SOLD - Youngs Neighborhood - Castle Rock CO  80104       High on the hill in Castle Rock, CO is where my buyer fell in love with upon entry.    The views of the mountains are visible from any top floor window, and coming from out of state, this was an important feature of the home.     SOLD courtesy of Joan Cox - Metro Brokers - House to Home, Inc.   The beautiful kitchen and private yard filled with pine trees was icing on the cake!    Linda was a referral and wanted to be closer to family members in Denver.   Before she arrived, we had a solid list of homes she wanted to view.    We were able to get the home under contract before she flew home, but was unable to attend her inspection.    My inspector and I got her through this portion of the transaction smoothly.      Being miles away...

Wow, is inventory low! As of today, there are only 9 single family Castle Rock foreclosures in the MLS. Of, there are only three of these Castle Rock homes are HUD homes and are eligible for the HUD $100 down payment program. If you are unfamiliar with this program, it allows anyone buying Denver HUD homes (and the surrounding areas) to use an FHA mortgage and avoid the traditional 3.5% down payment. As long as you are using the home as your primary residence, you can put just $100 down. If you are interested in getting the full details, call our team at 303-726-1874. Here are the only three Castle Rock foreclosures eligible for this program right now: Address Details Description HUD Owned Home5681 e melody waycastle rock 80104 $127,000.00  Beds: 3 Fin Sq Ft: 1054 Baths: 2 Year: 1990 Ac...

One of the oldest restaurants in the Castle Rock area, Castle Café, has been serving the residents of Colorado and people traveling through the state for more than a century! According to the history of this eatery, which is published on its website, the Castle Café was originally known as the Castle Hotel and Bar. When the Castle Hotel and Bar first opened in 1890, it was a central meeting spot for people that were working and living in the area, and also for any person or group that was traveling through Colorado on their journey north, south, east or west. It’s hard to say whether or not the Castle Hotel and Bar was considered a “family” place back then because there are unwritten reports that the Castle Hotel and Bar was a pretty wild place at the time. In the late 1890s, this hotel...

Self-Guided Walking Tours Provide a Glimpse of the Many Historical Buildings in Castle Rock I live in Castle Rock and am constantly amazed at the rich history. Did you realize there are dozens of historic buildings in Castle Rock? With the expansion of Castle Rock over the past couple of decades and with all the new buildings and residential areas that have sprouted outside of Castle Rock’s downtown vicinity, it can be hard to remember that Castle Rock was founded in 1874 and incorporated in 1881. Unlike many of the newer areas in Castle Rock, the center of Town contains many distinctive, unique and original structures that each carries its own historical narrative. There are many different ways to learn more about the history of Castle Rock and about the historic buildings in the area....

Golf Course Bargain of The Week - I search golf course homes in south metro Denver on a daily basis and almost without fail I come across what I perceive to be a bargain, a bargain in my eyes is a very well priced home, backing to a golf course, relative to the other homes on the course. A few weeks ago a home that originally sold for $3.4M, was sold as a short sale for just over $800K, that is a BARGAIN.  This week I found a couple golf course homes on Plum Creek Golf course that backs to the lake and the course and is listed at just $271,900, it has 4 bedrooms, 3 bathrooms and a 3-car attached garage and over 3800 square feet of living space. Just one tee box over is another great priced ranch style home, listed at $259K, this home has over 3000 square feet, 2 bedrooms and 2 bathrooms...

Our team watches the market for Castle Rock homes for sale very closely. Several of our team members live in and around the area and we are always looking for great deals on Castle Rock foreclosures for our clients. This task has become much more difficult this year, as the number of Castle Rock foreclosures and HUD homes has fallen drastically. Where as last year HUD sold 27 single family home in Castle Rock, this year, HUD has sold just 2 Castle Rock foreclosures and there are only 3 under contract. While this declining inventory is happening for all Castle Rock homes for sale, it appears to be hitting Castle Rock foreclosures harder. Some of this has to do with bank waiting to start foreclosure proceedings until legal ramifications were sorted out with the bigger lenders. This was cl...

There are many Castle Rock Colorado real estate homes for sale, and it’s not practical to look at every single one of them before deciding which one to buy. Buying a house is a very big decision and it sometimes takes a while to find the perfect one. With hundreds of homes currently on the market in Castle Rock, it is too time consuming to see every single one in person.   A question that people often ask us is, “How many homes should we see before we decide on one?” While there really isn’t a specific number that can be recommended, there are ways to drastically reduce the number of homes that must be seen in person before you find the perfect home.   The Internet We live in the age of the internet, which makes looking for houses a whole lot easier! There has been an influx of Castle Rock bank foreclosures over the past couple of years, and this has resulted in many opportunities for people interested in purchasing homes at great prices. Foreclosure properties pose interesting scenarios for people looking for new homes, and also for investors looking for great deals on properties that they can either fix and flip or convert into rentals. Sometimes, foreclosure properties can be purchased below market value, which provides a great chance to own a home in a desirable location. Buying a bank-owned property is a unique experience, and most people have many questions about the process and the important things to consider when contemplating making an offer on a foreclosed property. Following are some common questions and answers about Ca...
