After the big controversy about the long-standing community garden in Arvada, I'm keeping my eyes open for good news about community gardens. I came across an announcement on the website for the City of Arvada, about an organic community garden at Alkire and 83rd called 'Rose Roots'.  Pre-registration is Sunday (January 15, 2012), at 3:30, in The Depot at the Village of Five Parks.  Plot fees are $75, be prepared to pay at the meeting to reserve a plot. It's a potluck, they say to bring your favorite farm food to share. I don't see any contact information on the announcement and can't find a website. The logo for Denver Urban Gardens is on the announcement so I went to their site, but don't see any mention of it.  I'd like to provide that info, because I did see a couple places where th...

  The Village of Five Parks is a popular Arvada neighborhood because of its beautiful west Arvada location, and desirable amenities.  It really does have five parks, plus a pool, a small commercial area, and a lovely variety of homes. The Village of Five Parks (often just called Five Parks) is one of the most photographic of Arvada's neighborhoods, as you can see from the few photos I took yesterday, and those I took for an earlier Five Parks post.   I was there about 3:00, just as school was getting out. I got a kick out of the various modes of transportation for getting kids home.  Moms bicycled with their little ones, dads and their kids rode scooters home, and a grandma toted her tykes in a red wagon.   Arvada’s Five Parks neighborhood currently has 15 homes for sale, ranging in price from $275,000 to $300,000 for attached homes. Available detached homes start at $375,000 and go as high as $525,000. Two of these are short sales. Most of the listed homes have been on the market for several months, which is not unusual in this price range. There are three Five Parks homes currently under contract. Their listed prices were between $375,000 and $435,000. One of them is a short sale which has an offer on it pending lienholder acceptance. The number of days before these homes went under contract were 355 for the short sale, 126 and 369 for the other two. Sales statistics for the Five Parks Neighborhood of Arvada, Colorado show a dramatic slowing of homes sold, and a corresponding increase in *absorption rate. *Absorption rate is the amount of time that it would take for the current number of homes for sale to close, assuming no other homes came onto the market, based on the number of homes sold in past years. 2006 saw 44 sales ranging from $250,000 to $635,000. There were no foreclosures or short sales. Many of these homes were new construction.2007 saw 44 sales ranging from $293,000 to $540,000.  There was one short sale.  A few of these sales were new construction. 2008 sales dropped to 28 homes, ranging from $232,200 to $535,000. 2009 is where we see the drastic change.  Almost halfway through the year, only 5 homes have sold, and tw...
