Elk Grove Market Update, August 2021-Seasonal Slowing?     Elk Grove is showing strong price growth year over year, but look at the median price over the last few months; April     $557,000 May      $600,000 June     $600,000 July       $605,000 Aug.      $598,000       The month over month median price growth has leveled off the last few months.  Also, the continuous days on market has gone form 11 days in August to 23 days on our current homes on the market for sale.  It sure looks like we are having a more normal last half of the year exhibiting some seasonal slowing.     If you are a home buyer that has been frustrated with the very heated market in the first half of the year, this could be a good time to re-engage in your home search.  The market is not slow, but there definitely i...

Those who know me also know I prefer watching video rather than reading books these days. But, I also have a fascination with pirates, and to learn as much about them as I’d like, I’ve found several books that provide information my hungry eyes have devoured!Real accounts of pirate history are far more colorful than any of the fantasy stories often told about pirate lives.  With the pirates, truth trumps fiction!  The recounted lives of Stede Bonnet, Blackbeard, and other pirates of the Golden Age are printed on pages among my collection of books. In summer 1717, Stede Bonnet originally a wealthy plantation owner from Barbados, came down with an obsession for pirating.  Alas, Bonnet wasn’t the most adept of pirates, and several of his outrageous blunders would have made crazy, comical e...

Earlier today, I read a blog post from Margaret Rome, titled, “Don’t Assume.” Margaret addressed things Realtors shouldn’t assume about home buyers and their wants/needs.Margaret's words brought to mind similar thoughts I had on this topic a few weeks ago, while attending my high school class reunion. The reunion was hosted on the 8+ acre estate of a classmate and her husband.  The stately 4,000 square foot home came with every amenity imagined.  It also was cradled in one of Greater Sacramento’s more upscale communities. As I entered the front doors that day, I immediately became aware there was a big game hunter who dwelled within.  The large room where we gathered had a wonderful fireplace at one end, and a bar at the other.  On the massive stately walls, taxidermied remains of many la...

There has been a lot of discussion over the last month about the real estate market starting to slow down a bit.  It reminds me of a white water trip that we took a few years ago.  The last two rapids we encountered were Last Chance and Freight Train. Last Chance was named as it was because it was the last chance to get out of the river before you encountered the huge, very fast moving water of the Freight Train Rapids.  Now, just because Freight Train was such a fast stretch of water did not mean Last Chance was a piece of cake.  In fact, we all were knocked out of the boat at Last Chance and many of us had to reach for the lifeline that the guides threw us from the river bank.  The water was still fast, just not as fast as Freight Train.  Elk Grove Statistics for Julydata per Sac...

Have you ever had one of those days, where you wanted to enjoy a simple but tasty seafood meal – one without fanfare?  When I first awakened this morning, I found our Sacramento area temperatures had dropped significantly.  And, it was overcast!  At 5:30 am, I couldn’t determine if this was a new weather pattern moving in, or instead it was smoke from our Northern California wildfires.  One thing for certain, when I asked my soul if it wanted to do our usual early morning swimming at the health club, the answer was a resounding, “No!”  So, instead the morning was spent tidying up storage shelves in the garage. And, there were other tasks accomplished as well!  As the noon hour approached, I had memories of a simple, but pleasant lunch enjoyed last week.  It came from our local Tugboat F...

I am lucky and blessed to have such wonderful clients. Two of these three recent clients are repeat customers.  I consider all three friends now.  It is sad that two have moved out of our area.  It is rewarding to know that they both are where they want to be.  Dreams do come true! Thomas and Keiko Takeuchi"We have used Ray twice during the last few years.  First to sell my mother's home and her belongings.  Ray and his wife were very helpful and truthful about what would and would not sell.  They were very organized so we used Ray to sell our home during the COVID pandemic.  It was a hectic time, plus we had to follow COVID Guidelines.  We got a lot done in a short time.  Without Ray's help, we would still be trying to sell our house and not be in Southern California near out daughter....

Sherm ChavoorWhile the Tokyo Olympic Games are currently going on, I'd like to take this opportunity to honor a historic Sacramento person, who helped catapult our area into the limelight of Olympic Swimming for three decades.Sherm Chavoor, founder of the Arden Hills Swim and Tennis Club, developed and opened the hallowed ground (and waters) under his single proprietorship in 1954. This private club, in Carmichael, offered swim and tennis facilities for members; and the waters of the pools became magical to many competitive swimmers, who were trained under the watchful eyes and wizzardry of the Merlinesc Chavoor. Chavoor's training consisted of barking incantations of swimming farther and faster than anyone else (revolutionary over-distance training), his aqua alchemy produced swimmers ...

