Homes On the Market in the Conejo Valley, CA - RECORD LOW When I was shown today the total number of active homes for sale in the Conejo Valley as a whole I almost fell to the floor and starting sweating. While others were nervous that inventory is so low, with less opportunities out there to help buyers and sellers with their dream homes, I was anxious. I was anxious in a great way.  All I wanted to do at that moment was get back to my office and start calling my buyers and sellers and inform them that what I saw today was the makings of a REAL SELLERS MARKET! Hold onto your seats ----->  there are only 366 homes in the entire Conejo Valley on the market and 505 homes currently pending or contingent sales.   This shows 2 things.   (1) Obviously, inventory is incredibly low.  To put thi...

The number of distressed properties not currently listed for sale on multiple listing services (MLSs) stood at 1.6 million as of October 2011, according to CoreLogic. CoreLogic’s latest shadow inventory assessment represents a supply of five months and is down from October 2010, when shadow inventory stood at 1.9 million units, or 7-months’ supply. CoreLogic estimates the current stock of properties in the shadow inventory, also known as pending supply, by calculating the number of distressed properties not currently listed on MLSs that are seriously delinquent (90 days or more), in foreclosure, and real estate owned (REO) by lenders. We all know there are some powerful sites out there for the buyer and seller community. Most of them are incorporating the listings generated by the major sites. Then there is an IDX, Internet data exchange, that you can find to help you on an agents website. Now you can sign up with an invite from me or another local agent in the Ventura and Los Angeles counties. Submit your name and your email to a Listingbook account, see the purple tab on the right hand side of my blog, that will allow you to search like an agent when they search the MLS, Multiple Listing Service. This is where all the listings represented for sale in the area show up at your fingertips. And the best thing is that YOU can change the criteria anytime you wish. Sometimes I have received messages from various clients ...

I was invited to a nice evening of wine tasting, chocolate tasting and selection of hor d’oeuvres. It was a two hour networking event at the Westlake Inn of Westlake Village in the Wine Cellar. It is below the restaurant and level with the pond and waterfalls that Westlake Village Inn is known for in Westlake Village, Calif. The event was sponsored by Capstone Direct. I started off the evening with a plate of veggies, fruit and cheese and crackers. Then I headed over to the wine tasting table, provided by Scott Cellars out of Los Olivos, California. Check out his website for further info, where he had a wide selection of white and red wines of his making. scottcellars.com. I do not want to go into the array of what the wine was or tasted like so you can view the display of wines on the...

I would say "Wordless Wednesday" but I have to say something about the joy I had today at my office for the Market & Tech Expo in Westlake Village, California. Every year we have many vendors in from around the area in our Coldwell Banker office in Westlake Village. We invite anyone that is interested from around the Conejo Valley. We had our new President for Coldwell Banker Residential Brokerage of Southern California, Jeff Culbertson who took over for Betty Graham. We had our new Regional VP of the Northwest Region, Jamie Duran. They started it off with a few encouraging words and then we were introduced to 48 vendors. The list of vendors included fields such as; moving companies, flyer companies, websites, green products, stagers, printing companies, insurance, signs, virtual tour c...

In Part 1 of, I'm ready to start the home buying process, what do I do? Here I covered the very beginning stages of preparing to buy a home. I covered; 1.    Familiarize yourselves with the area you seek. 2.    Talk to a lender 3.    What is a payment that you are most comfortable with? 4.    Establish the price parameters of a home you want 5.    Make a list of what is important to you. 6.    Hire a buyer’s agent. 7.    Research what is available. Now let’s walk through a showing day. 1.    I will present you with a buyer’s package that has a breakdown of each property. Also included is an area in the package that allows for notes. There are so many things that go through your mind in your viewing of a property you should always write down some of the obvious things important to you. ...

Are you thinking of buying a home anytime soon? When is the right time? No one can answer that but you. There are many factors involved in purchasing a home so I thought I would take some time to give you a little guidance. The first thing is you must have is a plan. Give yourself plenty of time to come up with one and think it through. The days of just waking up and saying “let’s go out and buy a house today” are not as easy as it may sound. 1.    Familiarize yourselves with the area you seek. It can be as easy as saying “I want to move to Thousand Oaks”. But study what is important to you. Are the parks available something that interests you? Are the shopping options a piece of the puzzle? Maybe the schools are very important to you. Or the commute may be a factor. It is very importan...

Happy Cinco De Mayo     Our office had a happy day today. We had a potluck for Cinco De Mayo. We had chicken and steak fajitas, chips and salsa, salads, corn dishes, desserts and of coarse beer and soda.                                               When I think of Cinco De Mayo, which I have celebrated since I was young, I always thought it was a Mexican Holiday. Like our Independence Day or the like. No, it is Spanish for the 5th of May but it is celebrated nationwide and also in Mexico, primarily in the State of Puebla. The celebration for Mexican Heritage and pride, and to to commemorate the cause of freedom and democracy during the first years of the American Civil War. In the state of Puebla, the date is observed to commemorate the Mexican army's unlikely victory over the French...

Westlake Village CA is a beautiful area for First Time Buyers to buy their first home. The city is split between two counties, Ventura County and Los Angeles County. Westlake Village is considered a suburb of Los Angeles. The closest two year college to to Westlake Village is Moorpark College. The closest four year University is California Lutheran University(CLU). Being a First Time Home Buyer in the present market means you have many options available to you. The values of homes have drastically reduced over the past few years making home prices much more affordable. A First Time Buyer in this market will be able to buy much more home for the money compared to a few years ago. Also, another great aspect of buying your first home in Westlake Village is that the interest rates are still...
