For those home buyers with a family, we know how tough it can be steal away the time needed alone to look at homes. Some home buyers refuse to work with anyone except the listing agent.  This approach is not only ridiculous buy against the buyer's best interest.  This type of buyer has a couple of thoughts in mind.  First one is they will have an in to the seller in getting their offer accepted.  Second is the thought that they seller will save money money and sell to them as first choice.  Third thought is the Listing agent will pay kick back some of the commission to them. A "balanced" market is 6 months of supply and we have gone from 3.2 months of supply last June to only 1.7 months of inventory today. The number of homes for sale has dropped by nearly 50% since my last update - a staggering statistic! The run-up in prices is occurring across our valley and particularly on pool and/or view homes. Many people are wondering if home values are on the rise in the Santa Clarita real estate market. The answer is a qualified yes, but not by as much as some homes have been selling for. Even though some homes have been selling for considerably more than their listed price, it doesn't mean the value is worth the price paid. The home may well be worth the buyer's offer, but the buyers lender may not agree. When that happens, the buyer must produce the cash to make up the difference between the selling price, and the lenders appraised value. Santa Clarita home buyers must always remember, the buyers lender will only make a loan based on a percentage of their own appraised value. Good Morning!  Change is in the air regarding the local real estate market in the Santa Clarita Valley.  Current Active Listings have remained steady in the 340 range.  However the saleable inventory has declined as sellers have noticed the multiple offer and the new listings hitting the market are priced well above the previous sales of comparalbe homes in the same location.  The result has been less showing, less offers and sellers holding to a price that is not warranted.  Many of the homes that are selling face the problem of an appraisal.  Most home buyers are either unable or unwilling to buy a home at a price above what the lender conseders to be market value.
