A Realtor works for Free right up to the time there is a successful closing of the sale of the home.  Time, knowledge, training, laws, property and community information as well as calls, text, emails are all exchanged with their clients for free. Many professional Realtors feel that the best solution is a Buyers Broker Agreement that requires a client to work with them for the length of the binding agreement.  There is a reason that I have never used this agreement in my thirty-five-year career.  The reason is that I put myself in the client's shoes.  Let's say I moving to New York City form Los Angeles, California.  I have no clue as to the best neighborhoods, schools, safety, future investment and I find a Realtor to represent me on a purchase.  Let's say that I do sign a Buyer Broke...

​​ Friends, Family & Clients,We haven't faced a real estate market like the current on in the Spring & Summer of 2021 since 2004, 2005 & 2006.  In 2004 price raised by 24 %, 2005 22 % and 2006 18 %.  Following these increases prices plummeted by 45-50 %.  The lending conditions are much different at this time as most homeowners are well qualified and have a large amount of equity in their homes.  The "Liar Loan" have virtually disappeared and lenders have been much more diligent about qualifying their customers.  People also have a much higher down payment in most circumstances.  This being said, prices can still crash overnight once homeowners flood the market and there becomes more homes for sale than buyers willing to pay the price for them.  Another factor is the Eviction Moratorium...

Current Inventory is 69% below one year ago. Mortgage Applications are up 27% over last year at this time. Interest Rates are driving up demand as the rates are below 3% for most buyers.This is a great time to list your home as the peak selling season which is traditionally in the springtime has been delayed until the present time due to the pandemic. The Santa Clarita Valley is made up of six areas which include Valencia, Stevenson Ranch, Saugus, Castaic, Newhall and Canyon Country. There are many among us still suffering from the affects of Agent Orange during the Vietnam War.  We honor those that gave their lives, limbs, mental health and are still enduring the remnants of the war today.I was fortunate to be a relatively new Realtor in Santa Clarita, California in 1996 and had the good fortune to meet a couple selling their home.  The gentleman was walking through the home with an oxygen tank and apologized for his appearance.  He went on to explain that he was in the Vietnam War and had damaged his lungs from Agent Orange.  I listened intently and compassionately.  His wife was in the background listening and observing.  I explained that the war was no stranger to me as I also was in the Army during this horrendous war.About four months after our meeting there w...
