So . . . How's the Market in October, 2009? According to Jack O'Connor, an Owner/Broker of Re/Max Professionals, LLC, our market is showing signs of turning around.  The statistics show that Sept., 2009, actually had more sales close than in Sept., 2007, and the number of properties under contract is at the highest level (for October) in 5 years. Another very positive indicator is that the current number of active listings is at the lowest level in the last 5 years as listing inventories continue to decline.  This has decreased the average time on the market to less than 100 days and should help prices begin to increase. It's not all good news yet as the better performing segments are still in the lower price ranges below $300,000. If you do consider selling your home, there are some th...

Castle Rock Home Sales (starting at $500,000)Castle Rock home sales in the higher price ranges have been slower than last year (2008). Homes are selling better at prices closer to $500,000. When going over one million dollar price tag - sales have been crawling in the last few months. In September 21 homes sold in Castle Rock $500,000 and above. The Highest sold price was $935,000. Median Sold price in September was $659,900. Currently there are over 400 homes for sale in Castle Rock with a listing price at $500,000 or more.Homes in the price ranges above $500,000 are seeing some fluctuations monthly on average days on market. In August the average was 404 days, in Sept. 242. But overall the trend is a slight increase in Days on Market. 20% of the sold homes in Castle Rock in 2009 were ...

Photo © Mike Hendren, 2009 There's a cold front headed our way and the wind is really blowing, today.  This could be one of your last chances (here in Denver) to fly a kite before winter gets serious around here, so get out the string and the kite, put a tail on it, and be prepared to hang on tight!  The weather should cooperate with you since it's supposed to be windy and the temperature in the 80's.  Have fun!   Oh yeah - don't forget - - no talking - - - it's Wordless Wednesday!  :-)

S O L D  ! 7484 Carey Lane in Castle Pines North This beautiful home was the builder's model and was only on the market for about 10 weeks! Then, it sold for over 98% of the listed price. As mentioned in my recent post, "Denver Real Estate Market Update", this price range is experiencing a surge in sales activity, resulting in increasing prices and less time on the market. For a market analysis on your home, please call me at 303-503-1101, or go to my website at www.MikeHendren.com and send me an email.

I've been looking for a good website to host my images. I think I've found it in Zenfolio. I wanted one that offered lots of storage of full sized images, reliable printing services, and a front end for selling prints.  I did a lot of research in magazines and on the web, reading forums, articles, and reviews and Zenfolio was one that seemed to almost always get favorable mention.  What tipped the balance for me though, was the fact they use Mpix for their primary print service.  Mpix is also used by well known photographer, author, and magazine editor, Scott Kelby. I've had two prints made, a normal 8x12 print and a 16x24 gallery wrap canvas print.  Both were very well done, but the gallery wrap really impressed me.  The print was perfect and it was wrapped on a frame that was about 1...

Well, I did it - I finally got professional help - - - help with my real estate website!  I'm not even sure if it's a real word, but I call my site 'Search-Centric' because of the amazing real estate search tools available there. But first, I need to give credit to Doug Greene at ProAgentWebsites.com for putting out this great hosting site for real estate agents.  He has done a great job of putting together a hosting platform that is very easy to setup and use and yet offers some very powerful search capabilities.  Also, it seems reasonably priced and, best of all, no long term contract or set-up fees.Probably the first thing you notice when you go to my home page is the map, front and center.  This particular map is centered on Douglas County in Colorado and actually shows you where ho...

When you pay your heating bill, the last thing you want to do is waste money.  The government doesn't want to you to waste energy either, so they are saying, "Don't throw your money out the window - buy new windows instead!" Thanks to the Obama Stimulus Bill, Denver homeowners can now receive energy credits of 30%, with a cap of $1,500, for installing more energy efficient windows and doors.  This credit, good through 2010, improves on a popular credit in effect in 2006-2007 by expanding the amount.  Besides windows and doors, the credit also covers insulation, water heaters, roofs, air conditioning, and biomass stoves.  For homeowners willing to convert to alternative energy sources such as geothermal heat pumps, solar water heaters, solar panels, fuel cells, and small wind energy syst...

I really like the photo sharing website, Flickr.    I know there are lots of different photo websites available and I'll admit I'm not very familiar with any of the other ones, but I'd just like to share why I like Flickr. It's FREE!  However, I suggest the "Pro" account for $25 / year because it gives you more bandwidth and some other nice capabilities. You can Blog straight from Flickr to several sites like Blogger and Wordpress.  (unfortunately, not to Activerain)  But then, it is a simple process to cut and paste it into Activerain if you want it here, too. There are specific groups dedicated to bloggers where you can post your images with links to your blog. Opportunity - I've already had contact with someone who commented on one of my photos and shared the fact that they were movi...
