The San Fernando Valley is famous for many reasons. Some know it as the "valley of the stars" others recognize it as the' other movie industry's center', that is the Porn Capital of the World. Different cities are vying for the title. Some of people consider it the Sherman Oaks hills. I was going on a listing appointment and the owner of the house was telling me, that two streets from her house, she knows someone who was a "neighbor" to a "studio". She assured me, that the neighbors got together and shut the operation down. I find this an interesting dilemma. When you are a potential buyer, how do you feel about this? As a Realtor in Southern California, I am compelled to disclose what I just learned. There could be extra traffic in this upscale residential neighborhood. It could bring ...

With the year winding down to a close and lenders in good holiday spirits not to foreclose, I wonder when we shall start to see the flood of bank owned homes hit the real estate market here in the San Fernando Valley. I don't know the exact statistics, but my instincts tell me that the number of available bank owned homes for sale in the San Fernando Valley has fallen 50-75% since May 2009.  What this is telling me is that banks are trying to keep home-owners in their home by attempting to extend the foreclosure deadline. Lenders want to give home-owner more time to attempt to modify their home loan.  But in reality, most of these home-owners will probably not be able to save their home and will eventually default even on their modified loan. Here are some interesting articles you shoul...

Fall has arrived in Los Angeles, and your plumbing system needs to be part of your plan to keep your home or office running smoothly. This includes service to your water heater. Your water heater must work harder during the colder months. It should be flushed out to remove sediment buildup, which can cause corrosion, shorten its life span, and reduce heating efficiency. Call us here at Schuelke Plumbing to service your water heater today. We are conveniently located in Sherman Oaks, and serve all of Los Angeles, the San Fernando Valley, and Santa Clarita. We will drain several gallons of water from the faucet and connect a hose to direct this water into a nearby drain. Our plumbers will then test the water heater's pressure relief valve by lifting it up on the lever and allowing it to s...

"The Great Greek" in Sherman Oaks (in the San Fernando Valley of Los Angeles) serves what is most probably the best Greek food in all of Los Angeles. The casual atmosphere is warm, friendly and inviting and the food is delicious.  The Menu offers a great selection of hot or cold appetizers .... including tasty Hummus with pita bread, outstanding Spanakopita and Meditteranenan-styled eggplant stuffed with fresh tomatoes, onions, garlic, herbs and feta cheese (really good!). The Char-broiled chicken-breast kebabs are wonderfully satisfying and served with some of the best oven-roasted potatoes I've ever eaten. Roast Lamb is the house specialty and it's served with a Greek-style pilaf and fresh vegetables. Their Macedonian Baklava (homemade with crushed almonds, walnuts, pistachios and pur...

If you entered 2009 with decent debt, a good FICO score, and a stable income, this may be the perfect year to buy a home. The week of December 31st saw mortgage rates drop to an average of 5.1 percent, an all-time low according to a Freddie Mac survey. And the good news is that they’re expected to drop even more in the coming months. Experts are still divided on whether it’s wiser to buy now or wait. After all, the economy is still far from stable. It all comes down to your personal risk preferences: borrow now if you want to play it safe, wait if you’re sure there’s a better deal ahead. Here are some key points to keep in mind: Shop around Twenty years ago, when rates never varied by more than 0.25 percent, one loan would have been as good as the next. But the plunging economy has put ...

Here's a link to a chart that shows September's ACTUAL statistics for the Local Real Estate Market. These are the graphs that the news media doesn't want you to have. Why? because they go contrary to the negative hype that the news media wants to perpetuate. CLICK HERE FOR CHARTS When you click on the link, scroll down to the chart that says "Single Family Sales By Price." Look at the category that you are planning to purchase a home or sell your home. If you are a homebuyer and the green bar is longer than the blue bar for your category, you are in trouble. This means that the market for that segment is VERY hot and if you don't purchase soon, you may have to lower your standards for the type of home that you can afford or move to a less desirable city. If you are a homeseller and the ...

Home Sales in the San Fernando Valley were up 110.5% for the month of October 08 compared to October 07 based on the latest numbers released by SRAR ( Southland Regional Association of REALTORS ) The "Valley" includes communities like Studio City, Sherman Oaks, Toluca lake, Burbank, Encino, North Hollywood and Calabasas  The spike in sales can be partially attributed to a 30% drop in Average Home Price to Approx $410,000 based on 745 Homes sold in the month compared to a peak of almost $640,000 in 2007. But Sellers and buyers are still showing signs of dementia and unrealistic thinking. Home owners still overvalue their properties in todays market and buyers are continuing to test the waters with incredible low ball offers to the dismay of listing agents citywide. At the Same time Condo...

I got brought in to shoot some twilight shots that could be used for the cover of the MLS Open House Guide. I love this house. It had great architectural lines and amazing views of the valley. This was a fun shoot. I think I able to get some cool shots for them to choose from. I had to break out a lot of my lights to get things just how I wanted them, but getting “the shot” is what makes it so fun.
