Golf Course Bargain of The Week - I search golf course homes in south metro Denver on a daily basis and almost without fail I come across what I perceive to be a bargain, a bargain in my eyes is a very well priced home, backing to a golf course, relative to the other homes on the course. A few weeks ago a home that originally sold for $3.4M, was sold as a short sale for just over $800K, that is a BARGAIN.  This week I found a couple golf course homes on Plum Creek Golf course that backs to the lake and the course and is listed at just $271,900, it has 4 bedrooms, 3 bathrooms and a 3-car attached garage and over 3800 square feet of living space. Just one tee box over is another great priced ranch style home, listed at $259K, this home has over 3000 square feet, 2 bedrooms and 2 bathrooms...

Our team watches the market for Castle Rock homes for sale very closely. Several of our team members live in and around the area and we are always looking for great deals on Castle Rock foreclosures for our clients. This task has become much more difficult this year, as the number of Castle Rock foreclosures and HUD homes has fallen drastically. Where as last year HUD sold 27 single family home in Castle Rock, this year, HUD has sold just 2 Castle Rock foreclosures and there are only 3 under contract. While this declining inventory is happening for all Castle Rock homes for sale, it appears to be hitting Castle Rock foreclosures harder. What is Shadow Inventory - and What Will It Do To The Real Estate Market? Shadow inventory are homes that have gone through foreclosure and the bank normally list them for sale with a real estate broker. However, what we're seeing is that because the bank knows they are going to take a loss when selling these properties they are holding onto them thus the "shadow". In Denver alone, there are approximately 13,000 residential homes & condo's for sale in the Multiple Listing Service to date.
