No matter what the market, people will continue to desire to live in Upland, as it remains one of the most prestigious cities within San Bernardino County. Comparatively speaking, the Upland housing market continues to outpace the bulk of cities in the San Bernardino County. In of November 2007, 10 single family homes and a total of 3 condos/townhomes entered escrow, a down from last month.  Total sales are down 53.5% for the same period last year and 14.1% from last month's sales in the Inland Valley MLS, keep in mind that some of this is seasonal trends coming into play.My overall view of the market is still slipping, Click Hereto view an article about the market conditions of the Inland Empire.Closed Sales For November 2007: Up by 2 from Last Month22 Single Family Homes2 Condos/Townh...

For over 55 years a 30 foot star has lit bright from Thanksgiving through Christmas from its perch in the hills above the end of Euclid Avenue in Upland. I have been a resident of Upland for just over five years and my family and I have grown very fond of the star just as I know everyone that sees it must have. The last few years brought many challenges to the star, in October 2003, wild fires almost knocked it out but the owner, Ken Petschow, with the help of friends and supporters were able to get the star back in working order.  Ken did not have as much luck with his home which was completely destroyed in the wild fires, it has yet to be rebuilt.  In 2006 vandals were successful in knocking the star out for the holiday season, due to the recent price increases of copper vandals have b...

"You listen to the news and it seems like everyone is moving out of California or losing their house" to foreclosure, said a friend. "It's really a small percentage of homes that are for sale now," I retorted, and we went for a drive. You know what happened. On some streets in every city, there were a number of houses for sale. But on those same streets, a larger number of homes were NOT for sale. My curiosity was piqued, however, so I went in search of statistics showing just how households there are in the cities in my service area. On Board, a real estate information company, says there are 27,900 households in the city of Upland. That includes apartments as well as homes, condominiums and town homes.  (If you're curious too, you can find the number of households On Board reports in ...

Thanksgiving and the shopping sprint that followed may have dampened the enthusiasm of some home shoppers, but those determined to change addresses before the end of the year continued to seek out "open house" signs and followed flags into new developments. Most new-construction models were closed for Thanksgiving, but open again on Friday morning. In Upland, four homes closed escrow and two homes entered escrow during the week ending Nov. 25, the Inland Multi-Regional Multiple Listing Service reported. The MLS said 24 new listings were added for a total inventory of 421 homes on Nov. 26, including 300 single-family homes with no monthly fees and 121 condominiums, townhomes and single-family homes in associations. Thousands of home owners whose mortgages were scheduled to reset to high ...

By Ila JosephsReports of an exploding job market is good news for Upland homeowners. The Inland Valley Daily Bulletin reported on Sept. 27 that Milken Institute rates the Ontario-San Bernardino-Riverside market as No. 3 among 200 large U.S. metropolitan areas in job creation and retention, ranking just behind Ocala, Florida, and Wilmington, North Carolina. It makes sense. The LA/Ontario International Airport processes passengers and cargo more easily than the vast airport in Los Angeles, major freeways offer quick access, land costs much less than in Los Angeles or Orange counties, and the large number of people who moved to the Inland Empire in search of lower- cost housing provide a ready source of employees. More jobs will bring more people to the area needing a place to live, and gre...

So many people I come into contact with feel the market is going to drop in price anywhere from 25% to 50% before years end. This comes from the media shouting doom and gloom to sell papers. Give me your thoughts please on what you feel. I will come back in to share my thoughts later. Thanks for stopping in and posting in advance I want to say welcome.

This Realtors Opinion, Vol #3--March 2007                This Realtors Opinion, Vol 3        With the warmer weather fast approaching there is a clatter of increased activity in the market, buyers are beginning to take notice again, and those in the know are taking advantage of some of the best values in home prices there has been in years.        Granted it is a very different market than it has been in the past 2-3 years, and 100% Financing & Low Doc loans appear to be going on vacation for a while--but they will return--without a doubt !          People living in California, and especially in The Inland Valley should take note when listening to Media Reports about the housing market, much of the time those reports are referring to Housing o...
