 What it takes to buy a home today and what it will take next year is going to be a huge difference. As the stock market continues to have problems, home mortgages are going to be harder to be approved for. The first time buyer is going to be re-established. The criterior for being pre-approved by a lender is tighting every day. Alot of potential home buyers were qualified yesterday but will not be approved today. It will be even hard tomorrow.

I have never seen better signs of buying discount homes in all areas. The amount of short sales and foreclosures is staggering. This would be a great time for a responsible buyer to buy within their means.

I still see a lot of Sellers keeping to a particular price for their listing. In a buyers market, Sellers should know that they have to adjust price for market trends. If you are trying to sell a home at a top price, it better be in great shape. In my area if you have not sold in 90 days you need to adjust price. Many Realtors are afraid to have that conversation with their client.

Well, we knew it would happen, and so here we go...  Walnut Creek is increasing their parking meter rates effective August 20th, 2007.  In fact, they're not just going up, the rates at parking meters in Downtown Walnut Creek  are DOUBLING!  I don't know about you, but I have in fact, paid my fair share of meter fare AND parking tickets. . . parking in Downtown (most areas) is just horrendous during certain times of the day.  I work at the Alain Pinel Realtors office at the corner of Locust Street and Civic and with the addition of Katy's Kreek, the popularity of the Lesher Regional Center for the Arts, the excellent services provided by John Muir's Womens Health Center and all the other area dining and shopping - parking near my office is a luxury.  Its not always convenient to park in ...

I see alot of "Investors" looking for out of state properties.  I still believe you can create an empire in a local market, and not worry if your investment is managed right. I see deals come up almost everyday. There are so any homes on the verge or in foreclosure. Most of these homes have equity that can't be tapped by the owner of the home.

Take a look at the charts.. they tell an interesting story. Walnut Creek is staying strong this springtime season, inventory has lowered, homes are selling faster, prices are going up. Whereas nearby areas of Concord, Pleasant Hill and Martinez are still struggling with high levels of unsold inventory. You can see the direct result on these charts, of high inventory and longer market times, the prices are adjusting. Are they historically falling lower? I don't think so. When you have several years in a row of multiple offer scenarios, some homes selling 5-10%+ over their listing prices, that can't be sustained. So are the prices really lower, or are they adjusting to a more normal and steady appreciation rate over time? I think so.

Every time I pick up the newspaper, I read conflicting reports about Real Estate. I feel it irresponsible that a newspaper one day can state a decline in the sale of homes, and the next, a leveling off of the market. As a Realtor, it is very important to my family and me what the true market trends are.I know that a couple of things to be true there is a" Buyers" and a "Sellers" market. These conditions are dictated by Economic terms like supply and demand. We also have established times of a year that are inherently better than others to sell a home are. The Shell Ridge Open Space is the largest open space within the bounds of Walnut Creek. Shell Ridge is a great place to ride your bike, go for a hike, or take your dog for a walk. A saying that I have jokingly adopted in life is: "Paying retail is for suckers".   I remember running into my Heating Ventilation and Air Conditioning (HVAC) contractor at a Target in Walnut Creek, Ca. one night and he asked me how the electrical was coming along for my remodel.  I told him that I am just getting quotes and nothing has been done yet.  Then he gave me this bit of advice that I am going to pass onto you that can save you money almost instantly when you receive a quote from your contractor.  He said that when the quote is given, no matter what it is, that I should physically and audibly wince, sucking the wind in through my teeth as if I just pricked my finger on a rose bush, and finish with a sigh.  This sound alone can cause a contractor to quickly, and without thinking...
