I closed another Central Ca short Sale today.  This one was in Stockton Ca.   This home had 4 bedrooms and 3 baths.  What I really liked about this home was the huge back yard with the large deck all the was across the back of the house.  I can imagine the new owner having some great BBQ's out there this coming summer. The short sale bank was U.S. Bank and they were pretty good to work with.  This was another property I sold without ever meeting the seller in person as he lived clear across the country.  I have done that several times this year with my short sales. Over the past four weeks comparing new homes market areas in San Joaquin County, the week-to-week trend seems to remain the same.  The only "blip" is in Mountain House.  Manteca has added two new projects during the month which increased available inventory.  Two weeks ago Mountain House added inventory which has been absorbed in sales within the two-week period. Traffic patterns for the area projects remain lackluster.  Site representatives tell us that few agents are registering clients with the projects.  Sales, while not "off-the-charts" have been remaining steady throughout all projects at 10 to 12 per week. The Wells Fargo Weekly Economic and Financial Indicator suggests that "if we continue to see improvement in retail sales numbers, it may signal stronger contributions to fourt...

New Homes are still selling in Stockton and San Joaquin County - weekending 10/17/10 Stockton tops production with an average of .67 sales per project followed closely by Tracy/Mountainhouse with .60 sales per project.  However, Manteca continues to lead the new housing parade in San Joaquin County with 12 reporting projects.  Builders are continuing to struggle, both Regionally and nationally with a buying public that seems uncertain about homeownership markets, both new and resale. While Manteca continues to top the list in number of project (12) and available inventory (98), Stockton pushed the bar with registered sales (6) this week.  Even with four of the projects not reporting traffic, counts increased over last week.  For 2010, traffic to contract ratios is 28:1 in San Joaquin County with average weekly visits to projects sitting at 18.7.  The unsettled foreclosure debacle and seller hesitation in short sales makes the new homes market a clearer opportunity. "Dow Jones' reporter Jared Favole writes: "White House Press Secretary Robert Gibbs said Tuesday that the White House supports getting to the bottom of problems in the foreclosure process but is wary of 'unintended consequences to a broader moratorium.' Such a ban on foreclosure proceedings could threaten the housing recovery, Gibbs said." While the article continues with a collection of words with no clear meaning, it is apparent that the White House does not have a mortgage on it ... except the one that is tied to the future financial security of our nation's children and grandchildren.  The problem for me at the moment ... should there be a "For Sale" sign on the front lawn?
