While I knew the home in Davis might take longer than a few weeks to sell, I did not anticipate it taking almost a year. A good part of that can be blamed on the two separate sets of buyers who tried to purchase this home and then later changed their minds. Through no fault of the property.One particular buyer received an appraisal that was $10,000 lower than our sales price, which was more than a million. When the sellers agreed to lower the price by $10,000 to match the appraisal, suddenly the buyers concluded they should squeeze for another $50K or so by attempting to renegotiate! Funny coincidence is right after I uploaded all new photographs for my pool home in Davis listing, I received a notice from MetroList. The "courtesy" email was a harassment letter asking for copies of my paperwork to prove I had all of it signed. Apparently, some agent contacted MetroList and said, "I don't think this agent has her paperwork in order and you need to investigate." This must be a complainer who doesn't know anything about me. Or, that finger triggerest would not be trying to report a former escrow officer, a person dedicated to paperwork and its accuracy, to MetroList. Well, so many agents do not think.And apparently there is something in MetroList rules that says any dues-paying member can request an investigation if they suspect something. Something what? This is the story of another home I sold twice and got paid once. But I always do what it takes to close. Some agents get upset, throw in the towel and walk away, and I've never understood that attitude. My promise to my sellers is I will do whatever it takes and for however long it takes to sell their home. Sometimes buyers cancel and we have to sell again. It is not our fault. I have an appointment on Monday to list another home in the Bridgeway Lakes area of West Sacramento. For some reason, I seem to sell a lot of homes in West Sacramento. It's very close to Land Park, where I live, so it is just a hop, skip and jump over the river to the other side. Plus, after they put in the bridge on Broadway, it will be even closer. The better news for today is I have a brand new listing in West Sacramento to share with you. I am such a sucker for historic homes. Perhaps it's because I didn't much appreciate or see the value when I was younger. They were just houses. A place to live. (This is what happens, perhaps, growing up in the suburbs, ewww, it's not new.) But then one day you realize how significant these older homes are. Or, at least that's how it happened with me. Complete transformation resulting in a fixation.Others feel this way about older homes. It's an undescribable urge to preserve for future generations. Over the past 6 months or so, it seems I've been averaging at least one sale a month in West Sacramento. It's fairly close to my home as I can drive just about anywhere in West Sac within 15 minutes. As a Land Park resident, I'm also excited about the proposed bridge over Broadway into West Sacramento, which will make that route much more direct: the way the crow flies.This also means West Sacramento residents will have an easier and more direct route to all of our exciting restaurants and nightlife in downtown and Midtown Sacramento.  Part of the real reasons I love selling condos at Riva on the River is because I know the layout of every street and I can easily drive straight to any condo. Some condo complexes, it's easy to get lost driving in circles, especially when one does not consult the map at the entrance. Plus, I have actually read the HOA regulations; I keep an extra copy on hand. I feel competent to answer questions from buyers because I've seen every floor plan. I have specific knowledge about why some condos sell for more than others. And last, I've sold a bunch of Riva condos. Why, I recall when the prices were $100,000 at the bottom of the market in 2011.  My clients are from Russian descent, the sellers who sold their condo that closed yesterday in Riva on the River in West Sacramento. I could tell at our first meeting that they held a high level of expectations, not only from their Realtor but they also hold their own actions accountable and communicate with extreme dignity. It was a refreshing experience in some ways from my regular interactions with some people. For example, they didn't have a carbon monoxide detector when I took the listing.
