This past summer I purchased a unique craftsman property in Temple City.  Near 2 of my favorite cities, Pasadena and Arcadia, Temple City has always been on my radar.  From the quiet tree-lined streets to the highly coveted school district, I knew it would be a great area to work in. Just short of being 90 years old, the property was in need of some serious TLC.  From foundation bolting and asbestos siding removal to all of the usual cosmetic finishes, no corner was left untouched.  The biggest hurdle we experienced with this project though was time.  In order to stay true to the craftsman style of the home, little time consuming details were required.  Although we ended up going over budget, the end result was a contemporary craftsman that exceeded all of our expectations.   Originally...

Buying my first commercial building from an owner offering terms several years ago made me an instant fan. I was reminded that the technique is still alive and well. Just a few months ago, 5828 Temple City Blvd. sold for near asking in less than 60 days.  The listing description went something like this: “Commercial building for sale. Large lot with approx. 2500 sq. ft. building plus more parking. Currently chiropractic offices. OWNER IS RETIRING & WILL FINANCE 1ST TRUST DEED WITH APPROVED CREDIT & TERMS.” So why does someone who is retiring think of doing this?  Most likely his first objective was to defer capital gains and create a dependable monthly income.  His money is probably growing somewhere between 6-8%, and is secured by a property he’s very comfortable with. I would consider Temple City fairly immune to the general downward pressure facing the overall real estate market. The demographics and good public school system provide a strong level of price support for real estate, so it doesn't surprise me that there are a relatively small number of properties in foreclosure. Out of 71 active listings in Temple City right now, 6 are advertised as short sales. That's just a little over 8%. In some areas of L.A. County, the numbers look something more like 25-30% (like the Antelope Valley). So, you're a buyer interested in taking advantage of the price pressure and FHA loan incentives . . . should you go after these short sales? Wouldn't they be a great way to get a cheap property? As you can see from the above market statistics, home sales have not changed much since March of last year. The number of closings is the same, and days on market is also very similar. Prices are holding fairly well in Temple City, reasonable sellers getting an average of 95% of their asking price. In fact, prices appear to be up substantially over last year, but the numbers are affected by a couple of very large and expensive homes that sold last month. 60 days on market isn't bad, considering that the national numbers are showing 10 months of inventory (meaning, the average time it takes to sell a home is 10 months). OK, so I am sorry that the last business in this location didn't make it, but I am really happy to have a new Mexican restaurant in town. I first ate at Beto's Grill over in San Gabriel, and now the young, aspiring Alberto Ocana from El Monte has opened his second store here in Temple City (Temple City Blvd just south of Las Tunas). I love sipping on Beto's (short for Alberto) fresh and delicious sangria. Some sort of mix of red wine and watermelon chunks, it's absolutely delightful on a warm afternoon. I smile every time I pass the chamber on Las Tunas here in my home town. I love the quaint, craftsman style architecture, and someone sure did a great job with the colors and design over all. The city owns the building, and the Chamber of Commerce has been calling it home for the last 5-6 years. (Here's a business map of Temple City). Now for a smidge of history (plagiarized from the chamber's site): "The town of Temple was founded on May 30, 1923 when approximately 285 acres of land were purchased by land developer Walter P.
