Here is a guide to how much home you would qualify for based strictly off of known Colorado Springs BAH. There is also an idea of how much home you could afford if you were to pay just an extra $100./month above your BAH. These figures are based off of a 30 year 7% interest fixed mortgage. This guide is meant only to provide an idea of what to expect when you relocate to Colorado Springs. Of course, you may qualify for a higher or lower interest rate and/or a lower or higher priced home - depending on current interest rates, your personal credit and which loan you decide to choose. << Search For Homes In Colorado Springs >>Enlisted Personnel Without DependentsRANKBAHHouse PriceBAH + $100./mo.E01-E4$638$76,799$91,830E05$727$90,176$105,207E06$789$99,495$114,526E07$918$118,885$133,916E08$1...

There was a meeting yesterday of the Independent Brokers Forum at the local board of Realtors (Pikes Peak Association of Realtors).  Two of the hot topics were the following:The first has to do with short sales.  Many brokers have never done a short sale from either side of the transaction and are concerned about the time it takes to get one done.  In this current market we need to be more open to doing things a little differently.  A typical contract can close in 20-30 days but not with a short sale.  If we are open and honest with everyone involved in a short sale transaction about what kind of time it will take to get bank approval, I think we will all benefit.  The second topic and the more surprising to me is what is happening in the rental market.  I talked to two successful prope...

Some of the fondest memories I have are of the years I spent in Germany.  I felt very much at home. There is so much that I miss about it.Fortunately there are many ways to experience some of the things that Germany has to offer, right here in the Colorado Springs area.  There are many places to buy authentic German items, German foods, and we have several nice German restaurants.  One of them is the Schnitzel King in Security, CO. It is very easy to find. If you are driving south on highway 85, turn right on Main Street, the first traffic light. It is in the Fountain Valley Shopping Center, next door to another German establishment -- Die Alpenrose German Deli. From the outside it blends in with the rest of the shops that are situated in that mall. But once you step inside, you know tha...

Most Realtors and certainly most people in the general public don't know what resources are available to them when they are times of need.  Take the local foreclosure hot-line for example.   It is officially called Pikes Peak Foreclosure Prevention Partnership (PPFPP).  PPFPP is run by a group of local volunteers that are experienced in the real estate industry.  The local members are Realtors, Loan Officers, attorneys, and title reps.  When people are facing foreclosure or have general foreclosure questions they can call the hot-line and they will be directed to a trained counselor for further assistance.  The number for the hot-line in Colorado Springs is 719-444-8833.  There is also a state run number which is 1-877-601-HOPE.  I have been involved with the group for about a year now ...

This is an update to my previous post: New Habitat for Humanity Neighborhood at N. Powers Blvd. and E. Woodmen Rd. (Colorado Springs, CO). Today, while running a few business related errands with my youngest son, he fell asleep. So, I decided that this would be a great time to drive by the proposed Woodmen Vistas to get a visual of where this new neighborhood would actually be. Of course, it is still only one very large mound of dirt. On my way home, I decided to call Pikes Peak Habitat for Humanity (PPHFH) and find out ALL the details surrounding this new neighborhood in NE Colorado Springs. I spoke with Aimee Liotino - Volunteer Coordinator. I told her that I was interested in learning more about the new Woodmen Vistas neighborhood and she suggested that I speak with Paul Johnson - th...

If you are like me, you have had those days - you are out running errands around town and you need to get online. You're lugging your computer around with you and you start thinking: where's the closest Panera Bread or It's a GrindCoffee Shop? Those are the two places that immediately come to my mind because you know they have free wireless Internet (you have to pay at Starbucks so that is the last option). But what if the only thing you had to look for was a place to sit? A park bench, in the middle of the mall, by the lake at The Broadmoor, a corner booth at Denny's....or any restaurant for that matter. It is possible and there are already cities that are doing it: building wireless networks citywide. That means you could jump online, anywhere in the city, without "plugging in" to a n...

A "Buyer's Market".....the term is thrown around casually; it's easy to use and slightly aloof, covering a wide range of market conditions, but still sounds smart and technical, even if you aren't exactly sure what you are talking about. If you have been telling your friends and relatives that the housing market in Colorado Springs is a Buyer's Market....you're right.  For now.  The market is dynamic, and will change.  The market is driven by many factors, and if you are paying attention you can identify the trends in the housing market and predict, in general, what the future holds.  This, in no way, is a guarantee, but will provide a good idea of upcoming events. The housing market doesn't turn on a dime.  The trends are slow going, and pretty circular.  As businesses move to the area, ...

According to research done and published in Men's Health Magazine, Colorado Springs ranks as the number one city for dogs because they are "happy, healthy, and well-cared for".As in any study, various factors were considered in order to come up with a list of these dog friendly cities. Interestingly enough, 9 of the top 10 cities were in the West. The article noted this is often because we have more room and open space for dogs to run freely and dedicated dog parks. In fact, Colorado Springs boasts of one of the Top 10 dog parks in the Nation, Beark Creek Park. Also, people in the West tend to have more dogs per captia leading to cities that realize this fact and cater to the high volume of dog-lovers.Of course, we can't forget that Colorado Springs has over 250 days of sunshine, which e...
