to sell your Pioneer Place home. That's because there are no active listings on the market. Members of the Delta Fire Department have already been collecting donations for this year's show. The Independence Day Celebration will take place just like it does every year. It's always on July 4th, and the fireworks will be shot off from the island on Confluence Lake. This is the only 4th of July display in the county. Get to the lake early to get a good spot, and if you're a local you know you can find a good spot on Garnet Mesa, too. It's on the south side of Delta (behind the old Coors plant which is now the Weatherport building). The foreclosure segment of the real estate market moves very quickly. Whether or not the coal mine closures will bring on a new wave of bank owned property has yet to be seen. This report covers all of the Delta area bank owned properties.
