The FHA loan program is ideal for a buyer wanting to purchase a home or small investment property. You have the flexibility to purchase a 1-4 unit property and renovated it any way you like to make it "YOURS".  I've never looked a buying a home without at least changing the carpets but this loan program allows you to paint, fix what needs fixin' and do it all in one low interest loan. That is correct, you pay points and fees only once, you don't need an additional construction loan and a take out loan when the work is completed. We, the real estate professionals, need to let the public know you have a property in need of repairs and you need to let other agents can bring you 203k offers. I'm still seeing way to many agent listings that say "no FHA or VA" that is beyond comprehension to us in the know. If you are one of those agents... ADD FHA 203k OKAY because otherwise you are admitting that YOU don't know what you are talking about. That's right if you are eliminating potential offers and your properties aren't selling... you are a fool or ignorant of the products that allow you to move properties for your clients. Don't be offended, just open up your knowledge base beyond holding properties.
