If water gets under the kitchen cabinets, can the cabinets be dried out effectively without mold growing?  Yes, the cabinets can be saved from mold and water damage by using the right equipment.   This beautiful kitchen in Walnut Creek, CA, had the water supply hose to the dishwasher fail.  Water ran under the cabinets, onto the floor, into the dining room, and then down through the subfloor into the downstairs office. Some molds can begin growing in as little as 48-72 hours so time is of the essence.  In this case, I was onsite within 30 minutes of receiving the emergency water damage call from the homeowners who had estimated that the water hose had burst within the previous three hours. As you can see from this photo, drying under cabinets can be achieved by removing the kickplate ...

I am of the opinion that every home listed on the market, requires staging.  Yes, every single one!  Even the most perfect home, with the most expensive decor, decorated by an interior designer, requires the professional and OBJECTIVE eye of a home stager.  We validate for the homeowner and the realtor that the home presents beautifully to its target market, even if it's just a THUMBS UP,  YOU DID GOOD!  If I were to put my own home on the market today, naturally, I would go through it with a fine tooth comb, to the best of my ability.  And, then I would call in the two best stagers I know and have them critique my own home with their OBJECTIVE EYE!  I may be attached to the antique piggy bank that's really a bunny and his ears pop up when you drop in the coin because it has been in my ...

The Stager's Expo held in Dublin, California, a little over 2 weeks ago, remains  in my mind.  It was sponsored by Welcome Home Furniture Rental, Kym Houghof Staged to Sell and Terrylynn Fisher and  Kym of Stagerslist.com.  Terrylynn coached us on how to talk to a realtor.  Realtor's have their own verbiage, terms, perspectives on buying, selling and marketing.  She said essentially, don't use the term 'work'.  Attempt to make it clear that their efforts to get a home ready are a 'return on their investment'.  Yesterday, I was at a consultation and for a staging bid.  It was vacant and the homeowner had already moved to their new dwelling.  The vacant home needed exterior staging, re-painting on the interior, cleaning, power washing, windows washed, and finally staging.  In the scheme o...

Staging® has become the "in" thing to do in real estate sales.  HGTV© spends endless episodes on the subject, and many staging® companies and designers cropping up, as well as many real estate agents marketing themselves as staging® experts.  I'm in many houses with prospective buyers, and I can tell you first hand that what starts with good intentions of making a home more appealing, can easily backfire and become a distraction to potential buyers.  Staging® is truly an art, one that when done well subconsciously pulls potential buyers in by creating a warmth and feeling of comfort to the space.  The idea is not just to show a home "furnished", but to show buyer's its greatest potential. Some things I've seen recently as an attempt to stage® include a home with lawn chairs brought in t...

Over the years, this would have to be in the top 5 questions I've had from buyers and sellers alike.  The common perception of most sellers I talk to is that Spring is the obvious time - nicer weather, flowers are blooming, etc., and certainly it is the most popular time of year to sell.  Also, many families with children like the idea of getting the move done over the kid's summer vacation.  With the uncertain market times these days, that can be a little hit or miss.  But, is Spring really the best time to sell?  While there are typically more sales as Spring rolls around, there's also a lot more competition.  The reality is that any time of year can be a good time to sell if your home shows well, and is priced competitively with the market, but I think there is something to be said f...

It was a beautiful Saturday night. What could be better than a picnic dinner in the park followed by a great movie. The City of Walnut Creek was holding a "Movies Under the Stars" event and of all things they were showing one of my favorites.   The Princess Bride Picture 2,500 of your closest friends family and neighbors all in their blankets and sleeping bags. It's like a giant slumber party.  Everyone has a great time!   I was talking to one of the technicians and the next movie will be Shrek 3! Think that might excite the kids? DETAILS:Popcorn (great Kettle Corn done right there!) and Drinks will be available for sale. Parking is available at various locations in the park, including the Field #1 parking lot, as space allows. You may arrive at any time, but most people arrive 1-2 hour...

Yesterday I attended a Stager's Expo in the San Francisco Bay Area, hosted by Welcome Home Rental Furniture, Kym Hough and Terrylynn Fisher.  Terrylynn gave an excellent speech about the stager/realtor relationship.  She said it can be equally frustrating for both sides and gave us tips on how to basically help eachother out.  I began thinking about my realtors that are loyal to my business.  One in particular came to mind and I would like to share with you our efforts together. This realtor had the smarts to hookup with a property manager.  The manager contacts the realtor when the owners of the properties no longer want to keep them as rentals and want to sell them.  In most cases, the owners live out of town.  My realtor comes in and "preps" the property for staging.  Normally he wil...

As Realtors, we always enjoy and greatly appreciate a nice compliment our clients give us.  For them to take the time to personally write me is very special to me.  I would like to share their compliment and show you this beautiful family that was a pleasure to work with!  I represented them in the sale of their home and the purchase of their new one.  Thanks Chris and Deanna for the compliment!  "We were nothing but pleased with the level of service that we received from Terri Adams-Scott.  Terri is extremely knowledgeable about the real estate market and ensured that we were well educated as we began our search.  She really took the time to listen and understand our wants and needs as we began looking for a home.  We always felt that Terri had our best interests in mind, and in the en...

It started with the Realtors.  Years ago it was unheard of to speak to a seller about the "odor" in their home or their favorite wallpaper, the stains on the carpet and other "challenges" within their home.  The Realtor just took the listing and hoped for the best.  What was the best?  Was the he hope that the Realtor would find a buyer with a small dog who also peed on the carpet and therefore they were used to the odor?  Was the hope that the Realtor would find someone who liked the smell of dirty socks or had the same cooking preferences as the current owner?  Did the seller hope to engage the buyer in a refrigerator magnet contest to see who had the most diverse collection?  What was that hope?  What shifted for Realtors was the realization that selling a house was merchandizing rat...
