Hello from Crested ButteCompared to last year, the first quarter of the 2011 Crested Butte real estate market has seen a serious spike in the number of sales. Year-to-date, we've realized 56 home and condo sales. Last year at this time we saw only 39 sales. Most of the recent action is up in Mt. Crested Butte where the high inventory of condos has driven prices down. Average sold prices per square foot hovered around $215 in Mt. Crested Butte and saavy buyers responded, picking up 29 ski condos and another 5 single family homes. Winter in Crested Butte has started off beautifully as we have received 107 inches of snow so far this season. With 9 inches from the last storm we currently have a 35 inch base. Ski resorts across the west improved environmental ratings for the fourth year in a row during the recession according to the 2010/2011 Ski Area Environmental Report Card, released each year by the Ski Area Citizens Coalition. The 82 ski resorts scattered throughout the West saw an average improvement of 2% in their overall scores. Rating improvement trends resulted from resorts investing in water and energy efficiency projects and for not proposing or implementing terrain expansions into sensitive lands. How does 2010 compare to 2009 so far? It's a common trend everywhere - 2010 has been great for Buyers, and not so great for Sellers...but better than 2009, because more properties are moving, and this is what the market needs for a recovery to begin.  So far in 2010 we've seen 152 sales in the greater Crested Butte area, which is roughly 10% more than the 138 sales at this time last year. The total dollar volume of sales has decreased 2% and the average sales price has decreased by 11%.  The total number of sales in 2009 was 160, with a dollar volume of $84.5 million. We are well on track to exceed this number of transactions in 2010, with 152 sales year-to-date and 28 listings currently under contract. As for total dollar volume, it looks like we'll come in fairly close to '09's number...
