A Happy Conclusion To A Lender Nightmare!     Westminster, CO -  Wow!!  What a crazy ride over the last 5 weeks to achieve a sell and buy for my clients!! Now, keep in mind that these are clients from a sell / buy scenario of about 14 years ago.  So, it is nice to get past clients back around to assist them in their next real estate endeavor!!  OH MAN, what an endeavor it has been!! YES, we have finally closed on the sell of their home and the acquisition of their next home all in one day, last week!!  Needless, to say.... but of course we will, since that is what this platform is all about!!   Patience was sure tested over and over again in this loan qualifying up to approval for BOTH my clients and the purchasers of their home. A Tale Of Two Transactions in Arvada and Westminster, CO! Westminster, CO- Things that go "bump" in the night, can make your hair fall out!  Or in my case, not shave until these transactions get CLOSED!!   Regardless, of the preparation and planning, sometimes there are elements that are just OUT of your ability to control.  Please, let me share!! It all started, with a new listing in Westminster with some of my past clients, actually 14 yrs ago I sold their home and assisted them in buying this current property!!  We placed the home on the market in August, and after taking the appropriate adjustments, we were able to procure a buyer in early November. The 'Home Affordability Index' is determined by the National Association of Realtors based on three statistics: Median Home Price Median Family Income Average Mortgage Rates Right now, the Home Affordability Index is higher than ever before, indicating that more people can afford to buy a house now than ever before. However, if any of those three factors change, your opportunity to get the best deal on a house will fade. Median Home Price - home prices are going up all across the country, and certainly we are seeing that trend here between Denver and Boulder. Median Family Income - I don't know if this is figured after tax, but since taxes are going up the reality is that this may decrease.  Hopefully, more people will be getting jobs, or better jobs, so this number will stay strong. The only number that needs improvement is the number sold, but even a 3-month absorption rate isn't bad. The City of Arvada is offering three convenient drop-sites for residents to recycle Christmas trees free of charge. Your Christmas tree will be turned into valuable mulch and soil builder to nourish future trees.The City Parks Maintenance Shop at 7800 W. 62nd Ave. is accepting trees Monday through Friday 7:00 a.m. - 3:30 p.m. through January 18, 2013.  Lake Arbor Lake Park at 6400 Pomona Drive and the Lutz Sports Complex at West 58th Ave. and Miller Street are also accepting trees.
