I am currently in escrow with out-of-state Buyers. The property that they are purchasing is located in a newer, established neighborhood. The house is vacant but, has only been vacant a short while and if you visited this home you wouldn't suspect a thing. I have been to the house at least 4 or 5 times!Evidently, a mama racoon also decided that this was a good home for her to raise her 4 new babies! So, she moved on in!Aren't they sweet? I have always known that there are lots of racoons in the area but, this is my first experience since I have been in business.  Glad that Critter Getter saved the day. The contractor doesn't need to post his permit card on the job for my 203k Oh yes he does. LOL, I have heard every possible story in the book. Just yesterday a contractor instructed one of our crew members that it wasn't necessary to post the job card on the house any longer, it just wasn't done in his county... I pulled this off his area permit site at his local jurisdiction: "You may be charged a re-inspection fee if the work to be inspected is not complete, the plans or job card is not available at the job site, corrections requested by the inspector have not been completed, there is no access to the inspection area or construction is different from what is shown on the plans." Feasibility report - a short inspection, typically 30 minutes in length, that identifies the deficiencies in a home and what it would take to get the home up to FHA MPS (minimum property Standards) nothing more.  Why nothing more? These past few months I have been working with wonderful buyers that are looking to buy a small home in Seaside, California. They are well-qualified, motivated, have a large down-payment and writing very clean offers. I always write a nice cover letter to the listing agent that introduces my clients and lets the listing agent know how wonderfully qualified they are...blah blah blah! So far, my clients have not been able to purchase one of these homes yet! Each time we submit an offer there is already 5 to 7 offers..on day one! Or, they come in right after ours. They are planning to write one again today. Keep your fingers crossed! What I am trying to say is that most of these homes have been bank-owned and therefore the banks have chosen the all-cash offers over those with conventional ...

Having been working on a short sale for months (representing the buyer on this one), we finally have approval from the Bank and now cannot get the association to give us the HOA docs. This is a small self-managed association and they had big issues with the seller for nonpayment of dues (can't believe they did not foreclose the unit based on that alone, it was a huge amount owed).  Having said that you would think they would be dying to get the buyer in so they could start collecting dues again.  If this goes to foreclosure rather than short sale they will get nothing.  The Bank is willing to pay some of what is owed. I always thought associations were required by law to provide these docs.  Any thoughts from you CA condo experts?
