Foto Friday...Fall Colors Confluence Park Delta, Colorado The nice weather we've been having has given us an extended fall and an extended color season. The fall colors at Confluence Park in Delta are still really pretty. This is a beautiful time of the year to visit the park.  Confluence park is in the Delta city limits. It's 265 acres the city has set aside for recreation. There are about five miles of walking and biking trails. The lake covers about 60 acres and is stocked with trout. A handicapped accessible area makes this a great place for everyone to enjoy the park and to fish.  People also really enjoy the fenced dog park and covered picnic areas. Oh The Mingled Aromatic Essence of Cat Pee and Mold! This was one of those houses. You know the ones...you open the door and the odor is the first thing to greet you. Then you look around to see if there is something dead, because the smell is that bad.  If you are considering doing BPOs you might first want to read the rest of this story.  As a BPO agent I see a lot of houses in really bad condition. I usually see them before a preservation company comes in and cleans them up or before the bank does repairs to put them on the market. I usually see them before the hazards are readily known.
