While I knew the home in Davis might take longer than a few weeks to sell, I did not anticipate it taking almost a year. A good part of that can be blamed on the two separate sets of buyers who tried to purchase this home and then later changed their minds. Through no fault of the property. One particular buyer received an appraisal that was $10,000 lower than our sales price, which was more than a million. When the sellers agreed to lower the price by $10,000 to match the appraisal, suddenly the buyers concluded they should squeeze for another $50K or so by attempting to renegotiate! Wha?So, selling a home three times to get paid once can happen, of course. But, the most important thing to me in any real estate transaction is keeping my sellers happy. Which I accomplished. Any agent can...

Funny coincidence is right after I uploaded all new photographs for my pool home in Davis listing, I received a notice from MetroList. The "courtesy" email was a harassment letter asking for copies of my paperwork to prove I had all of it signed. Apparently, some agent contacted MetroList and said, "I don't think this agent has her paperwork in order and you need to investigate." This must be a complainer who doesn't know anything about me. Or, that finger triggerest would not be trying to report a former escrow officer, a person dedicated to paperwork and its accuracy, to MetroList. Well, so many agents do not think. And apparently there is something in MetroList rules that says any dues-paying member can request an investigation if they suspect something. Something what? I don't know. ...

There is little more exciting than watching a property you've held open every single Sunday and worked so hard on going into escrow. I imagine over the course of the last couple of months, I have fielded more than 300 agent and buyer calls about this listing. Drumming up desire for this gorgeous home.Even my brokerage jumped in and included the listing in its social media posts. That's how beautiful this home is. Some of the million-dollar-plus homes in Davis simply take a bit longer to sell than the lower-end homes. We still set the sole stats in East Davis for average days on market this year for million-plus homes. All due to our digital advertising, luxury portfolio, high-tech combo / personal-touch targeted marketing. You can read more in my personal blog today at this link: Sorry,...

A West Sacramento seller I've been talking to since early March, which was two trips ago while in Hawaii, has now decided to sell. He owns a pool home in West Sacramento, one of my favorite specialities to sell. That's because people who are buying a pool home generally have their hearts set on a pool home. Everybody's happy. So, the first thing I did was to call the agent who represented the backup buyer who did not get to buy my last listing of a pool home in West Sacramento, and put her on notice this listing is coming.Interestingly, I long ago wrote an article for About.com, which is now The Balance under Dot Dash, about swimming pool homes in which I made the observation about the 3 types of people who consider pool homes: People who would never buy a pool home People who really lo...

This is the story of another home I sold twice and got paid once. But I always do what it takes to close. Some agents get upset, throw in the towel and walk away, and I've never understood that attitude. My promise to my sellers is I will do whatever it takes and for however long it takes to sell their home. Sometimes buyers cancel and we have to sell again. It is not our fault. It is the buyer's fault. But after closing this sale with the second set of buyers, I can't say it all went smoothly. We had glitches with the lender and the buyers messed up signing. After it closed, I texted the agent on the other side to see if everything was OK because I was genuinely concerned. Her response, well, let's just say it made me regret even asking. When will people learn they should not cut off th...

I have an appointment on Monday to list another home in the Bridgeway Lakes area of West Sacramento. For some reason, I seem to sell a lot of homes in West Sacramento. It's very close to Land Park, where I live, so it is just a hop, skip and jump over the river to the other side. Plus, after they put in the bridge on Broadway, it will be even closer. The better news for today is I have a brand new listing in West Sacramento to share with you. This is in the Southport Gateway community, which is closer to I-80 than going further south into West Sac to the other end of Southport.  This home is a model I have sold before, featuring twin single garages. His-and-hers garages. If that were my home, my side you could park in but my husband's side would be filled with storage. You can read more...

