Santa Clarita a suburb of Los Angeles under Siege by FireOne of the scariest forces of nature has attacked the Santa Clarita area FIRE. As of this writing 1500 hundred homes are in danger more than 17 homes destroyed and numerous other commercial structures. The size of the fire is about 35 square miles approximately 22,000 acres of land. This is sadly only contained depending which news outlet you turn on to about 10-20%.There is a special connection to this area for a few reasons for me. One of course is my connection to the Lange Foundation, the Animal Rescue organization that we support. This is where Satchmo used to be fostered. More importantly where St. Bonnies Animal Sanctuary is, the satellite “ranch” of the Lange Foundation.Needless to say last I heard, numerous local volunteer...

It seems like our nation is falling in line for savings on Solar Energy.  This all seems well and good as the savings can be incredible.  There is a major flaw in these programs that are either not explained or the ramifications are not comprehended by the consumer.  It may well be true that at the present time the savings are good and ever perhaps great and in 90 or 100 degree heat keeping the home as cool as 73 degrees for a low cost during the hot times of the year if fun and enjoyable. The flaw in the ointment is that the current home owner is signing an agreement that may last 20 years or more.  This means that the present owner is committing the next owner and subsequent owners during he length of the contract to either assume the contract or having one of the parties pay it off.Ma...

There are many reasons to choose your representative. Friendship, relationship, neighbor are not the best of these reasons. Experience - We come from a business background. Owning and operating a million dollar per year retail market taught us the importance of serving the public and earning repeat business. Knowledge - Our continued education over a twenty year career in order to best serve our clients. Learning, growing, changing to make sure our clients are best served. Professional - Our clients are the most knowledgeable because we share what we know with them. Their best interest is our only driving force. Communication - The biggest negative reviews are based upon lack of communication.  Call, text and send an email to your potential Realtor, see how quickly they respond.  Do you...

Spring of 2016 enters with a shortage of housing.  Rising prices and the potential of the rise of interest rates will make it more difficult for first time buyers to compete for a home.  Pent up demand with many buyers sitting on the fence continues to fuel the unlimited supply of buyers for the dwindling inventory.  Compound this with the fact that Millennials, about 83.1 million, now outnumber Baby Boomers.  The housing market has recovered since the start of the recession in 2006.  However prices are still below the prices at the peak of the market.  There are more qualified buyers now than there have been in many years.  Homeowners are no longer being forced to sell their homes to avoid losing them so sellers are dictating the price and thus we are now in a Seller's Market.Perfect ...

It can take 4 - 6 weeks to find a home and now with the TRID (The New TILA RESPA Integrated Disclosures. • The Loan Estimate replaces the initial Truth-in-Lending disclosure & Good Faith Estimate for most. closed-end mortgage loans. • The Closing Disclosure replaces the final Truth-in-Lending disclosure & HUD-1 Settlement Statement. for most closed-end mortgage loans.) it can take another 6 weeks to close escrow.  That means searching to purchase a home starting on March 10, 2016 could possibly be closing escrow in the middle of June.  People make the same mistake year after year and wait until the Springtime before beginning their search for a new home.  The problem at this time is there are already more buyers out there looking for a home then available homes for sale.  Waiting is onl...

Dear Clients & Friends,(This is a copy of the latest February Newsletter sent to our clients and friends!)Home ownership has many advantages over renting but there is one disadvantage. That is maintenance. A home owner needs to stay on top of the condition of the home to avoid deterioration. We have many service providers that we can recommend to you that work locally, do a great job and at an affordable price. Let us know if you would like a referral to a Painter, Plumber, Electrician, Pool Service, Handyman, Contractor, Carpet, Shutters or any other homes service provider. Are you thinking of selling your home this year?  Inventory is really low and, although the Fed has raised interest rates, mortgage rates are still available below 4% for many buyers.  Selling your home at this may ...

I'm sitting here biding my time until the big game begins.  It's been a quiet two weeks since the two contenders won the right to play for the NFL Lombardi Trophy.  The only real hype has been whether the aging star, Peyton Manning, will ride into the sunset with as many Super Bowl rings as his Brother Eli Manning or if we are now on the dawn of a new era lead by The Future Cam Newton.Does this really matter?  It does to the bettors and the players and yes the owners of the teams and their employees.  It also matters to the Networks and the Media and yes their employees and their families. It also matters to the fans of both teams and the businesses in the cities they reside.  I guess it does matter to the fans of the NFL and also those that just enjoy the big party that comes once a yea...

The first thing that comes to mind during the NFL Playoffs and especially Superbowl Sunday is the Open House.  The people out looking at homes during the playoffs and the parties that ensue are truly highly motivated or simply not Football Fans.  The agents that are taking them out to see homes are highly dedicated to their clients or simply not Football Fans. This is a terrific time for a seller to list their home should they also be in the market to purchase a home.  There are much less buyers during the NFL Playoffs so an offer, even a contingent offer, will be taken seriously.  The Superbowl, NFL Playoffs, Post Holiday Lag and Inclement Weather all make this as close to a buyer's market as we've seen in the past few years.Thinking of Selling at this time?  Call Tony & Dani Lewis with...

Supply and demand ultimately determine the value of an. y product with homes being no exception.  However this relationship is sometimes disguised as it surely is this year.  The stock market, China devaluation of their currency, financial problems in Europe and war in the middle-east should all dictate a slowdown in the rise of home prices.  There are less buyers out there looking for a home but as it turns out, those looking are highly motivated and buying homes.  The low inventory of homes for sale has kept homes scarce and given home owners confidence to list at a higher price.  Homes prices are still far below, about 10%, where they were at the peak of the market.  There are now many more people in need of a home as there have been many new families started since the recession.  Ma...

Dear Family, Friends & Clients, It's time for our annual sale.  Buying a home between Halloween and the middle of February offers those in the market an incredible advantage.  There are the least number of people competing for a home and the home owners selling at this time are usually highly motivated and would like to see an offer.  Let us know about the home you would like to purchase and we will send you the best currently active listing that match your criteria.  Dani and I have live in Valencia and Santa Clarita since 1980.  Our home search is base upon the quality of the neighborhood, schools and potential resale value.  You want the best available home but our job is to find you the best future investment as possible.  Happy Thanksgiving!  Dani & I have more to be thankful for t...

Housing Wire Mortgage Opportunity  Forecast gave 4 reasons why 2016 will be a good year to purchase a home.  Reason number 4 has been cut & pasted from this forecast.  This will be a game changer once implemented.1.2.3.4. Down payment protection will be availableWriting a check for a down payment on a home is often one of the largest investments someone will make. Down payment protection is a new option that can give modern homebuyers the flexibility they need to more confidently and securely buy a home. When homebuyers put less than 20% down at closing, this kind of coverage protects their down payment just like private mortgage insurance protects the bank.Given that the average employee tenure in the U.S. is 4.6 years overall, and 3 years for millennials, it’s understandable that the ...

Home Ownership is not for everyone.  There are many reasons to rent or live with someone rather than owning a home.  Renting makes sense if you are not sure you will have your job for the long run or even sure if you like working there.  Renting makes sense as well if you are new to a community and don't know yet if this is the place you would like to live for the next five or more years.  Renting also seems to make sense if you don't want to take on long term debt or maintain a home inside and outside.  Sometimes the responsibility is too much to handle.  There is a lot to be said for simply making your monthly rent payment and being done with the responsibility. Home Ownership just like the Stock Market presents a gamble.  The upside of owning a home is incredible but how can one forg...
