I have learned that different house-definitions mean different things in different places. So, to ease a bit of confusion, here is a little breakdown of the residential floorplans that you will find in Colorado Springs and surrounding areas.Ranch: This does not mean 100 acres with a barn. This means "one-level living" with the living areas and bedrooms all on the level that you walk-into from the front door. Now, since many homes in Colorado Springs offer basements, you could also find additional bedrooms, bathrooms and living areas if the basement is finished. Anyone that regularly travels on Broadmoor Bluffs Drive will be happy to hear the City of Colorado Springs has reached a settlement for road repairs with the former developer that built the road.Repairs will cost approximately $1.5 million. Here is a brief description of the repair process from a Colorado Springs Gazette Article:To fix the road, the city has hired Blue Ridge Construction at a cost of $1.495 million. The plan is to drive 37 5-foot diameter caissons 80 feet into the ground on a slope below the road this summer. Described by Kidder as a "brute force method," the caissons will form an underground retaining wall to shore up the soil beneath the road. I was in a closing yesterday morning. At the same time UPS had delivered a package of loan documents for another closing that I had to do. The company that sent the documents marked the package so that it would require a signature. The driver left a note on the door, as he's supposed to do, letting me know that he would make a second attempt the next day.  Well, the next day is too late when you need the loan documents today.  I called the UPS 800 number and told them the problem. I expressed how urgent it was that I have that package, as soon as possible. They got in contact with the UPS center here in Colorado Springs and arranged a "same day will call".       About an hour later I got a call from Linda at UPS letting me know that the package was there, and that I could pick it up. In our local paper, somewhere between which Colorado city is the "highest" in North America and news on a local teacher that is in A LOT of trouble, there was a refreshing story about our local homeless situation. The Springs Rescue Mission is looking forward to a new look, which will include more room for their New Life Program for "men struggling with homelessness or substance abuse" in the Colorado Springs area. The Rescue Mission is now 10 years old and is in need of more space for their programs. Currently the men are housed in a couple local hotels and homes, near the Mission. If all goes as planned, there will be a new 8,000 s.f. facility with a new 3 building campus in the S/W part of downtown Colorado Springs, capable of housing 50 men. As we continue to see various sections of the Interstate 25 COSMIX (Colorado Springs Metro Interstate Expansion) project completed, it feels like an end could be in sight. Recently, CDOT has opened a third lane on I-25 from North Nevada to Fillmore. Certainly, it's not a huge stretch and the speed limit is still 45, it does relieve traffic a bit and makes and easier entrance to the Interstate if you're coming from Rockrimmon. Normally I go into a closing carrying a briefcase. For one of my closings yesterday, I was carrying bicycle panniers.I enjoy cycling, and do it as often as possible. Not only is it a good form of exercise, it's also a good form of transportation. If I have an errand to do, such as dropping off loan documents from a closing, I'll ride my bike. Most of the time I'll use a backpack. But I also have panniers to use when the load is very heavy.I also use it for riding around town to take pictures for localism. And long distances are not out of the question. My friend and I rode our bikes through Germany and slept in our tents at night.I don't ride my bike to closings though, because of the distance.  I have to be there as quickly as possible. And I'm usually going from one to another.However...

I would venture to say that John Denver had a place like this in mind as he sang the tune, Rocky Mountain High, Colorado.I had a closing yesterday morning in Black Forest. I have been to Black Forest many times, but never to a place like this. From the moment I arrived, I felt: 'this is paradise.'  No, I didn't come on horseback.Those are just two of the many animals that are on this ranch. I had to go out to my car to get my camera so I could take a photo of the borrowers ID, which meant that I had to make my way between these two huge animals. No, they did not budge. Even when I said, "Excuse me."     All kinds of animals. And the beautiful thing about it was that they were all roaming free.   After the closing the wife took me on a tour of the ranch. It was a perfect day for the 2007 Hike for Habitat in Colorado Springs, Colorado. The weather was nice, the turnout was huge, with over 600 hikers, and the scenery along the way through Monument Valley Park was beautiful.  This is the assembly point at the pavillion in Monument Valley Park. Many of the participants had already registered in advance. You could also register on the day of the hike. Each participant received a t-shirt before the start of the event.     The distance of the hike was ideal: 4 miles. Long enough to get a good exercise, yet short enough so that everyone could participate. Young and old. People of all abilities.  Well, not everyone hiked. It was a great outing for the entire family. The hike began at 10 a.m. Everyone walked at their own pace. There was no rush. ...

June 6th was quite an evening, I now have a new found respect for those that expereince a hurricane.  I have lived in Colorado nearly my entire life and never experienced wind at the levels we had for 8 hours non-stop.  My wife and I got no sleep wondering if the trees were going to destroy our home or would the wind blow it over!  When daylight hit, we went out to explore and found 2 trees on our property uprooted and 4 others in need of removal as they were swaying and leaning badly.  Further exploration found almost all of our immediate neighbors lost at least 1 tree.  The silver lining in this was the fact we got to know our neighbors much better as we helped each other out.

Most people, when they think of the Black Forest, think of the Schwarzwald region in southern Germany. They envision dense forests, cuckoo clocks, colorful traditional costumes, and of course mountain scenery.We actually have a Black Forest, right here in Colorado, at the northern part of Colorado Springs. Although you won't find the same things that you would find in Germany, there are still some similarities.  We're heading east on Shoup Road, and we're almost there. Being near so many military bases, and with so many of our troops being deployed abroad, I am getting more and more closings in which someone is signing as Power of Attorney.  The person who has been given the authorization to sign for someone else is the  'attorney in fact'. The person on whose behalf they are signing the documents is the 'principal'.Normally these pose no special problems. They just take a bit longer because of the manner in which the person has to sign the documents. Well I read an article in the Los Angeles Times and came across a small article on energy efficient refrigerators. They spoke of a site www.energystar.gov that is part of the federal Energy Star program. Specifically the article spoke about what is called the "Refrigerator Retirement Savings Calculator, developed by the U.S. Department of Energy.  This calculator can be found at www.energystar.gov/refrigerators . Simply input your kilowatt-hour rate and model number of your refrigerator for the most accurate energy savings computation.