Sometimes sellers in Davis just hit the market at its sweet spot like this home in Lake Alhambra Estates in Davis that just hit MLS this morning. It is the only home in this neighborhood for sale, that I can find anyway. I suppose somebody could have an off-market listing, but this is the only home I can find in MLS. In fact, it is only one of eight homes for sale in that entire ZIP.The big selling point of this home is its spectacular yard. I mean, the seller went all out and updated the yard more so than most people would pay to remodel entire homes. He is very proud of the fact the yard features 59 drains. But you will be impressed by the newer gunite (pebble and glass) solar-heated pool and spa and the surrounding custom improvements, including a spectacular outdoor kitchen. Listed ...

I am such a sucker for historic homes. Perhaps it's because I didn't much appreciate or see the value when I was younger. They were just houses. A place to live. (This is what happens, perhaps, growing up in the suburbs, ewww, it's not new.) But then one day you realize how significant these older homes are. Or, at least that's how it happened with me. Complete transformation resulting in a fixation.Others feel this way about older homes. It's an undescribable urge to preserve for future generations. And that's what I believe this Craftsman has going for it. You can read more in my personal blog today at this link and see more photos: Beautiful 5 Bedroom Craftsman Fixer in Woodland for Sale.

Over the past 6 months or so, it seems I've been averaging at least one sale a month in West Sacramento. It's fairly close to my home as I can drive just about anywhere in West Sac within 15 minutes. As a Land Park resident, I'm also excited about the proposed bridge over Broadway into West Sacramento, which will make that route much more direct: the way the crow flies. This also means West Sacramento residents will have an easier and more direct route to all of our exciting restaurants and nightlife in downtown and Midtown Sacramento. West Sacramento, especially Southport, Bridgeway Lakes and Bridgeway Island, are great places to live. Newer homes, established neighborhoods. But prices have been going up. It's becoming more difficult to find a home with larger square footage for sale un...

Part of the real reasons I love selling condos at Riva on the River is because I know the layout of every street and I can easily drive straight to any condo. Some condo complexes, it's easy to get lost driving in circles, especially when one does not consult the map at the entrance. Plus, I have actually read the HOA regulations; I keep an extra copy on hand. I feel competent to answer questions from buyers because I've seen every floor plan. I have specific knowledge about why some condos sell for more than others. And last, I've sold a bunch of Riva condos. Why, I recall when the prices were $100,000 at the bottom of the market in 2011. Today, they are almost 3 times that much, and it makes me wish I had bought every single condo I sold back then. Also, I got this listing courtesy o...

My clients are from Russian descent, the sellers who sold their condo that closed yesterday in Riva on the River in West Sacramento. I could tell at our first meeting that they held a high level of expectations, not only from their Realtor but they also hold their own actions accountable and communicate with extreme dignity. It was a refreshing experience in some ways from my regular interactions with some people. For example, they didn't have a carbon monoxide detector when I took the listing. Since a CO2 is required in California, and my clients lived in the Bay Area, I went out to my car, grabbed a carbon monoxide detector to plug into the wall. I didn't want them to have to drive back to the condo for this. The following day, the sellers went to Home Depot -- a place I will never d...

#JustSold  6-5-17 in #WestSac. This was a fun transaction for me for a few different reasons.  First, i helped these clients buy the home 10 years ago! #OldDude .  It's always a pleasure to help repeat clients move onto the next chapter in their lives.  Secondly, they are currently living in Japan.  So that added an extra element that is not normally in a real estate transaction.  I always like new challenges.  At the end of the day we got the property sold for over list price in under a week!  #HappyClients #RepeatClients #SacramentoRealEstate Excellent West Sac Home Featuring 3 beds, 2.5 baths and 1619 square feet.  This home boasts an open and bright floorplan with stainless steel appliances, energy efficient dual pane windows, new carpet, upstairs laundry, lots of storage, freshly p...

I've only been teargassed once in my life, and that was in 1969 at the March on Washington. Since then, I haven't really encountered strong arm tactics or even interacted with the police much. But I had forgotten how the police sometimes rely upon intimidation and threats, yelling and screaming and such.  It was a little bit like being in a TV show, but not as visually creepy as, say, American Gods where they stuff climaxing people up your hooha. Of course, you can read more about the story in my personal blog today at this link: West Sacramento Police Demanded Listing Agent Stop Selling House.
