A West Sacramento seller I've been talking to since early March, which was two trips ago while in Hawaii, has now decided to sell. I have an appointment on Monday to list another home in the Bridgeway Lakes area of West Sacramento. For some reason, I seem to sell a lot of homes in West Sacramento. It's very close to Land Park, where I live, so it is just a hop, skip and jump over the river to the other side. Plus, after they put in the bridge on Broadway, it will be even closer. The better news for today is I have a brand new listing in West Sacramento to share with you. Over the past 6 months or so, it seems I've been averaging at least one sale a month in West Sacramento. It's fairly close to my home as I can drive just about anywhere in West Sac within 15 minutes. As a Land Park resident, I'm also excited about the proposed bridge over Broadway into West Sacramento, which will make that route much more direct: the way the crow flies.This also means West Sacramento residents will have an easier and more direct route to all of our exciting restaurants and nightlife in downtown and Midtown Sacramento.  Part of the real reasons I love selling condos at Riva on the River is because I know the layout of every street and I can easily drive straight to any condo. Some condo complexes, it's easy to get lost driving in circles, especially when one does not consult the map at the entrance. Plus, I have actually read the HOA regulations; I keep an extra copy on hand. I feel competent to answer questions from buyers because I've seen every floor plan. I have specific knowledge about why some condos sell for more than others. And last, I've sold a bunch of Riva condos. Why, I recall when the prices were $100,000 at the bottom of the market in 2011.  My clients are from Russian descent, the sellers who sold their condo that closed yesterday in Riva on the River in West Sacramento. I could tell at our first meeting that they held a high level of expectations, not only from their Realtor but they also hold their own actions accountable and communicate with extreme dignity. It was a refreshing experience in some ways from my regular interactions with some people. For example, they didn't have a carbon monoxide detector when I took the listing. I've only been teargassed once in my life, and that was in 1969 at the March on Washington. Since then, I haven't really encountered strong arm tactics or even interacted with the police much. But I had forgotten how the police sometimes rely upon intimidation and threats, yelling and screaming and such.  It was a little bit like being in a TV show, but not as visually creepy as, say, American Gods where they stuff climaxing people up your hooha. This is only the front yard at my new listing, a four-bedroom Bridgeway Island home in West Sacramento. One of the questions I get from our first-time home buyers is whether you can hear people on the second floor if you buy a first-floor condo. I suspect they have this vision of creaky floorboards or listening to heavy footsteps or loud voices, like maybe you'd get in an older apartment building. I suppose there is always a variance to this observation, but with newer construction, that noise is buffered and fairly non-existent.  I've never heard any disturbance or irritating sounds coming from the second floor of newer condominiums. Although I suppose a unit could be rented to a basketball player who likes to practice in the kitchen. Just kidding!! If I could say one thing to people who are facing foreclosure that could make a difference, that one thing is call a real estate agent. You might not want to sell your home but you might not have any choice. At least if you sell the home, you will probably get paid for your equity. If you let the home go to foreclosure and ultimately a trustee's auction, you will receive nothing. While, technically, if there is a profit at the auction, you're supposed to get the overage, but it doesn't happen that way. Plus, an agent can help you in ways you can't even begin to imagine. I just tracked down a seller who was in foreclosure last month and sold her home, put money into her pocket. This particular property came to my attention because of Zillow. Say what you guys want about Zillow, about how its estimates are wrong and it posts homes that are not for sale or have sold, or how it manipulates agents into paying for their own business and fighting like dogs to get it, all that other awful stuff, there is a good thing or two about Zillow. One of those is when a buyer calls to ask about a preforeclosure. After Yolo county seizes your property because it needs an easement and then, decades later, when that easement is no longer required, makes it extraordinarily expensive and inconvenient to get the easement abandoned, why is that? I'm wondering if it's not just Yolo County but perhaps the worker. Government workers don't always follow protocol, as we know.One of the workers from the Building Permit division in Yolo County came out to West Sacramento to inspect my client's newly built barn. He signed off on the Final.