"Ray, do you remember those stuffed Cornish game hens we used to do and where the recipe is?" "Why yes, Mary Margaret, I do, San Francisco Encore." She was shocked that I remembered, given that I own at least 100 cookbooks, but some things are just too important to forget! Anyway, that is how our Sunday evening plans started to come together; stuffed Cornish game hens, potatoes, salad, may dad's famous garlic bread and tofu chocolate pudding!           The meal turned out really well so I thought I would share a few of the recipes.  It has been a secret for years, but I may just reveal the secret to my dad's garlic bread.  Stuffed Cornish Game Hens(two hens)Saute 1/4 cup chopped shallots for 2 minutes, add 3/4 cup of chopped, cooked spinach to shallots with 1/2 pound chopped mushroo...

The median sales price for single family homes in Elk Grove is up 30% from June 1, 2020-June 30, 2021.  Remarkable!  Yes, homeowners are still happy and it is still difficult for home buyers.  On average, buyers are paying 7.6% above list price.  Month over month, the median price and average prices are essentially the same (see May Report).  One month does not make a trend, but maybe our market is leveling off a bit.  It will be interesting to see how prices move over the second half of the year.  View Homes in Elk Grove      This month I thought it would be interesting to see how the pricing is for Elk Grove's three main zip codes versus all of Elk Grove.   95758 has the highest price per square foot, but the houses sold are smaller than the other two zip codes, on average.  Co...

In Sacramento when temps reach 107 degrees, it's important tasks be completed early in the day. Then have a nice lunch, and understand there's nothing more important that keeping one of your kitties company while he naps, and you watch Judge Judy. We're in a heat wave here. Tomorrow's temp is slated for 113 degrees - Not fit for man, woman or beast!  I take pictures for the purpose of remembering fond times.  I do not impose copyright restrictions on this photo, so you may feel free to use, or distribute as you wish.  However, should you need a Real Estate Professional in the Greater Sacramento area, I hope you will contact me by email or by visiting my website www.myrljeffcoat.com - Thank You!

What if my photographer was not going to Hawaii and had not scheduled a few days earlier than I wanted him? What if we had scheduled the photography session for later in the afternoon, an hour later or just 15 minutes later? What if my client could not meet us at the house that day? What if the fire truck had become bogged down in the recently plowed field it had to drive through? What if the cars had been involved? What if the shed full of fuel and other accelerants had ignited? What if recent work had not been done of the septic tank to create a natural fire break? What if whoever started a fire in the same area the day before, didn't started this one at a different time?My client would have lost the home she grew up in and maybe a lot worse.  Was it Fate, Karma, the Hand of God or just plai...

"There is not a chance that I am chasing a Wiffle Ball all over a silly, little court," I answered my dad a few years ago when he invited me to play Pickleball.  Two things about that statement.  One, I know God has a real sense of humor because every time I make a emphatic statement like that, it turns out to be 100% wrong.  Two, I should have known, dad is always right.  I am grateful for the day he demanded, "get your stuff, we are playing!"  He could not get me off the court that day.  Why did I wait so long?Dad     During the pandemic, I played quite often and now that I can travel again, my first two vacations have included Pickleball.  I played in a big Newport Beach tournament in May.  It did not go well!  My friends and I have vowed never to speak of that incident again!  ...

I often say my greatest regret in life was missing Woodstock. However, during the time of that colossal event, I was busy raising kids, and that wasn't all bad. Coupled with my children's achievements, and those of my grandkids, I often feel I'm dwelling in the midst of a rock star existence.Today, I received news my grandson, John Luis, who graduated from Rice University last year, began his Physician Assistant Program at Oklahoma State University.

Yesterday was another really hot Sacramento day - Temp around 105 degrees. Some family members found their way to my home for a little "Us Time." We wanted simple faire, nothing fancy - Hot Dogs, Sausages, Potato Salad, Corn on the Cob, Coleslaw, Watermelon, Apple Pie, etc. However, Filet Mignon Skewers, Watergate Salad, and a Key Lime Pie, also appeared on the table! We weren't able to comfortably do outdoor activities originally planned, because of incendiary heat, but still it was really good to be together, and visit! The photo is of two of my granddaughters (Macie and Sophia) and myself.

A California builder I know was negotiating with his painter when the painter said, "You need me more than I need you!"  This same builder sent me  an itemized list of over 22 items that they could not get at all, were difficult to get or were subject to hyperinflation.  I recently had to paint a rental and had to visit several Sherwin William's paint stores to get the paint I needed.  The sales clerk told me they did not expect to get back to full production until September AT THE EARLIEST.  In PebbleCreek, a 55+, resort style community, if you purchase a new home today, it will be delivered in 30 months.  It seems like the story is the same wherever you go.  There is not much supply and/or prices are rising.      What does it all mean for the housing market?  I am not much for pr...

My grandkid, Macie, graduated from University of California Davis this morning. It took her just 3 years to get her degree in Cognitive Science, with a minor in Psychology. Not bad for a 20 year old. She's going to take a gap year, while applying to graduate schools. In the meantime, she's got a sweet job teaching Red Cross safety classes, and will also be working this summer at a Girl Scout camp. She's pure dynamite packed in a 4' 10" body.CONGRATULATIONS MACIE!
