We hear a lot about a Buyer’s market these days here in South Lake Tahoe and we thought it would be fun to revisit Real Estate 101 and look at what a Buyer’s market actually is. Going back to that classroom, there are four basic characteristics of a Buyer’s market, two of which are up, and two that are down. All though are a sub-set of one basic economic principle: more supply than demand.1. An Increase in Days on Market. It takes longer to sell a house in a Buyer’s market, unless a house is priced right, but that’s another story. Median Sold Price represents the price at which an equal number of houses were sold for more and for less. For example, if there were 201 total home sales, there would be 100 sales below, and 100 sales above the median sold price. Real estate professionals tend to rely on Median Sold Price rather than the Average Sold Price because the average can sometimes be skewed by the sale of a relatively small number of houses at either end of the price scale. We believe, as do most real estate statisticians, Median Sold Price gives a truer indication of overall market condition. The Lake Arrowhead fire is a good study in comparison. Now that homeowners and firefighters are no longer at risk, perhaps it is a good time to explore the effect the Angora Fire might have on our South Lake Tahoe real estate market. The bottom line is it’s crystal ball time, nobody knows for sure. Our real estate market has never experienced something like this before. Correspondingly nobody here has ever gone through it either. Thoughts about the writing of our Declaration of Independence. He wrote it in 17 days. No electricity, no internet for research, no software, no cut, copy or paste. Only pen and ink, and candlelight to write at night. He was only 33 years old.
