What is going on in the Santa Paula Real Estate Market as of July, 2013?   The Santa Paula Real Estate Market is doing well. In this report I am tracking only Santa Paula Single Family Homes, however, some of these homes sit on large parcels of land. Some of these larger parcels  are ranches that have income producing crops and others are horse properties.   Within the time frame of 2/21/13 to 8/20/2013, there were 64 Santa Paula Single Family Homes sold. The average sale price was $401,245 and the average days on market was 75.   If we look at the same time frame, one year ago, 2/21/12 to 8/20/2013, there were 68 Santa Paula Single Family Homes sold. The Fifth Annual Citrus Classic Balloon Festival will be held this Friday, July 27th and Saturday, July 28th in Santa Paula, a perfect venue for this picturesque event. There will be approximately 28-30 balloons participating in this year's Citrus Classic Balloon Festival. Santa Paula will branch off from the County Pet Shelter on June 1st when they open their own no-kill Pet Shelter for stray dogs and cats. This new shelter will be located at Santa Barbara and Seventh Streets. According to the Ventura County Star, by Santa Paula having their own Pet Shelter it will save the city $40,000. Santa Paula currently contracts with the county to use the Carrillo Pet Shelter for approximately $100,000/annually. This new Santa Paula Shelter will save the city approximately $60,000. The Santa Paula shelter will be a no-kill facility. The Santa Paula Animal Rescue Center, a nonprofit will run the center. Santa Paula looking Good Santa Paula has a new look to it. The downtown area now has beautiful hanging flower baskets lining the streets, some new stores and restaurants have opened and I must say it looks good. Santa Paula is the geographical center of Ventura County. Santa Paula is located 65 miles north of Los Angeles and 14 miles east of the ocean and Ventura. Santa Paula is surrounded by rolling hills and rugged mountain peaks. Santa Paula is referred to as the "Citrus Capital of the World" because of the vast number of orange, lemon and avocado groves located in Santa Paula.

Listings continue to decrease (1932 last week; 1859 this week); sales however climbed and it is probably due to the paper work being delayed in recording sales therefore the prices which had been going down now appears to have stabilized over the last  week. The chart below summarizes the last weeks statistical numbers.  However events that truly move the market are headed in the opposite direction. The County's high unemployment of 11+% certainly is a driving force impacting the real estate market.  Lack of new jobs creation is another impact source.  Consumer confidence is at a low point. The media is attempting to make things look good but individual common sense tells the general population something else.
