I love first time home buyers. I love teaching them everything they want to know about Tracy Real Estate.   When I get the priveledge to work with a first time home buyer, it can all go wonky when mom and dad get involved. So today I heard... When I bought a house I didn't have to give a good faith deposit. When I bought a house the sellers fixed everything. When I bought a house I didn't have to sign disclosures. When I bought a house..... and the list went on and on. Pretty much everything I said, Mama said, "When I bought a house (Fill in exactly the opposite of what I just said.)" I don't want to be disrespectful, I really don't.  Mama isn't a real estate agent.  Mama bought her house 20 years ago.  I'm certain buying a home in Tracy is different now, than it was when Mama bought he...

Cockroaches and keys.    First, I'm not a pest person, so perhaps thebig bugs than ran out from under the pot were not cockroaches, perhaps they were some other kind of bug.  However, when it's dusk, and I need to use the flashlight on my iphone to see what I'm doing, it really doesn't matter. I'm sure you're all wondering what cockroaches have to do with keys in Tracy, CA.  Better yet how cockroaches and keys have anything to do with buying or selling homes in Tracy, CA. Well, the other day I needed to show property at 7:00 at night.  The home we were going to see had the following showing instructions:  "Vacant, call listing agent, key in the office"  Now these showing instructions "key in office" might be "normal" in some places, but not here.   I call the listing agent to find out h...

Last Monday at this time I was recovering from early morning eye surgery. The result seems a lot like a miracle. Before the surgery, my left eye vision was a perfect 20-20, while my right eye vision was nothing but a blur. It effected some very important aspects of my life, not the least of which was driving. My right eye was so bad I was unable to merge into a right lane of traffic. I drove out of my way to avoid it. My depth perception was seriously effected. Since my left eye was good I could get by with reading glasses for my work, but if I covered my left eye, faces were nothing but a blur. I had what is called Lens Replacement Cataract Surgery. My natural lens (it focuses light for the brain to interpret) had changed from clear to dark and was replaced by an acrylic lens. The opht...

Here is a lesson I was taught years ago and is so simple it is easy to forget. The lesson is this, keep reminding people you are in Real Estate, even your friends, because they always forget. Talked with a long time friend (20 years) yesterday about a non RE related issue. We talked for a while he said "hey I have a house for sale not far away, want to see it?" Of course I said, and as he drove over to his neighborhood I asked, why didn't you call me? I would have loved to help you sell the property. He looked at me with a stunned look and said, "Dale I completely forgot, your in RE." Yes Kevin I am and I forgot the basic lesson to keep reminding people. My name is Dale E. Bledsoe with Crown Key Realty and as always I may be reached at 209-481-6031. By the way, don't forget, I am in Rea...

If You Are Interested: Each year the first Monday of September is a national holiday called "Labor Day". It is an annual tribute to recognize the contributions of Americas workers to the strength, prosperity and well being of our great country. The labor Day movement started with simple municipal ordinances. While it was introduced first as possible legislation in New York, it was first passed into law in Oregon, on February 21, 1887. By 1894, an additional 23 states had legally adopted Labor Day as a state holiday. On June 28th 1894, The United States Congress passed into law that the first Monday of September was to be recognized as a national holiday, called Labor Day.   My name is Dale E. Bledsoe with Crown Key Realty and as always I may be reached at 209-481-6031. Since it is Lab...

As Realtors we are in the customer service business. The same goes for our terrific group of affiliates, the lenders, inspectors and such. That in mind I recently ad an interesting Customer Service at its Finest experience. Here is how it played out.   I have a non-life threatening medical condition that requires I see a specialist. I made an appointment over a month ago for Thursday August 14 at 3:30 PM. Unfortunately the condition has gotten worse so I called a few days back, explained the issue and requested an earlier appointment. The young girl was very polite and said they would be happy to help. She put me on hold and came back a moment later and said they could see me at 12:30 on... you guessed it, Thursday August 14. Thanks, I appreciate the help! The 3 hours will make all the ...

I showed property on Thursday to some buyers from out of state. The husband has been transferred and thus the move needs to be completed as soon as possible. With them was there 15 year old son, who seemed at best mildly interested in the process. He spent most of the day under headphones and with an I Pad mini entertaining him. We went into one house that was very representative of the properties we had looked at all day. As we looked upstairs the son stayed downstairs. Suddenly he came bounding up the steps proclaiming loudly and excitedly "mom, this is the house we're buying".. His excitement was amazing. He turned and bounded back down the steps as we followed. He shoved the garage door open and practically yelled, "when we move in that's mine!" As we looked into the garage there w...

This is simple, it's my birthday today and my DL says I am 63. Thats' great an  I'm still on the grass rather than under it. So not complaining to much. But, why do so many things have to stop working, work incorrectly or  hurt. Some of its my fault, yes for sure. Leg filled with titanium rods and screws from a biking accident and always hurts. Hearing awful from years in the music industry. I will rephrase, the really really loud music industry. Should have been smarter but I was young, naive (stupid would be another word) and seemingly indestructible. WRONG. Arthritis beginning in hands killing my dream of being a great guitarist. Thank goodness I didn't spend any money on a guitar or lessons. Eye site really becoming questionable and cataract surgery coming up in September. But I am ...

