Mortgage and Market Update Economic News...The year 2007 has popped up a lot this morning. The Dow Jones Industrial Average topped 14,000 for the first time since then and California posted the highest number of home sales over 1MM dollars as well. Last year was also a record for luxury home sales in the Golden State (697 sold for over 5MM dollars). Market reports were a mixed bag. The manufacturing sector showed strength but fourth quarter Gross Domestic Product slipped into the negative. Pending Home Sales were down 4.3% as inventory of homes for sale dwindles nationwide while there was a nice uptick in S&P Case-Shiller Home Price Index with San Francisco and West Coast cities leading the way. Consumer Confidence continued to struggle in January but Consumer Sentiment rebounded nicely...

The validation process includes references, financial info, a W9 and that is about it. Why do we want financial information? I get that question all the time from contractors who can't be validated. It is sad but it is for the borrower's protection.  The FHA 203k is a reimbursement program so the contractor has to prove they have either 10% of the project cost in cash, in the bank or the ability to borrow from suppliers that much to get the project started. Sounds easy but we have one contractor that I know of that has about $1.5 Million in projects so that amount now goes to 10% of the total number of projects they have or $150,000 in cash or borrowing power. This home also had a complete interior overhall, opened up some walls, added a room to the rear of the garage       We will be adding the final photo here shortly, it is still under construction. So far it has a new septic system, new siding, and the interior has been gutted.      This one is up in Potter Valley, all new siding, windows, new sheet metal roof.                                            When I first say this home  in Walnut Creek I thougth it was a mobile home that was added onto sevral times. flat roof forthe most part and very very tacky to say the least. Mortgage and Market Update Economic News: The big market moving news this week was the announcement from the Federal Open Market Committee that it will purchase 40 Billion Dollars a month of Agency Paper (Fannie & Freddie Mortgage Bonds) with no expiration date set. This is the much anticipated Quantitative Easing known as QEIII. Additionally, the FED policy of low interest rates is expected to continue through the middle of 2015. This sent the stock market off to the races Thursday and mortgage rates went lower as well. The recent increase in gasoline prices hit both the Producer and Consumer Price Indicies showing moderate inflation pressure. The price of gas also had a lot to do with the rise in Retail Sales. How do you find an FHA 203k lender in Walnut Creek? That is a tough one because there are several in that area that can actually close these loans. It might be better to ask who should I stay away from? In any case if you are doing your 1st or 100th 203k loan you should use someone you trust, a lender with a proven track record of closing 203k loans and be careful to ask a few good questions -  Bank of America for instance can't do a 203k refinance unless the client is already one of their customers. We have had to change lenders in the eleventh hour on several occasions due to this quirk in the B of A system. Frustrating to all for sure. So, if you are bringing a sale, it is not a problem.
