  Santa Rosa Real Estate Market Report for February 2011     Santa Rosa is the largest City in Sonoma County, with a population of approximately 160,000. Santa Rosa is located 55 miles North of San Francisco and 23 miles East of the Pacific Ocean. There was a lot of buyer activity during February 2011. The number of properties that went under contract surpassed April 2010, which was at the height of the first-time home buyer tax rebate. The graphs below will help you understand recent trends in the Santa Rosa Real Estate Market. Data for these graphs is derived from the Bay Area Real Estate Information System (BAREIS). A client of mine has just purchased a 4BR/2BA single family home in Santa Rosa. He put a sandwich board outside with a "For Rent" sign and he immediately started getting calls from prospective tenants. Without placing a single ad on Craigslist or anywhere else, he had tenants to choose from, and has selected a family that is ready to move in immediately. I didn't think he would have any trouble getting it rented, but I was surprised by the volume of calls he got just by hanging out a "For Rent" sign. Santa Rosa Real Estate Market Report for January 2011 Santa Rosa is the largest City in Sonoma County, located 55 miles North of San Francisco and 23 miles East of the Pacific Ocean. With a population of approximately 160,000 residents, Santa Rosa has suffered a substantial drop in market value since 2007, due to the high number of distressed properties. The biggest surprise to me this month is the number of properties that went under contract during January 2011. Normally a slow month, more properties went under contract than any other month this past year except for April 2010, which was at the height of the first-time home buyer tax rebate. I have learned about numerous aspects of the process for obtaining designation as a Historic Preservation District. Fountaingrove is a lovely part of  Santa Rosa, CA.  It's located in the hills with beautiful views looking toward the west county hills.  There are hundreds of homes in Fountaingrove, and they enjoy a nice variety of city parks such as Rincon Ridge Park, Francis Nielson Park, and Nagasawa. The Second Fairway in Fountaingrove offers elegant golf course living.  Built in 1995, the Second Fairway development consists of 26 homes most of which sit on the Fountaingrove golf course in a variety of sizes.Second Fairway homes range in size from 1900 sq ft to over 3000.  They sit on a variety of lots, some as small as .12 acres, to over 1 acre.  I'd say that the average lot size is approx .20    The homes are wood costruction with stucco exterior, composite tile roofs, and a concrete perimeter foundation.  Most homes have natural gas central heat and air conditioning.  The neighborhood is served by city water and sewer.  Most of the homes have  similiar amenities such as high ceilings, hardwood floors, bedrooms with balconies, gourmet kitchens and 2 - 3 wood burning fireplaces.   ...

I was driving from my home office to the North Bay Association of Realtors (NorBAR) for a seminar when I spotted a brilliant flash of gold. Up ahead on my left was Sts. Peter and Paul Russian Orthodox Church. I had remembered reading an article in the newspaper about the domes on the church having been refurbished recently. The sun was high in the sky, not a cloud in sight and the domes were spectacular. If it hadn't been for road construction that has been going on for years (literally), I wouldn't have chosen this particular path. I'm glad I did, I found a little treasure that made my day.     Sts. For those of you who are interested, there is an exclusive neighborhood in the hills above Santa Rosa called Fountaingrove. Within this neighborhood is a combination of high end developments that were built within the last 25 years.   One of these developments is a neighborhood called Southridge. Southridge is a community of about 50+ custom and semi custom homes halfway up Fountaingrove Parkway. The lots range in size from 4900 sq ft up to half an acre, with the average lot being close to .25 of an acre.
