Stockton California was once famous for mineral baths.  To look today one would never guess that these baths were large venues and people used to flock to them.  The people came because the mineral water was thought to be of medicinal nature.   Stockton California was once famous for mineral baths the first being the Weber Baths built around 1883.  The Weber Baths had a large swimming tank, what we call a swimming pool today.  The abundance of gas in the ground would push the underground warm waters up into the system that filled the pools.  The pressure kept a constant flow of mineral water containing iron, sulphur, magnesium, soda and salt flowing into the swimming tank.  These baths were located on the current site of the Stockton Hotel.   The most famous of the mineral baths was...

Properties listed in Brookside Estates in Stockton California are showing that the market could very well be coming back a bit stronger.  The market was so lack luster for so long that it is good to see something positive happening.   Properties listed in Brookside Estates in Stockton California shown in the table below are mostly behind the gates in the golf community in Brookside Estates.  There is one active short sale while the others are regular equity sales.  It has been a while since there have been equity sales and it is nice to see them coming back.   The short sale is a five bedroom, 3 bath home with 3712 square feet of living area.  This property is located on the water with its own boat dock and access to the San Joaquin River.  As if that were not enough, there is a h...

After listening to The Power Is Now Online Radio with guest speaker Chris Sorenson, Founder of Homeowners Education Learning Center (H.E.L.P.)…I was astonished at the numbers. That astonishment turned into a fixation…and that fixation has turned into determination. Determination to Serve with Success! This was one of Mr. Sorenson charges. The numbers…to date there has been a lost of 3.8 million homes to foreclosure. Currently, there are 5.6 million homeowners delinquent on their mortgage: 1.6 million are 30 days delinquent. 600,000 are 60 days delinquent. 1.5 million are 90 days delinquent. Close to 2 million are in foreclosure status I was shocked at the numbers and glad I was on the call to know that although things are progressing…there is still a lot of work to do! I am motivated…an...

I wonder how many people living in Stockton California know there are opera performances in their city.  There is no one that does not appreciate good music either played or sung by dedicated musicians that truly dedicated to what they do.  The singing voice, no matter what the range, is something we all posses.  There are, however some individuals that take that voice and improve it to a high level. These voices, with their power, clarity and range, can literally stun one to listen to each and every note being sung.  Audiences have been known to actually stop a show and have the singer repeat a song again.  Hence the term “show stopper”.  In 1968 opera came to Stockton California because of the vision of some special people in the community.  Opera brings these voices and combine...

What do you mean I have to do yard work!!!  Some short sale clients are amazed they have to do anything at all to maintain their property.  After all here is their golden opportunity to “get even” with that evil bank/lender. Now is the time the agent has to explain to the homeowner, that no matter how much they dislike it, they have to keep their property in a saleable condition.  Well the exact term is that “the property must be consistent with the neighborhood.”  If everyone in the neighborhood has overgrown yards then overgrown is okay however if the yards are manicured to the nth degree then well overgrown is not so good.  Here is another bit of information; if the bank/lender has to have a service come in to do the work then the homeowner could receive a bill at the closing of ...

First time home buyers are, for the most part, baffled by what happens after their offer is accepted by the seller of a property.  As far as they know everything goes into a box, something magical happens, and they now own the property.  The explanation they receive is that everything went through escrow.  What is escrow?   “Section 17003(a) of the California Financial Code defines escrow as "…any transaction in which one person, for the purpose of effecting the sale, transfer, encumbering, or leasing of real or personal property to another person, delivers any written instrument, money, evidence of title to real or personal property, or other thing of value to a third person to be held by that third person until the happening of a specified event or the performance of a prescribed ...

Bid Submission Deadline date is an EXTREMELY important step in a HUD Home purchase.  Bids for HUD Homes are completed electronically online and the only agents that can submit a bid must have a valid NAID#. In a previous blog Path to Homeownership: Does Your Agent Sell HUD Homes? I stated the following:  The first 10 days of the HUD home being listed is blocked for bid submissions and no decision will be made during this time. This gives HUD Home selling agents ample time to view the property and for homebuyers to make an informed decision on if they would like to submit a bid. I wanted to expound on this piece of information further…for the first 10 days of the HUD Home being listed the bids will accumulate and be reviewed the day after the close of this time period. HUD reviews all of...

I need to replace my crystal ball.  For some reason it has lost it’s picture while rolling around in the trunk of my car.  Yes, I too have one of those “real estate trunks” where everything gets “stored” for use later.    “When is the real estate market going to come back?” is usually the question people ask when they find out I am in real estate.  Good question, and without having a working crystal ball, very hard to answer.   With the percentage of unemployment in San Joaquin County reaching 15% and the job growth being slow it may take some time before the market starts to recover.   “Well, how long is that?”   The answer is “it depends”.  “Depends on what?”  Here is where a good, clear, working crystal ball would really help.  It depends on a whole bunch of variables that we tru...

