Dear Friends and colleagues, I recently had a closing representing a Vallejo CA seller. After the closing the sellers gave me the remotes for garage doors. So I went by the sold property to drop off remotes and the new owners I happened to meet. I shocked my mind what they said..... Oh we wrote 3 offers at the same time and all three got accepted, then the buyers said we decided yours was the best one. To the public it is a breach of contract for a buyer to to this unless the buyer has a pile of cash and plans on closing on all 3 properties. This particular buyer was a first time FHA buyer and were not advised by there Realtor it is illegal, which tells me either there realtor is untrained and unethical.  I am not allowed to disclose who the brokerage is but if your in my area there is ... 06/18/2025

Hello Everyone,I recently read a article about a Realtor patting herself on the back in my market because someone broke into a vacant house she had listed and took the appliances. She went on to say how awesome she is because the seller was reimbursed. So here is the problem, where I work the crime rate is pretty high and police force is pretty low. In fact, if someone gets into a house and says "I live here"  the police are called, they arrive,  then will call it a civil matter you will have to work it out win the courts  so intruders  have free housing for the next 3-4 months. Putting a "For Sale Sign" in front of a house in my market invites the homeless and intruders its a Billboard for them in code it means Please Enter! Hello Everyone, I just recently received a offer form a local broker in the Vallejo area and she was charging her buyer client a $699.00 FEE to do there paperwork. Did you know that agent is already being compensated to do this by the seller?  I have been selling homes in Vallejo CA 18 years and have never seen something that shrewd. We as Realtors have a duty to look out for the community during there home purchase  "Not" take advantage of a first time home buyer.  I mentioned to that Broker "Hey" why are you charging a ridiculous fee like that and of coarse all it did was make her angry. Dear Friends Clients and future Clients, So as you have probably been seeing and hearing ( social media) the realtors bragging about selling a home in 6 minutes, before it went on market and so on claiming how great they are. These posts really says one thing that they did a disservice to the seller by not marketing the property for a least a week thru a weekend. The reason they should have was because during that time it was normal to receive 5 or sometimes 10 offers in Vallejo and basically that means all the other buyers were shut out and would/could have wrote a better offer because of the competition. Our friends from the Solano Pickleball Club invited our Elk Grove group to join them for a big party at Allan Witt Park to celebrate two of their member's birthdays and their brand new courts.  Their club is always so gracious.  They treated us to some really tasty food and, more importantly, some very spirited, but friendly competition.
