The staying or going pertains to Homeownership. If you're a first time home owner or you're thinking about becoming a first time home owner... this might be a scary time for you... every other news report deals with either the foreclosure rate going up... or the housing value coming down.                  WHAT IS ONE TO DO???                                              One thought to keep in mind is that you will make a house payment ... you will make either your house payment or you will make your landlord's house payment... but YOU WILL MAKE A HOUSE PAYMENT. Realizing this, what can I get for what I pay?  To answer this question, the New York Times created a great interactive graph. Just insert  the values and viola...  Simply enter the amount of rent you pay... then enter the price ...

This is the 2nd of 17 entries I've written for the "Mortgage Creative Writing Challenge". The traditional Japanese Haiku format follows the syllable pattern of 5 - 7 - 5. The writer might bring in a word or concept (kiga) that evokes memories of a particular season. The last line is usually in sharp contrast (caesura) to the body of the poem. I chose to backdrop each poem with a traditional Japanese watercolor or photograph. Some in contrast, others not. To the Haiku purist the following might not be proper in the strict sense. Your latitude is appreciated. Mortgage Haiku #2 Why 17? It is the total number of syllables in a Haiku, no other reason. Why separate them? Each one should be read and engaged individually. You can find my whole series here: Mortgage Haiku

I love talking with clients on Saturday mornings. It is that rare day when most of are out of our business mode, in our jeans, and hanging out anticipating those 2 whole days of delicious weekend freedom.Myself included. But once a month, I call my "hard to contact" Internet leads, just to make certain no stone goes unturned, and no Internet lead is left behind. It is on these mornings, when everybody feels a lot looser, that I often get mortgage CONFESSIONS.Last Saturday, just as my phone conversation with a lovely lady was beginning to warm up, a voice in the background (obviously her husband) boomed out "NO GOOFY LOANS".   Clearly mortified, the tension of her embarassment hung uncomfortably between us. That silent second must have seemed like an hour to her, because I just couldn't ...

Walnut Creek Restaurant Review My two friends and I are on the search for the BEST restaurant. Planning to create our own Top 100 Restaurants here in our San Francisco East Bay with a focus on the East Bay, more specifically central Contra Costa County, we have visited yet another well thought of Walnut Creek dining establishment, San Franciscan, on North Main Street across from Prima and Stadium Pub.Impressed by the busyness of the restaurant on a Tuesday night, we surely did not enjoy the large group enjoying cocktails, standing about in half the dining room adjoining our table, chatting heartily while we tried to chat over our cocktails. Flooded with relief when they sat down quietly to dine, we settled in perusing the abundant, varied menu. Impressed with the tasty sounding choices,...

The Torrey Team has sold between 500 and one thousand Northgate homes to satisfied customers since 1977.  While we have moved many people out of the area due to job transfers, we have also moved many of the same folks back.  Let us show and tell you why we chose to raise our families here and why we love it so much:The Northgate area of Walnut Creek is located at the eastern border of the city in the Mt. Diablo foothills. It is named for the northern entry into Mt. Diablo State Park.  The area is characterized generally by homeowners who are interested in good schools, safe neighborhoods, and family values.  Most of the homes were built in the 1950s, 60s and 70s by Scott and Ball, Permabuilt, Falender, and Eichler.  Harold Smith followed by Standard Pacific built the upscale Rancho Para...

This is about the home Kym Hough blogged about last week  http://activerain.com/blogsview/377552/It-s-Almost-Unbelievable.  It was quite an amazing transformation.  I had a Realtor call me yesterday.  He had seen it come up in the multiple listing and didn't recognize it, even though was familiar with the street.  He came and saw that it was the same home he'd previously seen.  He said the staging was wonderful, "it was so warm and inviting and had a homey feeling.  It did not feel like the same house".  That's what we were going for...exactly that.  He is bringing his buyer back to view the property. Sellers don't realize that if Realtors don't feel good in a property it is not likely to make the "list" for showing to their buyers.  Realtors are people too and make judgments based on a...

The market seems to be comfortable, in the short-term, with rates where they are: the 10-yr around 3.80% and conforming conventional 30-yr ranging from 5.75-6.25, depending on if the borrower wants to pay or receive a rebate. (Mortgages are worse by about .125 this morning.) The only news out today – Existing Home Sales – is not expected to move rates, but there is quite a bit of news coming out later this week. Tomorrow we will see the Labor Department's Producer Price Index (PPI) for January. It measures inflationary pressures at the producer level of the economy, one of the reasons why rates are as high as they are: fears of inflation. It is expected to show an increase of 0.3% in the overall reading and a 0.2% rise in the core data. Also tomorrow morning is the release of February’s...

Think about this.  The IRS gives a maximum exclusion of the gain on your personal residence upon sale of up to $250,000 for a single person and a $500,000  to a married couple.  (NOTE-this is a simplification of circumstances.  There are exclusions and additions to some of the rules stated herein and you should go to http://www.irs.gov/publications/p523/index.html for more information.  This example is for illustrative purposes ONLY.  AND I am not giving tax or legal advice, you should consult your CPA and/or Attorney regarding your particular circumstances).  But follow along here as this gives you something to think about. The IRS Publication 523 states - "Purchase.   If you buy your home, your basis is its cost to you. This includes the purchase price and certain settlement or closing...

In our local area, prices have been depressed for a while.  California and Florida are the top two states for foreclosures and short sales, REO's etc.  This had caused a pretty negative effect on our markets.  But actually in the early 2000's boom years, most of our areas were up about 35% in value appreciation.  So, it's all relative isn't it?  If we are now down about 15% to 20%, we are still ahead.  And, if you subscribe to the real estate concept of buying and holding until the time is right to sell, well you might want to think about the following too.Is there a reason to sell in a down market rather than wait for that 15% to 20% in price appreciation to regain in your area?  You might think I am crazy, but just look at this analysis... (I am using round numbers for ease of illustr...

Stimulus Plan Helps Some HomeownersBy ALAN ZIBEL, AP Business WriterFriday, February 8, 2008    (02-08) 02:02 PST WASHINGTON (AP) -- The biggest winners in the economic rescue plan now awaiting President Bush's signature are likely to be Americans with more expensive homes who will be able to refinance their home loans at cheaper rates. The stimulus package temporarily raises the maximum size of mortgages that government-sponsored mortgage companies Fannie Mae and Freddie Mac can purchase and market as securities from $417,000 to as high as $729,750 in expensive parts of the country such as New York and California.Right now, borrowers in expensive areas are "really stuck between a rock and a hard place," said Mark Vitner, senior economist with Wachovia Corp. Raising the caps, he said, ...
