This report includes only detached single family Broomfield CO homes that sold between $300,000 and $400,000.  I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work. Currently, there are 10 Broomfield CO homes for sale in this price range.  One of these hom...

See Broomfield CO Homes for Sale between $200,000 and $300,000 See current market reports for Arvada, Westminster, and Broomfield CO (click the link) Read on for a report on Broomfield CO Home Sales: What this report tells you:  The trend for Broomfield CO homes to sell at or above list price is not nearly as strong as it is in Arvada and Westminster. Eight of last month's 22 sales involved the seller paying part of the buyer's closing costs, although the amounts were small for the most part. Although the percentage of distressed sales is up, so is the number of homes sold and the days on market is WAY down. Broomfield absorption rate:  About one month Broomfield homes sold last month at or above list price: Four sold at list price, only one sold above list price. Click this link to see...

See current market reports for Arvada, Westminster, and Broomfield CO (click the link) See Broomfield CO Homes for Sale under $200,000 Read on for a report on Broomfield CO home sales: What this report tells you:  Broomfield home sales are struggling in the under $200,000 price point when it comes to days on market and percent of distressed sales.  However, the fact that are so few for sale, and so few buyers are asking for seller assistance with closing costs leads me to believe that investors are active in this category of buying houses in Broomfield. So I did a little more checking, and discovered that 1/3 of last month's Broomfield home sales below $200,000 were cash sales.  I expected to find that several of them were 'fix & flips', but none were.  None of those for sale or under c...

Our team will be listing a home in Broomfield in the coming days. as we were conducting our research, we pulled the latest market statistics on Broomfield homes for sale. There are some very interesting numbers in this report, and we wanted to highlight them here. The most striking number in the report is the average days on market. Over the past 2 months, the average number od days a home needed to sell was 64. This is incredibly good news for sellers and shows a dramatic improvement over the past 12 months. Typically, a balanced market is one where average days on market is rough 6 months. Please remember that numbers for individual neighborhoods vary. We would be happy to run a report for your specific neighborhood or an area you are considering purchaing in. Just give our team a cal...

Broomfield, CO is a unique suburb which is situated in the middle of Boulder County. Even though it was once a part of Boulder County, now it's its own municipality with its own school systems, police force, local government, and fire departments. Being that Broomfield is the sixteenth most inhabited city in Colorado is a good indication of precisely how well-liked the city is. One of the important advantages of residing in Broomfield is the massive variations of cost-effective housing.   New Homes For Sale In Broomfield Colorado     Ok, time for the monthly update of the market for new homes for sale in Broomfield.  It is good to see that construction is back and there are quite a few choices in the New Homes Market.  Lets first take a general look. Of the NewHomes For Sale in Broomfield Colorado the price break down is as follows Over 1Million, there are 3 luxury builders that have taken it to the next lever.  I would definitely take a look at the Wistlepig neighborhood.  I have a personal friend and know the neighborhood, it is amazing. The next exciting area for the luxury buyer in the New Home Market for Broomfield Colorado would be Spruce Meadows, I’ll be writing more on that in a different blog.  They have seen a drastic price reduction out there, but where the ...

Colorado short sale homes, at least in the Boulder and Broomfield area are not in as abundant supply as some places.  We are poised for a recovery in this market and we were not as deeply hurt as other areas. This beautifully crafted home in the lovely Crystal Pines neighborhood of Broomfield offers a tremendous buying opportunity for some very lucky soul.  Colorado short sale properties like short sales anywhere offer up images of decrepit structures or neighborhoods.  The reality for this home and for many short sales in Broomfield and Boulder counties is quite different.  Frequently a Colorado short sale home has been lovingly maintained and lived in until some hardship arises and the sellers can no longer stay in the home.  With the change in property values over time from the infla...

There is something for everyone in Westlake Village in Broomfield.  Every style you could want is there whether you are a baby boomer and prefer a ranch or whether you are someone younger with or without a family and prefer a two story, tri-level or 4-level. What I like about Westlake Village is that the homes there are older, most of them built in the 1970's, but are priced very moderately and I think many buyers in today's market are wanting to play it safe and buy conservatively.  To that I say, "Way to go, I like it!!" In Westlake Village, a HUD owned ranch, similar to this, sold in Nov. 2011 for $110,000. Oh and did I mention that this house also had an attached two car garage, a full basement, and no HOA?  I think a home such as this is a great alternative for a retired person or ...

Horse Property west of I-25 in the north corridor of Denver can be hard to come by at a reasonable price, but here in Mustang Acres your dream of owning horse property for around $300,000 to $400,000 that is within a 20 minute commute of downtown Denver, can indeed be a reality.  Granted the homes were mainly built in the 1970's, but many are well kept and usually include at least 2 acres of horse property.  Mustang Acres is a great commute to I-25, E-470 and Hwy. 7 into Boulder.  It is also within a stones throw away from the Orchard Center on Huron and 144th Ave, which has great outdoor shopping and a nice selection of eating establishments.  A nice two story with no covenants that had not only an attached 2 car garage, but another detached garage/workshop on 2.18 acres, just recently...

Mentors - the Good, the Bad and the Ugly Okay, what's the deal, every where I turn I hear about this persons "Mentoring program" or that companies "Mentoring program" With all of these "Mentors" why hasn't the failure rate in the Real Estate business gone down? Could it be that the term is being over used? I hate to go to the dictionary, but what exactly is a 'Mentor"? The dictionary defines A Mentor as 1. A wise and trusted counselor or teacher. or, 2. an influential senior sponsor or supporter. I contend that everyone can use a mentor, as defined, in just about every aspect of life; Business, Finances, Spiritual, you name it. I also am pretty sure that the term Mentor is over used. I would venture to say that a Mentor is not a paid trainer or a mediocre agent assigned to a new agent a...
