Dear Friends, Clients & Fellow Realtors, We are finally in the midst of a long awaited and needed recovery for the real estate market.  This is good news for home owners and great news for our nation.  The down side, however, is that the damage has been done and too many home owners will continue losing their homes over the upcoming years. Interest Rates have defied all financial rules as they continue at historic lows despite all of the multiple offers and extensive numbers of buyers looking to purchase a home. This is one of those rare times in real estate when there are major advantages for both sellers and buyers.  There are about ten buyer for each and every home that reaches the market.  Home Owners are assured of selling quickly at a much higher price than just nine months ago.  ...

Ralph's Helpful Tips:  Include a Letter of Good Standing from your Board in your listing presentations Most of the time, you will be providing information about your company, your past sales, comps for the potential listing, market statistics, advertising samples, and other items in your listing presentation. What I've found is that many agents neglect to include a Letter of Good Standing from your local board.  It's very easy to obtain and in most cases, it is free from your board. Yes, you can talk about your creative element when it comes to listing, advertising, and your ability to use creative and resourceful thought to close a transaction under different circumstances. But what the Letter of Good Standing says is that you play by the rules. Most letters of good standing will provi...

There may be tax ramifications to a Short Sale but every situation is unique. You may have heard, “Don’t do a short sale because you will get a 1099 and have to pay taxes on the difference between what you owed on your home and what you sold it for or the amount the bank wrote off.” This may be true, but this is not the whole story. If you borrow money from a lender and the lender later cancels or forgives the debt, you may have to include the cancelled amount in income for tax purposes, depending on the circumstances. When you borrowed the money you were not required to include the loan proceeds in income because you had an obligation to repay the lender. When that obligation is subsequently forgiven, the amount you received as loan proceeds is normally reportable as income because ...

Score one for the little guy! I have had an E-fax number for many years, and have paid for it for many years. But I found that the company I had been using, Trustfax, which is a subsidiary of J2 Global, have let their website slip a little as far as functionality in my opinion. So I went over to a new company, RingCentral. Of course I wanted to keep my old number as it is advertised everywhere, but my old company would not release it. So I contacted the FCC and filed a complaint. 10 days later I got a letter from my old company replying to the inquiry from Consumer Affairs Bureau in Washington D.C. stating my number is being released to me. Dear Friends, Clients & Fellow Realtors,Dani & I have lived in the Valencia area since 1980.  Our two daughters were born and raised in this incredible community.  Halloween has been special to us as parents!  It was fun seeing their costumes and sending pictures to family.  It was also special seeing their response to other kids.  Halloween was an incredible learning experience and teaching time.  It was a time to teach the difference between make believe and reality.  Year after year our daughters looked forward to this annual event.  Choosing their own costumes and trick or treating with friends was so much fun.  We could also mark the growth of our daughters from year to year.  New we have a grand daughter and can see this fun time through her eyes.  Dani & I have found some incredi...

Dear Clients, Friends and Fellow Realtors,The number of active listings in the entire Santa Clarita Valley are alarmingly low.  There are only 328 active listing in all 6 areas of our quaint valley.  Here are the numbers by area:Valencia 82 - Stevenson Ranch - 14 Castaic 27 - Saugus 109 - Canyon Country 76 - Newhall 47These numbers are extremely unhealthy for the recovery of our local real estate market.  The reasons include the many multiple offers on each home may create another bubble that could pop once home owners reach the price that they are willing to sell.  This could reverse the trend and create an excess of inventory which could collapse a recovering market. There is another factor we also risk.  Do you remember the last time we had too many buyer for the amount of homes for s...

Santa Clarita families are you looking for something different to do this weekend? Cold, crisp, fall air means it's apple season again, head out to Knaus Apple Ranch in Tehachapi to pick your own apples. Located about an hour and a half from Santa Clarita, the season started September 24th, 2012. The ranch is open everyday from 9-5 and lasts approximately 6 weeks, so don't delay! Knaus has been family owned and operated since 1970, growing Red and Golden Delicious Apples. Don't miss the opportunity to create unique, cherished memories for you and your family. Some of my fondest memories as a child were family trips to Pine Tree Apple Orchard in White Bear Lake, Minnesota. We spent the entire day picking fresh apples, drinking app...

Dear Clients, Friends & Fellow Realtors, Selling a home at this time makes more sense than it has in the past five years.  The reasons for selling are still limited to special circumstances. ·         Move Up Seller, a home owner is now able to make a positive move since an additional $300 - $500 payment per month could allow a home owner to move to a dream home and make an incredible financial investment for their future. ·         Selling an investment property that is no longer needed or wanted.  This may be a great time to take out equity and utilize this money in another fashion. ·         Avoiding a Foreclosure, lenders have determined that working with home owners make more sense and nets more money than waiting for the costly foreclosure.  Avoiding a foreclosure on the permanent...
