The absorption rate continues to be high, currently at 7 months, which speaks to the high number of days on market.  But even 86 days on market is better than last year's 112 days! See current market reports for Arvada, Westminster, and Broomfield CO (click the link) See Arvada Homes for Sale between $300,000 and $400,000 Read on for a report on Arvada Home Sales: Arvada homes being sold in the $300,000 to $400,000 price range continue to see improvement in the number of days on market and the percentage of distressed sales, looking back over the two years covered by this report.  In addition, the number sold is increasing.  All this with only a 1.5 month absorption rate and low levels of competition from foreclosed homes. The only concern for homeowners wanting to sell an Arvada home in this price range is competition from new construction.  Even so, most new construction is priced above $400,000 in Arvada.  Only 7 of the 43 homes currently under contract are new...

A Happy Conclusion To A Lender Nightmare!     Westminster, CO -  Wow!!  What a crazy ride over the last 5 weeks to achieve a sell and buy for my clients!! Now, keep in mind that these are clients from a sell / buy scenario of about 14 years ago.  So, it is nice to get past clients back around to assist them in their next real estate endeavor!!  OH MAN, what an endeavor it has been!! There are so many things to do in or near Arvada, I can't keep track of them.  So, I decided to put them into a blog post and update it as I see new adventures so that while I'm helping myself remember, I'm helping you too!  I will continually add to this post, so check back every now and then.   Date-Sensitive Adventures These are the events that I regret missing the most, because I will have to wait a year for most of them to happen again, and some will never happen again. The 'Home Affordability Index' is determined by the National Association of Realtors based on three statistics: Median Home Price Median Family Income Average Mortgage Rates Right now, the Home Affordability Index is higher than ever before, indicating that more people can afford to buy a house now than ever before. However, if any of those three factors change, your opportunity to get the best deal on a house will fade. Median Home Price - home prices are going up all across the country, and certainly we are seeing that trend here between Denver and Boulder. The only number that needs improvement is the number sold, but even a 3-month absorption rate isn't bad. Interesting that, though there are distressed properties to choose from, only 'regular' sales closed in December.  That tells me homeowners must price realistically to complet...
