February 2011 South Lake Tahoe Sale Statistics South Lake Tahoe sales statistics for February 2011 were down compared to the past three months.  The total units sold in February 2011 was 30 units, down from January 2011 (40 units). The total dollar value sold in February 2011 was $10,703,100, down from January 2011 ($14,071,990). The average sales price in February 2011 was $356,770, up from January 2011 ($351,800) The median sales price in February 2011 was $269,200, down from January 2011 ($305,500).  That's down 11.88% from January 2011.  The REO (bank owned) homes sold was 10 units, up from January 2011 (7). Wordless Wednesday...Snow in South Lake Tahoe We finally got some real snow in South Lake Tahoe.  The last time we had decent snow was probably back in December 2010, almost two months ago.  It's suppose to snow till the weekend.  Just in time for our big President's Day weekend here in South Lake Tahoe. I stopped by the Bijou Golf Course to take this photo of the snow in South Lake Tahoe.  The visibility was pretty bad.  I was only able to see 8 feet ahead of me when driving through the neighborhood. I wish I can hit the slopes tomorrow for some fresh powder.  We'll see... I hope everyone else is staying warm and cozy.

We’re running 900 of these across the South Lake Tahoe cable television system. For South Lake Tahoe, we’d like even better news… but it’s not getting worse. (Lake Tahoe Real Estate Blog / February 10, 2011 / Richard Bolen) Three recent articles say our economy continues to improve slightly, and that’s good for South Lake Tahoe. We think it still wise to temper anything suggesting good news, but what is apparent for sure is we’re not seeing worse news. All of us have had plenty enough of that. The news here has much to do about jobs, and inflation, or the lack of it, and as we’ve been writing about for the last few years, we’re not going to see real growth in the housing industry  until we see a growth in jobs. No Foreclosure Deluge yet in South Lake Tahoe, and distressed sales inch downward by 3.2% in last 180-days (Lake Tahoe Real Estate Blog / February 9, 2011 / Richard Bolen) Here’s a review of the incidence of South Lake Tahoe, CA distressed property sales, plus an update on the effect of foreclosures and short sales on home values in the last 180 days. Distressed property sales became a factor on the market in 2008. Of the 354 South Lake Tahoe, CA homes sold that year, 20% were distressed, either a bank owned or a short sale. In 2009, the incidence of distressed property sales doubled. 39.9% of all 436 South Lake Tahoe, CA homes sold were distressed properties. When purchasing a property in South Lake Tahoe there are some regulations that you are going to want to know about. One of these regulations is the Tahoe Regional Planning Agencies "Wood Heater Retrofit Program". The TRPA requires that if there is a wood burning stove in a property, it must be certified by the EPA. An EPA certified wood stove has been independently tested by an accredited laboratory to meet a particulate emissions limit of 7.5* grams per hour for noncatalytic wood stoves and 4.1* grams per hour for catalytic wood stoves.  Click on the following link for the List of EPA certified Wood Stoves.   If there is a wood stove in the property that is not approved by the EPA then it must be removed prior to the close of escrow. South Lake Tahoe Sale Statistics for January 2011... January 2011 sale statistics compared to the previous months shows that we took a small dip in the market.  Not too bad. The total units sold in January was 40, same as December 2010 (40 units). The total dollar value sold in January was $14,071,990, down $2,127,935 from December 2010 ($16,199,925). The average sale price in January was $351,800, down $53,198 from December 2010 ($404,998). The amount of REO's sold in January was 7, down 10 from December 2010 (17). The amount of short sale sold in January was 10, up 4 from December 2010 (6). I just checked what's pending and the numbers look promising.  There are currently 78 pending.  Of course 28 out of 78 are short sale.  We already have 4 sold since February 1, 2011.  So, I'll keep...
