Arvada is surrounded by cities that do not allow any backyard chicken-raising, or who make the legal process to 'license' backyard chickens so cumbersome as to be nearly impossible. And yet - kudos to our forward-thinking council members who voted to raise the number of chickens allowed to five!  To be specific, five female poultry are allowed, two of them can be turkeys. And yes - I do know of people who have moved to Arvada specifically because of the chicken rules! I hear occasionally of neighbors complaining about chickens, even though they're legal.  Evidently, the gentle clucking noises are bothersome even to folks who have three barking dogs in their yards.  That's just silly!  At least chickens are quiet after dark, and you can't say that for most dogs. Today my Arvada home is graced with the beauty of a re-blooming iris.  All in white, with a background of mums, she just shines! September 5, 2012, Arvada Colorado Iris is my favorite flower, and I love having those exquisite blooms in September. Jealous? I planted them a couple of years ago and this is the first time they bloomed the second time, maybe they just needed time to establish? If you've searched for a home with *mountain views in Arvada or the nearby towns of Golden, Broomfield, or Westminster,  you may have seen many properties that don't actually have the touted mountain view. Often, there is a view of sorts.  If you bring binoculars you can see the mountains betwen the rooftops of a dozen or so other homes, in the winter when there are no leaves on the tress. But sometimes, there's no view at all. How disappointing is that, to show up at a home, excited about this maybe being 'the one', only to discover the promised *view is a mirage in the mind of a 'creative' agent? Arvada's 3-day-long Harvest Festival is coming up in less than two weeks.  Check out the schedule by clicking the link so you won't miss your favorite events!  Starting Friday, September 7, 2012, there's booths, carnival rides, free entertainment, beer & margarita garden, and a kickoff concert in McIlvoy Park. If you're new to Denver to Boulder life, and you want to fit in quickly, this post is for you.  Just learn the proper responses to common phrases you might hear any day of the year, and you're set! If someone says, "Sure is hot today", the proper response is, "Must be humid." To the observation that it's raining or snowing, you should always respond, "We need the moisture.". If it rains two days in a row and someone comments on it, they will expect you to say, "It's getting to be just like Seattle". If someone says that they are, or might get, lost just tell them, "The mountains are to the west." Why pay for an overpriced home in Denver or Boulder when Arvada, the 'undiscovered gem', is right between the two of them? It's true - the average selling price of homes in Pomona Lakes has returned to the 2008 levels. It's fun watching home values start to rise again.  It's happening in Denver, Boulder, and in Arvada - an historic small town located about midway between her more famous neighbors. I spent a few minutes researching the Pomona Lakes neighborhood - a 1970s enclave of more than 600 homes located at Arvada's northern boundary.  Here's what I found for selling prices since 2008, according to Metrolist and after removing short sales and foreclosures:   2008:    Average selling price:  $254,781 2009:    Average selling price:  $245,314 2010:    Average selling price:  $246,764 2011:    Average selling price:  $227,573 2012:    Average selling price:  $253,686 The cynics out there might be thinking ...

Hopefully, people with equity in their homes are not letting the bank take them when they could sell them. I realize there's a gazillion sites where you can find houses for sale, home values, various statistics.  But where can you find out, 'What's the neighborhood really like?' With so many houses to choose from, the more you know, the better you'll feel about your final decision. And while we all hope our homes will go up in value, one thing we've learned lately is that we might have to stay put awhile, so the more 'at home' we are in our neighborhood, the better!
