This post is for those of you moving or considering a move to the Boulder, Colorado area.  I know a lot of people who have recently applied for Open Enrollment for their children in the BVSD and were not selected.  The schools do not have many openings so you are then left to attend your neighborhood school. For people moving to this area it's important that you understand this because it's very likely the neighborhood school assigned to your home address will be the school where your children will attend unless you consider a private school. Here is some pertinent info from BVSD as a reference for you. The Boulder Valley School District has an Open Enrollment Policy: "Students may attend their district designated neighborhood school (based on home address), or application may be made f...

It is vital to get a precise result of the property valuation in an appraisal. For a financial institution to agree to a specific mortgage amount on a home mortgage, the home under consideration must be evaluated at equal to or more than the amount you're asking for, so it is an essential aspect of the house purchasing method. There's a professional group that is present for people like house surveyors, that makes it comparable with other property-oriented groups. The Royal Institution of Chartered Surveyors, recognized more informally as RICS, represents and oversees property-related experts globally as an independent professional group. Its founding happened in London in 1868. Ever since its beginning, RICS has provided its services to countries like Canada, Hong Kong, Australia and al...

Over the past couple months I've been doing a little research of the homes built in the Martin Acres neighborhood. For those of you who may be researching South Boulder Colorado real estate, Martin Acres is a great community South of the CU campus and convenient still to the best amenities of Boulder.  Martin Acres is made up of three parts: Martin Acres, William Martin Homestead and Highland Park. In my research helpful resources to identify model names and builders incluuded: The Historical Context and Survey of a Boulder’s Post WWII Residential Architecture and The Historical Survey of Boulder’s Post WWII Residential Architecture. These surveys appear to cover the time period of 1947-1977. Below are the  model names, builders, and subdivisions.  * Arlington – Built in Highland Park s...

I had a closing this morning with one of my Clients.  They are moving here to the Boulder area from Atlanta, GA.  We started looking at homes last Fall.    They have a young son, so finding an area with a good Elementary School was at the top of the list for my Buyers. We viewed homes in Louisville and Lafayette.  And we were able to view some of the floor plans for the new Ryland development in Louisville (Steel Ranch). After viewing a number of homes the Buyers fell in love with this house in Indian Peaks West.  The Elementary School for this neighborhood is Douglass Elementary in east Boulder on 75th Street.  Doulgass has a great reputation and excellent test scores. The house was listed at $459,000 and my Buyers bought it for $433,500.  Excellent value for the neighborhood and the S...

Here in the Boulder area tonight we are all scrambling to stay warm inside our homes.  I went to one of the local grocery stores at 4pm and it was packed.  Everyone was stocking up food and goodies for the next few days.  I got an email at 3:30 pm stating Boulder Valley Schools will be closed tomorrow (Tuesday) due to the extreme drop in temp's tonight into tomorrow.  Joy!  I get to spend a day with two daughters (aged 7 and 4).    On Friday afternoon we just touched 70 degrees and we were all out enjoying the warmth of the sun.  And now tonight the lows are going to be at least -10 degrees.  Wow!  What a change! This is Colorado for ya!  :)

Just as you may suspect, a fifty year mortgage loan has a pay-off date which is 50 years in the future. You will have reduced payments on a home mortgage which is for such a long time. These types of loans also require a much smaller down payment. By stretching the mortgage loan out, both the monthly payments and the down payment will be much less.Nearly all of these fifty year kinds of mortgages are fixed-rate loans. Because the majority of mortgage loans are for 20 to 35 years less, these home mortgages are very lengthy. The majority of people don’t actually plan to take the entire 50 years to pay the home mortgage off, but that's the time frame allowed.Looking for an institution which will offer you a fifty year loan is not an easy task. Because 50 year loans are a fresh idea, many l...

One of the cool things about living between Denver and Boulder is that Celestial Seasonings is just a short drive away. They have free tours, and I've written about Celestial Seasoning's free tour before. One of the highlights is the opportunity to go into the peppermint room. The peppermint scent is so strong, they have to keep the huge door tightly shut or it would invade all the other tea leaves. But during the tour they let whoever wants to, to stand in there while they talk about peppermint tea. Some can't even go in, some only for a minute. Me, I rush in and stay until the last minute, breathing deep of the fragrance. Anyway, I heard a news report yesterday that people who smelled peppermint every two hours consumed on average 2700 calories less. Well, that could be a totally mean...

Even if you may not have as much sidewalk in Crest View in North Boulder, snow days just may make you tingle.  Not only do you have to leave for work early with the snow, but also shovel your driveway, and any sidewalks.  On our site, 8z.com we recently had an article for Boulder home owners on alternative services to spare the back-breaking work of winter walkway care. Here is a list of these professional services in Boulder:  Professional Snow Removal – “Who Likes to Shovel? We do!” is their mantra. They can plow, haul, clear sidewalk and add ice melting applications. And with 24 hour service at 303-442-7747, they are readily available.  Boulder Snow Removal & Landscaping – Residential services include snow removal, ice control and sidewalk/driveway maintenance. We got a taste of Old Man Winter the past couple of days.  Tonight it's going to dip down into the single digits.  I stopped by Chautauqua Park today and took some pictures of the Flatirons.  Since it was so cold the snow just hangs on the mountains and they look so majestic. Enjoy the pictures.

Happy New Year!  Today we are waking up from a long night of partying and ringing in the new year.  Can you believe it?  It's 2011.  Wow!  It's our custom to think about and set new year resolutions for ourselves.  Some examples are:  I need to lose 10 lbs, stop smoking, start exercising on a regular basis, get to work everyday by 9am at the latest, be a better Mother, be a better Father, save more money for the college fund, or just be happy. I was chatting with my wife today and she suggested we need to look out 10 years with our resolutions and goals.  And I thought to myself this is a great idea. I look back 10 years ago from where I was to where I am today:  I got married in the past decade, we had two daughters, I changed careers from Corporate Sales into Real Estate, we bought an...

The weather here in the Boulder, Colorado area has been very nice lately.  Today it was a bright and sunny day and in the low 50's. With the Holiday Weekend our family thought it would be a good idea to have a picnic at Chautauqua Park in Boulder.  We called some of our friends and they met us after our picnic and then we all went for a hike.  Hiking in the bright sunshine and getting some fresh air felt so good after a long day of presents and eating yesterday. I feel for all the people around the country who are dealing with bad weather and all I can say is you need to move to Colorado!  :) Here are some pics and you can see there were so many people who had the same idea we had so the park and trails were packed with people. Enjoy the rest of your Holidays! Mario

I recently had the unfortunate experience of having to learn where the nearest emergency room was. After nearly two years of living in my current home, I realized I had a vague idea of where it was, but since I (fortunately) have never had to visit, I couldn't be sure. Take it from me - you don't want to have to learn where the ER is while you're dealing with an actual emergency! Being of the generation I am, the first place I turned to find out where the nearest ER is was the Internet. Amazingly, it was very difficult to figure out where the nearest one was! Hospitals' websites aren't exactly user friendly, and even in researching this blog post I had to dig through multiple pages just to find the darn address. The second place I looked was the phone book, which, again, didn't have th...

Boulder Real Estate November 2010 statistics View more presentations from NeilKearney.   For the latest details on the Boulder area real estate market please view the attached presentation.  As expected the market has slowed a bit due to the Holiday season.  Despite the uncertainties associated with the economy there are still some great things happening in the Boulder real estate market.  Did you know that there have been 32 sales that closed above $1.75 million?  A pretty impressive number in a "down" market.
