I spent the day on the California Delta for July 4th this year.  We were anchored off the shore with hundreds of other boats, waiting for the annual fireworks display to happen around 9:30ish.  We were at the mandaville cuts, in Stockton CA. The weather was awesome, up into the high 90's during they day...  Time to swim, listen to music, BBQ some hot dogs and hang with your friends.  We were moored up with 6 other boats ranging from 40 footers to 50+ footers.  During the day, the wakeboarder would dock up and hang as well. Have a happy Sunday!

The Mother and Daughter Realty Team - Report the Statistics for Zip Code 95206 for the Month of May 2011.  During the month of May 2011, there were 237 homes for sale in Stockton (95206 zip code) at the end of the month. This total includes 84 were sold, leaving a balance of 153 units (2.8 months' inventory) available for sale. Of course, we are all aware that pending status does not mean that the sale will close but we can only hope and check our stats for next month!     Interesting enough is that the median price for a home in this zip code area is $120,000 over all with the Short Sales ($130k) averaging higher than the REOs ($111k).  Noting also that there is a 6.8 inventory on hand for short sale and only a 1.6 inventory for REOs - and yet REOs are down in sales for the month of Ma...

So what do I mean or why would anyone care if the buyers wear tennis shoes or not?  What I mean by wearing tennis shoes could be the difference in a serious buyer that has short sale processing patience or it could mean that the buyer has put in several offers and may the best one win! Tennis shoes are worn for track meets, for running or a fast get away! If you in a situation of the latter.... you need to be prepared to get you a back up offer and have it marching in line.  Buyers will say that they are serious but really they are not and some don't even have a clue of what it really means. Allergies & Showing homes...do they go together? I have the worst seasonal allergies.  I look like a little kid with a red chaffed nose & I am carrying my box of kleenex around.  Allegra, Singulair & Qvar are all in my system constantly and I am still a sniffly sneezy girl.  I am like a few of the seven dwarfs all in one.  It's hard to be a realtor with allergies but the show(ings) must go on.  lol  If I could hide in the house thru this season I would, but I can't so I won't.  So today, I drove to Stockton to show 4 properties in the windy rain (while sneezing my brains out).  I sound whiny (cause I am).  It went well, we didn't buy anything yet, but they are thinking about it.