“I have heard about short sales just what are they anyway?”  This is a common question all of us have heard from the general public.  As a matter of fact there were even some people in real estate that did not know what a short sale was.   These days short sales are just apart of the “market of the moment”.  Not surprisingly there are still some people who do not understand how a short sale works.   Okay, quick thumb nail on short sales:    1.     A short sale is when the property is sold, with the permission of the lender, for less than is owed on the loan. 2.     The seller can not receive any of the proceeds of the sale. 3.     Call your lender and let them know what you are planning to do.  It is so much better to work with the lender than against them. 4.     While the short sa...

If you were to go west of Interstate 5 on March Lane in Stockton California, through the middle of Brookside Estates, you would eventually come to the Stockton Sailing Club.  This club was formed in 1933 by a bunch of friends who enjoyed sailing and building their own boats.   The original name of the club was the Ionic Sailing Club however it was changed to Stockton Sailing Club in 1952.  Rumor has it that the club was winning races in the San Francisco Bay and people were asking where Ionic was.  To save having to explain what Ionic was all about the name was changed to the Stockton Sailing Club and that cleared it all up.   Today the club is very active with an enthusiastic membership and an active junior sailing contingent.  The club hosts various racing, cruising and swap meet ...

As a first time home buyer what do I need to do?  This is a question that we hear all the time and the answer to that question is very important.  The answer given will either make the process for a first time home buyer very easy or exasperating to say the least.    In California there is an organization called CalHFA, California Housing Finance Agency that has a website with information for first time home buyers.  Once the buyers have gone through the CalHFA website, and possibly found options to help them, they are then ready to find an agent and start the search for a home.     The table below shows the current active short sales in the community of Brookside Estates in Stockton California.     Contact The Nines Team Realty at 888-868-4398 to make an appointment to talk with us ...

Although the housing market has been saturated with foreclosure properties there are opportunities for First-Time homebuyers to purchase affordable, energy-efficient, newly constructed homes in Stockton. Visionary Home Builders of California, Inc., a local nonprofit developer, created a community of Net Zero Energy Homes. Current Market Trend. We toured these homes and I was extremely impressed with what these homes had to offer for first-time homebuyers. Median Home Value in this area is $183,900. Currently there are 8 active homes available in this community listed at the price of $129,000. All of the homes have 3 spacious bedrooms, 2 Full Bathrooms, 1,268 sq. ft. of living space,  lot space of 4,792 sq. ft., and 1 car garage.  Enough space for a family to begin their homeownership an...

HUD Homes are often overlooked by homebuyers but I can not stress the advantages of purchasing a HUD Home for purchasers who intend to occupy the home. HUD has a program known as the Good Neighbor Next Door that services law enforcement officers, school teachers (Pre-Kindergarten to 12th grade), firefighters and emergency medical technicians. This program is an excellent opportunity for homeownership and a great chance for these servicers to help revitalize the neighborhood in which they service. PARTICIPANTS: Law Enforcement Officers: restricted to homes that are within a reasonable commuting distance since GNND homes must be their primary residence. Federal Law Enforcement Officers are the only unrestricted participants in the GNND program. Pre-Kindergarten through 12th grade Teachers...

The question gets asked “When I complete a successful short sale on my property am I going to have any tax issues?”  As a real estate agent we are not qualified to answer tax questions or give tax advice.  The right thing to do is to refer the seller to their tax person for any of those questions.    What we can talk about in general terms is the legislation, H.R. 3648, that was passed by the Congress in 2007 and extended to December 31, 2012.  Prior to this bill when a property had a short sale completed the difference between what was owed to the lender and the proceeds from the short sale were considered as taxable income to the seller by the IRS.  What the legislation does is to “forgive” that taxable income as long as the property is the principal residence of the taxpayer.  For ...

Welcome to Brookside Estates Homes for sale.   The Brookside neighborhood, also known as Brookside Estates is located just west of Interstate 5 in Stockton, California.   The main road servicing this area is March Lane.  The 450 acre master planned community is bordered by the Smith's levee to the west; the Calaveras River to the south; San Joaquin River to the east, and Fourteen Mile Slough to the north.  Developed by the Grupe Company, Brookside Estates includes a combination of custom homes, single family homes, condominiums and commercial properties.  As of November 10, 2017, there were 19 homes for sale in the Brookside neighborhood. Similar to other master planned communities, the homes that are for sale in Brookside Estates are governed by the Brookside Master Homeowners Associat...
