With wonderful Grand Mesa views and it's own park, Stone Mountain Village is a popular neighborhood in Delta. This is one of Delta's newer neighborhoods. The  neighborhood homes are a mix of three and four bedroom floor plans with one and two story designs. Real estate sales have been good so far this year, although not much has changed since last month's real estate market report.  There are two active listings and two that are pending a sale. No new listings have come on the market in the last month.  The active listings are priced at $219,000 and $219,900.  Ten homes have sold in this neighborhood so far this year. The selection of five bedroom homes currently on the market is about the same as it was for my last real estate market report. There are still different styles, sizes and floor plans to select from the limited inventory that is on the market. We never have a lot of five bedroom homes on the market at one time. They aren't that common in this are. Overall the sale of bank owned/foreclosure homes makes up less than 10% of the Delta County sales market. It was just several years when this was a foreclosure driven market, and thankfully that's no longer the case. We will always see a few of these properties on the market. They can be a wonderful opportunity for the buyer that is prepared to act when the right home comes on the market. I do a monthly real estate information report on this segment of the market. Del Ray is a stable neighborhood where you don't see much turnover. Sales are slow, because there haven't been many properties come on the market in the last few years. There hasn't been any activity in this neighborhood since last month's real estate market report. That means there are no new listings or sales to report. Here's a look at the activity so far this year: There's one active listing priced at $225,000. Two homes have sold. The average selling price is $208,500 and the median sales price is $208,500. The real estate market is showing some improvement in this neighborhood. The Grand Mesa views are wonderful, and the subdivision has it's own park. The neighborhood has city water and sewer.  Real Estate activity has been fairly strong throughout the summer. Fox Hollow is a great neighborhood on Garnet Mesa. The homes tend to be larger with custom finishes. The neighborhood has nice Grand Mesa and West Elk Mountain views. This is a neighborhood people love to call home. The neighborhood real estate market is heating up as we head into fall. The number of three bedroom homes on the market in Delta, CO has changed quite a bit since last month's real estate market report. This segment of the market generally changes very quickly, but we've seen a big drop in the number of available properties over the last month.  There are 60 three bedroom homes on the market. There are another 21 homes pending a sale.  Fourteen of these listings have come on the market in the last month. Of these new listings, five of them are already under contract pending a sale.  Prices start at $64,950 and go up to $1.2 million. The average list price is $269,732. This neighborhood has a great location on Garnet Mesa near the high school. It's made up of manufactured and site built houses...most of them are ranch style homes with predominately three bedroom, two bath floor plans. There isn't any new information to share since last month's real estate market report.  At this time there are no active or pending listings. This is one of Delta, Colorado's newer neighborhoods. It sits on the south side of town near the bypass, so the location is great for those commuting to Grand Junction or Montrose. These homes are priced nicely for the area as you will see from the market information below. There's only been a slight change in the real estate market news since last month's report.  There are only two homes for sale. The Delta Panthers hosted the Durango Demons for their opening season game. I missed the game, and I wish I hadn't. It sounds like this one had a lot of action happening, but it didn't go in Delta's favor. Delta lost this non conference game 21 to 20. Durango Demon player Gavin Mestas made it into the state record book for returning a kickoff 99 yards to score a touchdown. Mestas also had two interceptions with one of them resulting in a touchdown, and he received a 42 yard pass resulting in another touchdown. He also kicked three extra points. The Panthers next game is 9/9. The team will travel to Craig and take on Moffat County High School. If the so called experts are correct, we could see Delta go all the way and take the state championship this year. The Delta Panthers are a Division 3A school. They will start off their 2016 season with a home game against Durango. That non conference game is on 8/26 at 7PM. Here's a link to the Panther's full season schedule. Last year Delta made it into the playoffs. They lost their semi-final game to end their season. Locally the Panthers will travel for their game against Palisade. That game takes place on 9/22. They also have an away game against Gunnison on 10/28. That is the last regular season game for the Panthers. The colors in this one are amazing. We've had some light rain showers off an on for the last couple of days. The weather is pretty nice for the most part, but we get these occasional small showers, and in this case the setting sun reflected off of the clouds so nicely. I don't think there was much rain involved, but the sky looked beautiful. Biker Boy (AKA Mike) decided to do some late night car repairs so we raced off to Delta to get parts before the store closed. It's been a while in coming, but the good news is that we will soon have water at the Delta dog park. It will be great to be able to fill the wading pool donated by Joyce Fenn. Joyce says she has two more pools she's bought. She's waiting to bring them to the park until we finally have the water. Way to go, Joyce. Thank you. Water at the park will also make it easier for us to keep the dogs cool during the summer months. From what I've heard, the town will be using the lake water. So I'll still be bringing plenty of fresh water for the dogs and myself to drink. The town has been very supportive, and already supplied a shelter and a picnic table. For a while we only had a bench and no shade.  Rumor has it the park should have water sometime this month. There are other improvements coming...