As almost every Realtor, I have done many transactions in which the loan was guaranteed by the FHA. Most of the transactions went smooth, sometimes a touch slower that I would have like, but in every case the transaction was completed. All was well until the calendar flipped onto 2014.   Brief History Lesson The Federal Housing Authority or FHA was founded, by congress, in 1934 when the American housing industry was flat on its back bad. In 1965 it was made a part of the Housing and Urban Development Dept. or HUD. Since that time it has insured loans for than 34 million properties, making it the largest loan insurance company in the world. I'd call that a very successful organization. Until now. I do most of my business in Tracy Ca. in San Joaquin county. In 2013, FHA set loan limits...

This will be a simple and straight from the heart blog. Two things to write about. I recently posted about my initial efforts at farming. I asked for suggestions and ideas. The response was overwhelming. 57 responses with ideas, suggestions and a lot of simple encouragement. The ideas are so good in some cases I'm surprised I didn't think of them myself. I will be starting a Facebook page and a website so my farm can find out what is going on in their neighborhood. I will do additional door knocking, and I will remain diligent in my efforts and understand that growing clients does not often happen overnight. Thanks Active rain Community. Secondly, our RE office was recently broken into. The place was trashed, equipment stolen, and and countless wires cut. A real mess. As word got out as...

Like many RE agents my career and most years seem like a roller coaster ride. After receiving my license in the spring of 2006 I was in a serious accident. By the time I was ready to resume work it was the summer of 2007 and the market was in free fall. My business did OK after that but was largely based upon referrals and what I have come to call coffee shop marketing. This year though has been slower than what is acceptable so, I am taking the Old McDonald approach and starting a farm My farm consists of 97 homes in a neighborhood that is upscale, has had moderate rate sales of properties. The average home is around 2500 sq.ft. and sales have averaged a bit over $170.00 per sq.ft. For my farming efforts I have produced 1500 door-hangers that have my picture, and a brief synopsis of ...

Active Rain has a new contest on what we'd like to see if our dream home.  I've never had the luxury of building my own home, but I've certainly shown a few thousand homes. My list now that my knees no longer work so well, are no stairs. My kids are older, so I want a separate family/game room, off from the rest of the house, so my kids can have their own space. I'd much rather have a den with a closet, than a den without a closet. Gas in the kitchen is a must, along with solid surface countertops. In my latest remodel, I'm changing out the KIDS bathtub to a large shower enclosure.  When the kids were little I bathed them in my big soaking tub.  Now that they are teenagers they only shower.  I don't think the kids bathroom bathtub was EVER used as a bathtub.  Get rid of it. While we are...

Since we have Awkward Moment Contest going I might as well add another moment that happened. TODAY. I frequent a La Villa Mexican Restaraunt that is right  next door to my office in Tracy, CA Yesterday when I was there, I ran into Peggy.  We talked for quite a while about her son in the Navy, my son, that is no longer in the Air Force.  I hadn't seen her in a while and it was nice catching up. Today, my daughter wants to eat at the same restaraunt.  We go in and I see Peggy again. I bravely, walk up to Peggy, touch her on the arm, and say, "You're here again?" Peggy looks at me, like I've grown 2 heads, only then do I realize this is not Peggy at all.  It's someone I've never met. I'm apologize profusely, and tell her about thinking she was Peggy, and if Peggy was 'here again today", th...

The world dictionary has many definitions for “awkward”. One of them is “embarrassing” such as an embarrassing moment. I discovered long ago that if you don’t act embarrassed an awkward moment can be a lot less awkward.   Shortly after receiving my Real Estate License I had the opportunity to show a nice married couple properties.  This was only the second or third time I had shown property and was really still learning the ropes. We had an appointment at one property, in which the home owners would be present.   After viewing the property the female half of my buyers asked quite casually, if the washer and dryer would be included. The washer and dryer were on the older side. Simultaneously, the male half of the sellers said “no” while the female half said “yes, definitely”.  Okay, my...

I love shoes. I have them in every color. Yet, it can take me minutes, 2 or 3 looks, several 'try-on' before I decide to plunk down my hard earned cash to take them home.  Sometimes, I leave and go back again before I buy them.  Plus I can easily return a pair of shoes if I don't love them.  Compare that to a home buyer in Tracy or Mountain House, CA.  They want to see 5 - 6 houses.  They are in the house 5, maybe 10 minutes.  They write an offer, it gets accepted, they've already applied for a loan, money is deposited into escrow and BAM they are in contract.  Basically they are buying the house in a matter of seconds.  I don't buy SHOES this fast.  Yet, this is how the market is.  You can't easily return a house. Yikes, I feel so bad for buyers sometimes. One of the biggest financial ...

Tracy CA has not seen this many listings in one day in almost 2 years.  Friday, April 11th showed 19 NEW LISTINGS in Tracy CA.  Is this due to Spring, perhaps.  The other phenomenum is that all but one of these NEW LISTINGS were equity sellers.  No Short Sale, No REO's, Equity Sellers. Then on Monday, 4/14/2014 we had another 11 new lisitngs come on the market Before you start to worry that the number of available homes is soring in Tracy CA notice that there were a total of 19 SOLD and 28 homes went pending. 30 Actives - 28 Pending - what do you think this means.......
